The couple wanted to bring the flavor of their Lone Star State garden and its spatial relationships to lush Palm Beach, and they wanted to spend time outdoors. The resulting carefully articulated garden features a series of “rooms” for dining, lounging and entertaining – day and night – arrayed around a classically elegant pool. The layered plantings provide a richly textured green backdrop with palm trees offering some shade. Colorful accents come from bright pink blooms of bougainvillea climbing the side of the house and wrapping about the brick columns of an existing pergola that was redesigned and relocated to one end of the pool. Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.” Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.” For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!” Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together. When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole. Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Even after all of these years, I wouldn’t change a thing.” “It was a pleasure working together with Janet and Scott to create this beautiful space that will enhance their lives for many years,” says Michelle. “It is so much fun to get to do this job every day, I love that I can have this sort of impact on their lives by doing something for them [Janet & Scott] that comes so naturally to me!” After reviewing the long-term relationship with clients like Scott and Janet, owner Todd Jurs had this to say, “Clients returning and asking us to transform that next area of their home really warms my heart. Inspiration for a living room remodel in Houston

This NYC apartment is a Batchelor’s dream pad. With a heavy focus on unique pieces and original art, this 2 bed / 2.5 bath home has much to boast about! Hidden doors, oversized mouldings, and upholstered walls only begin to describe some of the features added into this renovation. Due to unforeseen circumstances we were unfortunately not able to photograph this project upon completion. The images below are a mix of renders & pictures taken while on site. Red oak treads set against white risers and white curved stringers create a quiet palette, while the black wood handrail and plain round metal balusters add a modern contrast. They always loved their house – its shape and size, and the piece of land it sits on; but the interior left a lot to be desired. In fact, they hated it. They wanted it to be aesthetically more pleasing and to have much more function and flow. These homeowners challenged Lagois to make it the home of their dreams, and that’s exactly what happened. One of the homeowners loves to cook, but the kitchen was dark. The space was difficult and frustrating. The new kitchen is bigger, brighter, and more functional. It now has all the prep space he needs and the task lighting he always wanted. They also love their new spa bathroom, which is beautiful and warm and exactly what they had in mind. One of the homeowners describes himself as fussy and impatient, and at first he had been anxious about the whole prospect of renovation. He said afterwards that the team made him feel comfortable, listened to, and unconcerned. One factor that made them so at ease with choosing Lagois was the “in house” aspect of their services. The person who designed their home, the one who did the drawings, and the person who managed the construction are all Lagois employees. The homeowners liked knowing those critical functions weren’t outsourced. Another thing they love about their home is the finishes that are exactly to their taste. The homeowners are delighted with the new interior of their home. It is now something they love – both outside and inside.

This challenging kitchen came our way at the same time as another similarly located Centennial kitchen. It was apparent that both houses had been built by the same builder: tight space, low ceilings, awkward arrangement, and poor building materials. Our client here is a single mother of three boys with an incredibly demanding work life. Once finally home at the end of a busy day, our client was virtually unable to use her kitchen. Cabinet doors were falling off, limited storage and workspace offered her little opportunity to cook and prep for her children, and the dark and low ceiling created an atmosphere that can only be described as depressing. Our client is also from Louisiana and has always dreamed of a kitchen that reminds her of home warmth and hospitality. Our goal was not only to expand functional storage and workspace, but bring in the southern NOLA appeal that reminds our client so much of home. To do this, we removed the wall between the formal dining room and kitchen to create an extended kitchen that runs the full length of both spaces. The back wall of what used to be the dining room is now the cooking zone for our client: we've relocated her range and microwave, and have created an island full of storage where her children can sit and socialize. We've also lifted up the low ceiling to create a tray ceiling that we have finished with ghostwood. The cabinetry is an off-white color with a hazelnut glaze that offers a more traditional, warm appearance. The island and mini work nook feature dramatic, handmade tin ceiling tiles for a dramatic texture and color. We've finished the space with functional quartz countertops and an arabesque two-toned marble backspalsh. The sinks, faucets and hardware are all in a matte black finish that offer a dramatic pop throughout the space. Little touches of Parisian flair add to this Cajun-French aesthetic and we are so thrilled with the final result!

The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

Two phases completed in 2020 & 2021 included kitchen and primary bath remodels. Bright, light, fresh and simple describe these beautiful spaces fit just for our clients. The primary bath was a fun project to complete. A few must haves for this space were a place to incorporate the Peloton, more functional storage and a welcoming showering/bathing area. The space was primarily left in the same configuration, but we were able to make it much more welcoming and efficient. The walk in shower has a small bench for storing large bottles and works as a perch for shaving legs. The entrance is doorless and allows for a nice open experience + the pebbled shower floor. The freestanding tub took the place of a huge built in tub deck creating a prefect space for Peleton next to the vanity. The vanity was freshened up with equal spacing for the dual sinks, a custom corner cabinet to house supplies and a charging station for sonicares and shaver. Lastly, the corner by the closet door was underutilized and we placed a storage chest w/ quartz countertop there. The overall space included freshening up the paint/millwork in the primary bedroom. Sprawling and luxurious are only a few of the words that come to mind when describing The San Martino. This rambling hillside-walkout estate is bursting with spacious common rooms and thoughtful private spaces. European elements adorn the exterior, while a three-car garage promotes convenience. Inside, a more than generous great room features a wall of windows to showcase impressive views. Nearby, a large kitchen and breakfast room boast ample sitting and countertop space, not to mention an adjacent octagonal sunroom with fireplace.

Words are hard to describe how gorgeous this bathroom is! Unfortunately, the original space was chopped up and did not flow properly, so I started with the original footprint and removed everything internally. The homeowner's requirements for the new area were a large vanity with a separate make-up vanity, steam shower, coffee station, water closet, and a built-in TV with storage. The custom inset cabinetry combines raised and flat panel doors and drawers, and the mosaic water-jet marble tile is the focal point entering the steam shower. Gold lighting brings warmth into the space, and the two windows let natural light stream in. Make sure you see the adjoining custom closet designed to harmonize with the bathroom.

Vicky’s Homes described this home as an entertainer’s dream as the U shaped kitchen seats 11 people and the two built in televisions offer guests the option to watch two different channels at the same time. Vicky’s Homes noted that the home has a plethora of innovative features such as: heated flooring through-out the main floor, basement and garage; built in coffee bar in the nook; RGB LED lighting can change colours in the bulkheads, art niches and toe-kicks; and a custom designed glass enclosed wine cellar with custom built-in cabinetry.
