My client, a professional musician and singer, was having a luxury three-story condo built and wanted help choosing not only all the hardscape materials like tile, flooring, carpet, and cabinetry, but also all furniture and furnishings. I even outfitted his new home with plates, flatware, pots and pans, towels, sheets, and window coverings. Like I said, this was from scratch! We defined his style direction for the new home including dark colors, minimalistic furniture, and a modern industrial sensibility, and I set about creating a fluid expression of that style. The tone is set at the entry where a custom laser-cut industrial steel sign requests visitors be shoeless. We deliberately limited the color palette for the entire house to black, grey, and deep blue, with grey-washed or dark stained neutral woods. The navy zellige tiles on the backsplash in the kitchen add depth between the cement-textured quartz counters and cerused cabinetry. The island is painted in a coordinating navy and features hand-forged iron stools. In the dining room, horizontal and vertical lines play with each other in the form of an angular linear chandelier, lighted acrylic light columns, and a dining table with a special faceted wave edge. Chair backs echo the shape of the art maps on the wall. We chose a unique, three dimensional wall treatment for the living room where a plush sectional and LED tunable lights set the stage for comfy movie nights. Walls with a repeating whimsical black and white whale skeleton named Bruce adorn the walls of the powder room. The adjacent patio boasts a resort-like feeling with a cozy fire table, a wall of up-lit boxwoods, and a black sofa and chairs for star gazing. A gallery wall featuring a roster of some of my client’s favorite rock, punk, and jazz musicians adorns the stairwell. On the third floor, the primary and guest bathrooms continue with the cement-textured quartz counters and same cerused cabinetry. At the Penthouse Level of this beautiful luxury Miami Beach building our client added 2 Bioclimatic Louver Systems over their Summer Kitchen and Spa Area. The South Side of the terrace is a freestanding system and also includes 2 MagnaTrack Solar Screens for additional shade and privacy. On the North side of the terrace we anchored our Louver system to the rear of their Spa with support columns in front. Both systems were installed directly to the terrace with hidden anchor plates. As these systems are installed on a rooftop, a bioclimatic louver system is the ideal shade structure for Florida's sub-tropical climate. During storms with heavy wind they simply open the system to allow the wind to pass through, not worrying about any potential uplift from the storm.

Directly across from the entrance is a small Kitchenette which houses a corner sink, a microwave, and a beverage center. The cabinetry by PC Homes in New Albany, IN has a painted black finish with a bronze glaze. The countertops are quartz by Cambria. The faucets and cabinetry hardware is in a brushed nickel finish to pop off the dark cabinetry. We did not want this area to feel like a Kitchen, so in lieu of upper cabinets, we did chunky floating shelves the same wood tone as the china cabinet nestled between the two bump outs. We accessorized with the homeowner’s collection of white dish ware. The homeowner found this fabulous wood cutout of the state of Kentucky at a local art gallery.

This contemporary staircase is simple, clean, yet sophisticated with its geometric lines and neutral colors. The glass guardrails perfectly compliment the large surrounding windows and allow lots of natural light to stream into the space below. We've held this free-standing stair off the walls which creates a even greater visual floating effect. The custom stepped stringers are made from 3/4" steel plate and have a thin interior steel frame spanning between the two. White Oak waterfall treads & risers cover this frame and are mirrored on the underside of the stair. Having no support structure directly beneath the stairs was an important feature and has resulted in a luxuriously spacious design in this stunning home.

The Jack + Mare designed and built this custom kitchen and dining remodel for a family in Portland's Sellwood Westmoreland Neighborhood. The wall between the kitchen and dining room was removed to create an inviting and flowing space with custom details in all directions. The custom maple dining table was locally milled and crafted from a tree that had previously fallen in Portland's Laurelhurst neighborhood; and the built-in L-shaped maple banquette provides unique comfortable seating with drawer storage beneath. The integrated kitchen and dining room has become the social hub of the house – the table can comfortably sit up to 10 people! Being that the kitchen is visible from the dining room, the refrigerator and dishwasher are hidden behind cabinet door fronts that seamlessly tie-in with the surrounding cabinetry creating a warm and inviting space. The end result is a highly functional kitchen for the chef and a comfortable and practical space for family and friends. Details: custom cabinets (designed by The J+M) with shaker door fronts, a baker's pantry, built-in banquette with integrated storage, custom local silver maple table, solid oak flooring to match original 1925 flooring, white ceramic tile backsplash, new lighting plan featuring a Cedar + Moss pendant, all L.E.D. can lights, Carrara marble countertops, new larger windows to bring in more natural light and new trim. The combined kitchen and dining room is 281 Square feet.

The FINNE Svendsen Building is a striking and highly energy-efficient loft building in Seattle’s Fremont neighborhood. The design and building process was unusual, since architect Nils Finne was both designer and builder owner. The client-architect meetings were brief! The building occupies a corner lot, with street facades on the south and west. The two street facades have a nuanced play of light and shadow. The walls of glass and wood are treated as folded planes, with each façade folding back and forth within an overall depth dimension of about 10”. On floors one and three, the large glass panels project forward, while on floor two, the glass is recessed. The pattern on floor two is an inverted version of floors one and three. The wood spandrel panels are custom-milled Western Red Cedar with a blackened stain. The live-work building creates large, open loft spaces on three floors, with high ceilings, huge windows and exposed long-span steel structure. The building can accommodate a range of uses, both present and future. The three floors of the building have 12-ft ceilings and 11-ft high windows with exposed structural steel supports and steel decking ceilings. The floors are clear-span without internal columns interrupting the work space. Mechanical air distribution is limited to the linear core on the northern side of the building, so work areas have clean metal decking ceilings with no ductwork. The building has in-floor radiant heating and cooling, resulting in minimal energy usage. Operating windows are placed strategically throughout the façade, allowing the building to be naturally ventilated in Seattle’s mild climate. The oversized window walls on the south and west also allow natural lighting to penetrate deeply onto the floor plate, keeping lights turned off for much of the daylight hours. A custom sapele wood front door presents a warm contrast to the building’s blackened wood cladding. A delicate screen of wood slats filters light into the main building lobby. The 3-story stair opens directly from the lobby and has been designed to encourage use on a daily basis, keeping elevator usage to a minimum. A three-story glass wall floods the stairwell with natural light, and the all-steel stair floats in the space. Custom-designed perforations in the steel stair railing panels provide unexpected shadow patterns when the late-afternoon sun shines into the stairwell. The building was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, and locally sourced materials. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The building roof has been equipped with photovoltaic panels for electrical production, averaging about 850 Kwh per year. The modest initial amount of PV panels will be expanded over time. The radiant hydronic heating and cooling system allows lower operating temperatures and higher occupant comfort levels. The 6” thick concrete slabs for the radiant tubes conserve both heat in the winter and cooling in the summer and provide great comfort for the feet. During the winter months, the radiant heating system keeps overall energy consumption to a very low level. The 9000 SF building costs about $35/month to heat! During the summer, the passive strategies of natural ventilation combine with the radiant slab cooling to minimize air conditioning load. Deep roof overhangs, built-in shades and high operating clerestory windows are also used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into work spaces and passively warm the concrete floor. Low VOC paints and stains have been used throughout the building. The high level of craft evident in the building reflects another key principle of sustainable design: eschew “throw-away-ism” and make the building last many years!

The Willy Dilly Lamp is by Ingo Maurer and the white Oregani linens were purchased at Luminaire. In order to achieve the luxury of the natural environment, she extensively renovated the front of the house and the back door area leading to the pool. In the front sections, Corredor wanted to look out-doors and see green from wherever she was seated. Throughout the house, she created several architectural siting areas using a variety of architectural and creative devices. One of the sting areas was greatly expanded by adding two marble slabs to extend the room, which leads directly outdoors. From one door next to unique vertical shelf filled with stacked books. Corredor and her husband can pass through paradise to a bedroom/office area.
