Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family.

Example of a transitional u-shaped light wood floor kitchen design with shaker cabinets, light wood cabinets, white backsplash and stainless steel appliances

This project was designed as interactive children's play areas added to the second floor of a two-story public building in Derby, England.
The spatial layout was primarily determined according to the needs of children and parents. In this context, the play areas were separated according to age groups, while waiting areas for adults were arranged in a way suitable for eating/drinking, resting and working.
The space includes a cafeteria, resting and dining areas, as well as party rooms, a gaming area and soft toy areas separated by age groups.

The step up was also determined in order to keep the new ceiling above the existing arched windows.

We Turn High Ceilings Into New Rooms.

After a large renovation in the back of the house, this front room was looking neglected. The space had become cluttered and the furniture didn’t reflect the family’s aesthetic. I interviewed them to determine how they wanted to use the room and why it wasn’t working for them. Then, I created several design mock-ups. Once we landed on a style direction, I provided a shopping list for big items and sourced accessories. Now, this little room is one of their favorites!

Determining the major elements in a landscape is the easy part...making the transitions look seamless, not so much! This mountain property had two entrances on the side of the home, with a stairway up to the deck, in the middle. There's gutter drainage that also needed to be routed away from the foundation. Throw in a tall pine and a slope, making it a collection of surfaces and elements that need to stand up to gusty winds and snow melt-off. This multi-material approach allowed for drainage, smooth walkways, crevice plantings, and transitional patio space.

This Louvered Awning System was designed for extra load weight and height clearance for an open feel to guests and staff. The additional space was used to extend the seating capacity by 80 seats. Commercial grade heating, lights, sound systems, AC units and electrical wiring were pre-determined in the planning stage and installed upon completion of the pergola system. A fabric awning was install on the street side to tie the structure into the existing theme of the building. The restaurant is now using the new space 3 seasons of the year.

This couple's long-term water leak left their downstairs guest bathroom in disarray. It had gotten so bad that the toilet would actually rock due to the sub-floor deterioration. After the remodel, this small but mighty bathroom leaves a memorable impression on its guests, primarily because of its efficient footprint and bold use of color.
This project became necessary after a long- term water leak left the floor tile broken and the subfloor deteriorating.
Once underway, we set out to determine what other problems we could help solve in this guest bathroom. We explored several different floorplans for this space, but we ultimately decided that the general location of the fixtures worked well for these homeowners.
One of the primary concerns was to determine how we could include as much vanity storage as possible. Their old vanity included a shallow section next to the toilet, but it only had two shallow top drawers, making the bulk of the storage awkward and hard to access.
Although they liked the size of their old shower stall, the plastic insert was corroding. They also didn't have anywhere to place their shower products, and there was no place to hang a towel. We opted for a tiled shower and included a shampoo niche for their bath products. We also included a horizontal shower door handle, which doubles as a towel bar.

In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway.
Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. We’re grateful to have the opportunity to work with such amazing people, creating inspired spaces that enhance the quality of their lives.

The Phi Delta Theta house in Davis, California has been rooted in generations of use. The home was originally occupied in 1916 by the Calpha Agricultural Fraternity that eventually evolved into the California chapter of Phi Delta Theta. The original building was evaluated for renovation in the early 2000’s and it was determined renovation was impractical. The building was demolished and design was completed to maintain the original character of the building’s deep historical roots. Monley Cronin was selected and completed full reconstruction of the facility in 2013. Much of the exterior appearance and character of the building was maintained in the new facility. The building houses 19 beds and has dining and living space for 75.
