In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. This project combines high end earthy elements with elegant, modern furnishings. We wanted to re invent the beach house concept and create an home which is not your typical coastal retreat. By combining stronger colors and textures, we gave the spaces a bolder and more permanent feel. Yet, as you travel through each room, you can't help but feel invited and at home.

Photos © Anice HoachlanderOur client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. Project Feature in: Luxe Magazine & Luxury Living Brickell From skiing in the Swiss Alps to water sports in Key Biscayne, a relocation for a Chilean couple with three small children was a sea change. “They’re probably the most opposite places in the world,” says the husband about moving from Switzerland to Miami. The couple fell in love with a tropical modern house in Key Biscayne with architecture by Marta Zubillaga and Juan Jose Zubillaga of Zubillaga Design. The white-stucco home with horizontal planks of red cedar had them at hello due to the open interiors kept bright and airy with limestone and marble plus an abundance of windows. “The light,” the husband says, “is something we loved.” While in Miami on an overseas trip, the wife met with designer Maite Granda, whose style she had seen and liked online. For their interview, the homeowner brought along a photo book she created that essentially offered a roadmap to their family with profiles, likes, sports, and hobbies to navigate through the design. They immediately clicked, and Granda’s passion for designing children’s rooms was a value-added perk that the mother of three appreciated. “She painted a picture for me of each of the kids,” recalls Granda. “She said, ‘My boy is very creative—always building; he loves Legos. My oldest girl is very artistic— always dressing up in costumes, and she likes to sing.
