This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Pondless Waterfall Pondless Waterfalls are simply a re-circulating waterfall and/or stream without the presence of a pond. You can enjoy the sight and sound of running water without the maintenance of a pond. The waterfall is undoubtedly the most beautiful and favored feature in a water garden. If space is lacking in your yard or you have safety concerns with a pond, go Pondless! The name basically explains it all. It’s a waterfall and stream, without the pond. So why would you want a waterfall without a pond? The truth is that a Pondless Waterfall isn’t for everyone, but it can be a great alternative for someone who isn’t quite sure if a pond is right for their family. Safety Because there is no pool of water, a Pondless Waterfall is a great option if you are concerned about safety issues associated with a traditional pond. Cost Cost can be a big factor when considering the type of pond you want to build. In most cases, the price of a Pondless waterfall will be less than a pond, because there is less labor involved, as well as less rock and materials. Operating costs are also less. Because you’re not dealing with an established ecosystem, it’s not necessary to run the pump 24/7. Space The small size of the Pondless Waterfall means you can build and enjoy a beautiful waterfall anywhere in you yard. Maintenance - Taking care of your Pondless Waterfall is easy. Filling the reservoir every few weeks to compensate for water loss because of evaporation is all that’s required. Flexibility Perhaps the best part of the Pondless Waterfall is the possibility for the future. If you change your mind later, wishing you’d build a pond, that’s ok! If you leave enough room around the base of the waterfall, it’s easy to add a pond onto a Pondless Waterfall. Complete System It might be difficult to imagine a waterfall and stream without a pond. Where does the water go? A Pondless Waterfall works much like a regular pond. The hole, deeper than a normal pond, is dug then lined with rock and gravel, and filled with water. The water is then circulated from beneath the rocks and gravel by a pump that sits on the bottom, inside a Snorkel Vault and Centipede Module. A pipe runs from there up to a BioFalls Filter and into an overflowing waterfall, where it falls back into the reservoir. Since the water level never pools above the level of the rock and gravel fill, it give the appearance of a waterfall without a pond, when in fact, the “pond” is there but not visible. The Pondless Waterfall has made many water-lovers who were previously unable to indulge in the sweet sounds of falling water, very happy. This project was executed remotely in close collaboration with the client. The primary bedroom actually had an unusual dilemma in that it had too many windows, making furniture placement awkward and difficult. We converted one wall of windows into a full corner-to-corner drapery wall, creating a beautiful and soft backdrop for their bed. We also designed a little boy’s nursery to welcome their first baby boy.

The owners of this remodel desired a refreshing new master bathroom. The original layout was poorly designed with minimal storage, a small shower, a rarely used bathtub and a water closet that was difficult to access. The old vanity flanked a curved wall of glass block (the main challenge with this space) which didn’t allow for mirrors and was always cluttered because of limited storage. New Listing Photography. Traditional estate in the sought after Cardinal Forest! Pride in ownership is evident in this spacious 4 bedroom, 2.5 bath home. Wonderfully maintained and updated over time, this home has hard wood floors throughout the main level and into the upstairs hallway, ceramic tile in the kitchen, crown modeling throughout. The master bathroom is gorgeously updated and the roof is 2 years old! Upstairs has a bonus room in the upstairs attached to the master and there is an additional sitting room complete with a built in shelves for an entertainment center. All bedrooms come with custom built-in closets, the family room has a floor to ceiling built in bookcase, the 2-car garage comes with an extra bump out complete with a mop sink and extra refrigerator, and a dual HVAC system for efficiency.

This project involved converting a partially finished basement into an ultimate media room with an English pub. The family is big on entertaining and enjoys watching movies and college football. It was important to combine the media area with the pub to create options for guests within the same space. Although the home has a full sized basement the staircase was centrally located, which made it difficult for special configuration. As a result, we were able to work with the existing plan be designing a media area large enough for a sectional sofa and additional seating with the English pub at the far end of the room. The home owner had a projection screen on a bare wall with the electrical components stacked on boxes. The new plan involved installing new cabinets to accommodate components and surround the screen to give it a built-in finish. Open shelving also allows the homeowner to feature some of their collectible sports memorabilia. As if the 130 inch projection screen wasn’t large enough, the surround sound system makes you feel like you are part of the action. It is as close to the I MAX viewing experience as you are going to get in a home. Sound-deadening insulation was installed in the ceiling and walls to prevent noise from penetrating the second floor. The design of the pub was inspired by the home owner’s favorite local pub, Brazenhead. The bar countertop with lift-top entrance was custom built by our carpenters to simulate aged wood. The finish looks rough, but it is smooth enough to wipe down easily. The top encloses the bar and provides seating for guests. A TV at the bar allows guest to follow along with the game on the big screen or tune into another game. The game table provides even another option for entertainment in the media room. Stacked stone with thick mortar joints was installed on the face of the bar and to an opposite wall containing the entrance to a wine room. Hand scrapped hardwood floors were installed in the pub portion of the media room to provide yet another touch to “Brazenhead” their own pub. The wet bar is under a soffit area that continues into the media area due to existing duct work. We wanted to creatively find a way to separate the two spaces. Adding trim on the ceiling and front of soffit at the bar defined the area and made a great transition from the drywall soffit to the wet bar. A tin ceiling was installed which added to the ambience of the pub wet bar and further aided in defining the soffit as an intentional part of the design. Custom built wainscoting borders the perimeter of the media room. The end result allows the client to comfortably entertain in a space designed just for them.

This master bath needed some improvement! The shower was very small and dated...with mold growing in all sorts of hidden spaces! The tile was improperly installed, so the grout was cracking. The corner whirlpool tub was difficult to use. To improve this bath, we removed a built-in cabinet, moved a wall, and changed double doors to a single one so the shower could be expanded. The corner whirlpool tub was removed and replaced with a smaller rectangular tub to open up the space. New tile was installed with accent tile bands and a pattern in the floor. We installed frameless shower glass to give the space an open feel and added two showerheads, three body sprays and a bench. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

We made custom pantry roll out drawers, 2 tiered roll out drawers for below the sinks and a custom cabinet with a roll up garage and shelf for their coffee essentials.

A new porch highlights the front door, once difficult to find, on this variation of a traditional Cape Cod home. Ample windows on axis with the living room entry focus a visitor’s attention on a sun filled garden terrace and water feature. From above, light streams through a ridge clerestory, inspired by the client’s love of the Stanford University Barn’s similar roof detail. The newly raised ceiling creates a lofty, inviting space. Below the living room, a new basement home theater is finished with fine wood paneling and accented with art from their collection.

The original house was a nondescript green stucco box with a low hip roof. To create architectural interest and dimension, we added the shed dormer and the pilasters, extended the front eaves to capture the pilasters, and we built the block wall with horizontal rails. The shed dormer adds height and depth to the hip roof, which would otherwise be too plain. It was difficult to find any inspiration photos for a modern house with a hip roof and shed dormer. After a couple mock-ups, we refined the dormer slope and proportions to work well with the rest of the design. Most of the house's cladding is the wide gray lap siding. White stucco with a smooth Santa Barbara finish and the white flush panel garage door provide a strong contrast. Thanks to Architect Marc Fredrickson for the inspiration sketches that evolved into the final exterior design.

So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore.
