The In N Out Remodeling team brought a fresh new look to this Encinitas home, expertly remodeling the kitchen, bathrooms, and living areas. We worked diligently to ensure that each space complemented the other, creating an elegant flow throughout. From custom kitchen islands to beautifully designed bathrooms, our work is a testament to our dedication to quality.

Our challenge was to transform key areas of this home that were somewhat ignored in a previous renovation. Located in the heart of Larkspur, the reveal was a bright and modern home that marries seamlessly with the rest of the updates. This home is a Historical Landmark, so we worked diligently to honor and protect the architecture and history as we design updates to the Entry, Stairs, Living Room and Dining Room. Splashes of color, texture, pattern, and shine were introduced to add charisma and breath new life. Now, the entire home serves all aspects of life for this happy family.

Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. All of this was achieved and more. The finished project speaks for itself.

As with many residents of the Armitage neighborhood in South Minneapolis, the owners of this 1940-built Tudor home love where they live. So much so, they were willing to commit to a large, whole-house remodel in order to stay put. Castle worked diligently with these homeowners to help them realize their ultimate goals for their home. By redesigning the first-floor layout, Castle was able to create a much more open space. Walls previously separating the kitchen and dining room were removed and replaced with more countertop space in the form of a seated peninsula. The kitchen was also updated with new granite countertops, more backsplash tile to match the existing, and partial new cabinetry by The Woodshop of Avon to match existing. New hardwood flooring was installed in the kitchen to match the existing dining room. The size of the dining room was then almost doubled by removing an adjacent first-floor bedroom. A new sunroom was added in the back which opened the space even further. Dixie Caress carpet in the color “Wisteria” was chosen for the sunroom and throughout the 2nd floor. The 2nd floor was given a total makeover with a large dormer addition and a master bedroom suite above the new sunroom. Corbels decorate the exterior while giving support to the overhanging floor of the master bedroom. Now with three bedrooms and two bathrooms upstairs, there’s room for everyone, and a wonderful great room on the main floor to go with it. We are proud to announce the successful completion of a stunning residential construction project in Westchester County. This charming home features three spacious bedrooms, a remarkable large deck, and a beautifully proportioned backyard. The journey began with 2MO taking charge of the architectural drawings and filing. During the construction phase, we executed a series of essential tasks, including framing a new roof, installing drywall, and fitting stylish windows. Our dedicated team also took care of waterproofing the entire bathroom, skillfully installing new bathroom accessories, and repairing water-damaged walls. To give the space a flawless finish, we diligently primed and painted all the walls and ceilings. Furthermore, the exterior transformation was achieved through the installation of a waterproofing membrane and siding, resulting in a modern and rejuvenated appearance. The homeowners now have a remarkable and comfortable living space.

This project was such an amazing transformation and was exquisitely executed by our Bennett Team. Our Project Manager, Tony Cicchino, and Designer, Sarah McDonald, collaborated on these two spaces to bring a whole new look for the homeowners. In the kitchen, the homeowners fell in love with the concept of a two-tone design. Sarah wowed them with her remarkable rendering featuring crisp white and rich navy tones. The contract created an eye-catching aesthetic that truly sets the kitchen apart. The standout features are the gorgeous backsplash and mosaic space above the stove. Our dynamic father and son team worked diligently to customize the mullion detail on the cabinets allowing their craftsmanship to shine and elevate the kitchen’s appearance. The renovations didn’t stop there! Our clients also wanted to give their main bathroom a small facelift. Our crew stepped in and replaced the cabinet and top, mirror and light fixture. They achieved a cohesive look by carefully matching the newest selections to the existing flooring and fixtures. The client's original wooden deck, along with its aging patio cover, had deteriorated and was in need of replacement. The client's objective was to have a low-maintenance deck without a cover while retaining the existing railing. To begin, we carefully dismantled the old deck and patio cover, clearing the way for the upcoming construction. Following this, we proceeded to install sturdy cement footings to establish a reliable base for the new deck. The framework for the deck was meticulously crafted using robust 4x6 pressure-treated lumber, ensuring durability and stability. Subsequently, we laid down 2x6 joists on top of this framework, providing essential support for the upcoming decking material. To safeguard against moisture and enhance the longevity of the deck, we meticulously applied rubber flashing atop the joists. This protective layer serves to prevent water damage and reinforce the structural integrity of the deck. For the decking itself, we selected and expertly installed Trex, a top-quality composite decking material known for its low maintenance and long-lasting performance. Additionally, the existing railing was carefully refurbished and reinstalled, seamlessly integrating it with the new deck. Finally, we completed the project by installing the fascia, which not only enhances the aesthetic appeal of the deck but also conceals the ends of the deck boards and joists, contributing to a polished and finished look. Throughout the entire process, we diligently adhered to local building codes and regulations, ensuring that the final result met the client's desires while delivering a high standard of construction and craftsmanship.

We are so proud to show you some incredible Before and After photos of a recent renovation we completed at a local church. Our main priority was to make this a more welcoming space for parishioners and also for those who visit the food pantry. It had been decades since the last update, but we breathed new life into it. Our team worked diligently to refinish the flooring near the alter, seamlessly matching them with the new flooring laid throughout the rest of the space. The old alter piece was lovingly replaced with wainscoting, perfectly matching the rest of the wall. It’s a job so well done, you can’t even see where the original meets the new construction. Our commitment to detail shines through. As a finishing touch, we added new modern lighting and adorned the space with fresh coats of paint, one aptly named “Sanctuary” by Sherwin Williams which added a touch of serenity and warmth to the atmosphere. The church looks forward to welcoming everyone with open arms in this renewed space.

This is our second project for these clients. We have now renovated ¾ of their home. This project’s goal was to segregate the work area from the private area. They have a professional recording studio, so our team worked around the recording schedule throughout the project to accommodate this.
