They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. The renovation project at Hollywood Avenue in North York took a total of five months from start to finish. Astaneh Construction was hired to undertake the project, which involved a complete transformation of the house. The scope of work included creating an open concept living area, renovating the kitchen and bathrooms, painting the entire house, upgrading the flooring and trim work. The project began with a thorough assessment of the existing space and a detailed plan was developed to ensure that the final outcome would meet the client's expectations. The team at Astaneh Construction worked diligently to ensure that every detail of the project was completed to the highest standard. The end result was a beautiful and modern living space that exceeded the client's expectations. The open concept design allowed for a seamless flow of natural light throughout the space, creating a bright and welcoming environment. A look at a custom mahogany cellar we built for a customer in Connecticut. His response: "I found the experience of working with Wineracks.com and Mark Karpinski to be outstanding. As you can see from the photos, my wine cellar was far from standard. There are multiple unusual angles, a center island, and unusually tall ceilings. Rather than finding these a difficulty, Mark and Wineracks.com became passionate about the space and worked diligently with me to help me get the design I envisioned and made it a reality. At times it felt that Mark was more excited about getting the project done "just right" than I was! The measurements and layout were nearly perfect, despite the challenges of the space. In addition, Mark was in constant contact throughout the project happily offering tips and advice as we worked through the installation. This project was a blast! We worked diligently with our clients to give their new home a grand contemporary feel. In this palette we used black, gold, and the clients favourite colour, blue! We started off using black and gold for the entry way to set the mood as you walk into the home. As you walk through out the home, we kept the gold but introduced the navy blue in the living room, kitchen, and sun room. Landscape Lighting adds beauty, usefulness, safety, security and emotion. In this case it resulted in a neighborhood emotion of pride of ownership that showed off best at night. We worked diligently on each house in close proximity to one another and when you drove down the street the appearance of all the lit homes really spoke well for themselves and the pride of the neighborhood. Our challenge was to transform key areas of this home that were somewhat ignored in a previous renovation. Located in the heart of Larkspur, the reveal was a bright and modern home that marries seamlessly with the rest of the updates. This home is a Historical Landmark, so we worked diligently to honor and protect the architecture and history as we design updates to the Entry, Stairs, Living Room and Dining Room.
