ADU kitchens are difficult to plan as you have to pack so much into such a tight space. We were able to accomplish a lot with this layout. We love the mini Bosch dishwashers and the Sharp Convection M/W Oven combo. It serves as the primary oven in this case whereas generally we use it as a supplemental oven if need be where we have a single 36" range. The drop-in electric cooktop has a sleek/flat design with minimal footprint in the kitchen and it's small hood conceals easily when not in use. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

The upstairs bathroom (which serves all 5 bedrooms) was small, difficult to use and poorly laid out. To preserve the original layout of the house, we opted to reconfigure within the existing footprint and remove an unused utility chimney that divided the sink and tub. We reorganized the bathroom to fit two sinks in a period style cabinet, which was a must for this busy household. The existing clawfoot tub was sand-blasted and re-enameled before being placed in front of the window. With the new configuration, we were able to successfully maintain the small footprint and historic character of the bath.

One homeowner of a particular model home in the Sun City Roseville development that came with a rather large space for a laundry room, was faced with this dilemma recently. After relocating her washer and dryer into the garage and setting up a make shift office of her own in the laundry room, the homeowner realized that, although she succeeded in turning the space into a somewhat functional work area, it just wasn’t up to par for all of her wants and needs. Hoping to come up some new small home office ideas that would squeeze all of her needs into the tiny space, she decided to seek help from a home organization specialist and sat down with The Closet Doctor. There were several requirements and obstacles that made the development of an office design which satisfied the homeowner particularly difficult. One was the need for two workstations which would have enough desk space for each person to sit comfortably and not be on top of each other. Another obstacle was the new design had to work around a cut-out in the corner of the wall, which contained built-in shelves for the components of a nearby entertainment center. Finally, the designer also had to be sure to incorporate “lots of legal sized filing drawers” into its new design. The Closet Doctor went to work and was able to design a solution that, not only met all of the homeowner’s needs, but was attractive, and within her budget. The new built-in design included two work areas that were spacious and each with its own overhead cabinet, storage drawer, and single letter size file drawer for active projects. In between the two overhead cabinets, additional open shelving allowed for display items as well as space for a small TV in the center. Extra storage and organization space was also put behind doors for a clean and neat look. In addition, in order to maintain as much space as possible, the cabinets on the end and left side wall were made just deep enough to fit legal size lateral file drawers. Finally, the built in component shelves were left open in the corner for easy access, with the desk top passing in front of the space at the same height as one of the shelves, which gave the corner a neat and organized appearance as well. To top it off, low energy under cabinet LED lights with a dimmer switch were installed in order to illuminate the work area. The Client loved the result of her home improvement project, in both the look and functionality of the new design compared to the “temporary setup” she had in place before. With the additional storage space and organization that the new built in office unit provided, the satisfied homeowner was able to achieve the clean and organized look as well as optimum functionality that she preferred.

Home is where the heart is for this family and not surprisingly, a much needed mudroom entrance for their teenage boys and a soothing master suite to escape from everyday life are at the heart of this home renovation. With some small interior modifications and a 6′ x 20′ addition, MainStreet Design Build was able to create the perfect space this family had been hoping for. In the original layout, the side entry of the home converged directly on the laundry room, which opened up into the family room. This unappealing room configuration created a difficult traffic pattern across carpeted flooring to the rest of the home. Additionally, the garage entry came in from a separate entrance near the powder room and basement, which also lead directly into the family room. With the new addition, all traffic was directed through the new mudroom, providing both locker and closet storage for outerwear before entering the family room. In the newly remodeled family room space, MainStreet Design Build removed the old side entry door wall and made a game area with French sliding doors that opens directly into the backyard patio. On the second floor, the addition made it possible to expand and re-design the master bath and bedroom. The new bedroom now has an entry foyer and large living space, complete with crown molding and a very large private bath. The new luxurious master bath invites room for two at the elongated custom inset furniture vanity, a freestanding tub surrounded by built-in’s and a separate toilet/steam shower room. The house is nestled into a difficult, steep site. Retaining walls and tiered planters help soften the severe grade. Natural stone veneers, a slate roof, and cedar shake siding form the palette of materials.

The table was made from Peruvian walnut with a fantastic cashmere finish. The base to the table is a metal with a custom finish. The bar area was a built in banquette which was difficult to get in and out of. Modernizing this space to a bar area opened up the entire space for socializing and brought more light through the windows.

This renovation was completed with the primary goal of removed the carpet in the stairs which was not only difficult to clean but constantly looking worn in this very busy household. Ideally they wanted a durable, low maintenance flooring solution that still added character and coziness. The solution: Luxury vinyl planks! The unique and discreet metal nosings we used respect the clean lines and richness of this amazing plank in a non-commercial way. NOTE: While not all vinyl planks are created equal - the good ones are worth paying a little extra for!

Color and style make a statement. Bold color draws the eye to each architectural detail, each element of the design. Inspired from the world around us, the rich, dark tones, desired by many are difficult to achieve until now, with Vesta siding.

Wow! Curb Appeal! Many clients come to me to express how their front yard landscape lacks curb appeal, color, interest, and is just not welcoming. The first recommendation I make is to add a more inviting and functional walkway to their front door. Most sidewalks are off the driveway and difficult to navigate when cars are parked there. The next is to add colorful, albeit low maintenance, and flowering plant material. Pondless Waterfall Pondless Waterfalls are simply a re-circulating waterfall and/or stream without the presence of a pond. You can enjoy the sight and sound of running water without the maintenance of a pond. The waterfall is undoubtedly the most beautiful and favored feature in a water garden. If space is lacking in your yard or you have safety concerns with a pond, go Pondless! The name basically explains it all. It’s a waterfall and stream, without the pond. So why would you want a waterfall without a pond? The truth is that a Pondless Waterfall isn’t for everyone, but it can be a great alternative for someone who isn’t quite sure if a pond is right for their family. Safety Because there is no pool of water, a Pondless Waterfall is a great option if you are concerned about safety issues associated with a traditional pond. Cost Cost can be a big factor when considering the type of pond you want to build. In most cases, the price of a Pondless waterfall will be less than a pond, because there is less labor involved, as well as less rock and materials. Operating costs are also less. Because you’re not dealing with an established ecosystem, it’s not necessary to run the pump 24/7. Space The small size of the Pondless Waterfall means you can build and enjoy a beautiful waterfall anywhere in you yard. Maintenance - Taking care of your Pondless Waterfall is easy. Filling the reservoir every few weeks to compensate for water loss because of evaporation is all that’s required. Flexibility Perhaps the best part of the Pondless Waterfall is the possibility for the future. If you change your mind later, wishing you’d build a pond, that’s ok! If you leave enough room around the base of the waterfall, it’s easy to add a pond onto a Pondless Waterfall. Complete System It might be difficult to imagine a waterfall and stream without a pond. Where does the water go? A Pondless Waterfall works much like a regular pond. The hole, deeper than a normal pond, is dug then lined with rock and gravel, and filled with water. The water is then circulated from beneath the rocks and gravel by a pump that sits on the bottom, inside a Snorkel Vault and Centipede Module. A pipe runs from there up to a BioFalls Filter and into an overflowing waterfall, where it falls back into the reservoir. Since the water level never pools above the level of the rock and gravel fill, it give the appearance of a waterfall without a pond, when in fact, the “pond” is there but not visible. The Pondless Waterfall has made many water-lovers who were previously unable to indulge in the sweet sounds of falling water, very happy. It’s a great alternative for those who are trying to get their feet wet, or looking to fit a little bit of paradise into their own backyard. In other words, when all else fails … go Pondless!

Although it is difficult for Bobbie to commit to one favorite space in her home, perhaps it may be the ever-changing quality of the space throughout the day that is somewhat captivating. "I am constantly intrigued by the light in our home and how it changes over the seasons. There is an east facing clerestory window in our bedroom behind our bed. In the winter mornings, the rising sun shines through this window and casts shadows of tree leaves onto the wall above the fireplace at the foot of our bed.
