When our client contacted us, they wanted to completely renovate their condo to accommodate a much better use of their space, which included a new kitchen, bathroom, bedroom, and den/office. There were some limitations with placement, given this home was a condo, but some key design changes were made to dramatically improvement their home. Firstly, after demolition it was discovered that there was lots of ceiling space that was unused and empty. So we all decided to raise it by almost 2 feet - almost 4' in the bathroom and bedroom. This probably had the most dramatic impact of all the changes. Our client also decided to have polished concrete floors and this was done everywhere, and incorporate custom cabinetry in all rooms. The advantage of this was to really maximize and fully utilize every possible area, while at the same time dramatically beautify the condo. Of course the brushed brass finishes and minimal decorating help direct the to key focal places in the condo including the mural of wallpaper in the bathroom and entertainment in the living room. We love the Pentax backsplash in the kitchen!

They hoped to make the home feel more modern with an urban rustic vibe as opposed to the traditional architectural style of the structure but did not know how to accomplish this transition. Upon our arrival it was noted that all walls had been painted white which was determined too harsh and did not achieve the modern feel the homeowner had hoped to evoke. The space was softened by using a subtle and fresh color palette with one accent color for impact. Teal was the color selected to create a continuous thread of pop in varying degrees in each room which included the Entry Hall, Dining Room and Living Room. Touches of black were injected into each space due to the client’s previous purchases of a drum fixture for the living room and black dining table; both gave direction on scale and style. The Entry Hall was given powerful impact as someone enters the home by taking its cue from the abstract art selected for the Dining Room. A faux concrete wall was created with the use of artistically combined colors. In the Dining Room, the use of classic chairs are successfully made modern by upholstering in teal leather which added both continuity and unexpected interest next to the velvet Greek Key pattern found on host chairs. In the Living Room custom upholstered sofa and chairs are grounded by a rug that brings all colors together. A unique copper rivet finish was applied in the niches that flank the fireplace as a contrast to whimsical amber crystal mini chandeliers hung over modern consoles that display simple yet exciting teal bowls. The final furnishings, art and accessories ultimately brought the entire home together in a rustic, modern way that is warm and inviting reflecting the unique personality of the people who live there.

Photos by Debby Evans. This property slopes from the street to a seasonal creek in the back yard. Navigating the various spaces was troublesome so we created various, natural - as well as concrete steps, crushed granite pathways, stone steps, and flagstone - travel options throughout the landscape. Updated irrigation, efficient drainage, as well as dry creek beds to catch rain water that previously had simply gone directly at the residence were added. Many diseased, dangerous (hanging over the residence) oaks were assessed by several arborists. Sadly, more than 100 (mostly scrub oaks) required removal. This changed the natural lighting to the garden, how the sun impacted the residence, and offered opportunities to plant drought tolerant trees and shrubs of both visual interest, and fitting the space. Client had quite a few Japanese Maples that had originally been volunteers from a very large maple at another residence. All have been used and are doing beautifully. Olive trees and Little Ollie shrubs were used along with Carpet Roses, Lorapetalum, several varieties of Grevellia, Crape Myrtle Natchez and Red Rocket trees and shrubs, Maiden Hair grass, Blue Fescue, Redwoods, a specimen Limelight Hydrangea, Cistus, native Redbud, Vinca, Tree Hibiscus, Tree Roses, Birch, Dogwood, Penstemon, Pittosporum, Heavenly Bamboo, Miniature Roses, Succulents, Euphorbia, Bloodgood Maple, Redtwig Maple, Podocarpus and Oleander (screening), various groundcovers, evergreen shrubs and more were selected for their ease of care, color, seasonal color, and dynamic - but not busy - plant palette. The dated deck was redone with a relocation of the stairs to go directly to the pool. with a little effort, we saved the client hundreds of dollars on lighting by shopping for knock offs of higher priced lighting. A partial retractable awning, now provides an area of shade that was previously a non-issue over the deck with the oaks. The seasonal creek was completely cleaned out, made to be deeper and wider in anticipation of the heaving 2016 rains, with large native boulders from the property. Pistache trees were strategically planted for fall color. With one neighbor, on the West side of the property, vines were planted along their chain link fence for privacy for a private garden off the master bedroom. Wood fencing provides the majority of necessary enclosures.

Their primary goals were to increase the size of the shower, add a rain head, add a freestanding tub and overall freshen the feel of the space. The existing layout of the bath worked well, so we left the basic footprint the same, but increased the size of the shower and added a freestanding tub on a bit of an angle which allowed for some additional storage. One of the most important things on the wish list was adding a rainhead in the shower, but this was not an easy task with the angled ceiling. We came up with the solution of using an extra long wall-mounted shower arm that was reinforced with a meal bracket attached the ceiling. This did the trick, and no extra framing or insulation was required to make it work. The materials selected for the space are classic and fresh. Large format white oriental marble is used throughout the bath, on the floor in a herrinbone pattern and in a staggered brick pattern on the walls. Alder cabinets with a gray stain contrast nicely with the white marble, while shiplap detail helps unify the space and gives it a casual and cozy vibe. Storage solutions include an area for towels and other necessities at the foot of the tub, roll out shelves and out storage in the vanities and a custom niche and shaving ledge in the shower. The owners took advantage of the three dimensional modeling of the building to visualize the changes they had in mind. The ability to see multiple visual perspectives of this outdoor room addition, as well as the entire project was a great advantage. The modeling worked to the contractor’s advantage as well, in that the structural components that needed to come together in the creation of this outdoor room addition were clearly illustrated. This covered outdoor room addition presented design challenges as well as opportunity. The challenge was supporting the roof yet not impacting the views. The solution was using a clear span steel truss. This truss design allows unimpeded views to the neighborhood below and sturdy support for the roof structure above. We took this occasion to incorporate a circular steel ring into the truss, giving it an artistic flair. The outdoor room addition ceiling is quite noticeable from the street. With that in mind, as a visual feature we exposed the roof structure. The oversized ridge and beams are visible from all directions below. In reconfiguring the lower level entry, we duplicated the roof structure and truss design, visually tying the upper and lower levels together. This property sits on a highly visible corner lot. The outdoor room addition, the new front entry, and extensive landscaping give this building the proper curb appeal and is a nice addition to the neighborhood.
