A case study on delivering BIM-coordinated, code-compliant construction documents for a 4-story modular container-based residential building in California. Covers the challenges of documenting an unconventional Type V-B, R-2 occupancy structure from a limited schematic CAD input, and the solutions applied: 3D Revit modeling, structured BIM coordination across architectural and MEP disciplines, Navisworks clash detection, and FBC 2023 code compliance. The project resulted in a fully coordinated permit set and CD set, reducing on-site conflicts and accelerating the preconstruction timeline. This vacation home was created for an avid saltwater fisherman and his family. As a coastal property, care was taken to capture breezes and views, encouraging inhabitants to slow down and soak in the ambiance. At the same time, the building is designed to withstand storms and the corrosive effects of salt air. Awareness of natural elements, including being kind to other inhabitants of the property, is evident in selections like turtle friendly exterior specialty LED lighting. Careful compositions of color, material, opacity, and transparency create an exterior that is disciplined but playful. The building is layered in planes that accentuate shadow, forming a graceful backdrop to the palm trees, pool, and ocean beyond. The local coral stone used on the exterior is also seen inside, thus reinforcing a sense of place. Pops of saturated color balance the soothing palette of materials, art, and furnishings, never distracting from the breathtaking setting. High light from clerestories washes across interior surfaces and opens up views to the sky. The luminous volumes are easy-going and simple, but contain a few surprises. In the primary bath, the architect and client created a unique pattern of custom handmade tile.

“Compelling.” That’s how one of our judges characterized this stair, which manages to embody both reassuring solidity and airy weightlessness. Architect Mahdad Saniee specified beefy maple treads—each laminated from two boards, to resist twisting and cupping—and supported them at the wall with hidden steel hangers. “We wanted to make them look like they are floating,” he says, “so they sit away from the wall by about half an inch.” The stainless steel rods that seem to pierce the treads’ opposite ends are, in fact, joined by threaded couplings hidden within the thickness of the wood. The result is an assembly whose stiffness underfoot defies expectation, Saniee says. “It feels very solid, much more solid than average stairs.” With the rods working in tension from above and compression below, “it’s very hard for those pieces of wood to move.” The interplay of wood and steel makes abstract reference to a Steinway concert grand, Saniee notes. “It’s taking elements of a piano and playing with them.” A gently curved soffit in the ceiling reinforces the visual rhyme. The jury admired the effect but was equally impressed with the technical acumen required to achieve it. “The rhythm established by the vertical rods sets up a rigorous discipline that works with the intricacies of stair dimensions,” observed one judge. “That’s really hard to do.”

A 2,133-square-foot interior commercial alteration converting a former indoor garden center into a community pantry and storage area for Zion Church in Lanham, Maryland. The project required a Prince George's County commercial interior permit, full multi-discipline construction documents (architectural, mechanical, plumbing, electrical), and an architect's seal under Maryland law. Maincare prepared the complete ten-sheet drawing set in-house, coordinated review and seal with our Maryland-licensed partner architect, and acted as named applicant of record before Prince George's County Department of Permitting, Inspections and Enforcement. Prince George's County Permit P35342-2023-CI issued January 2024. The space preserves the existing exposed roof trusses as a design feature, pairs polished concrete flooring with commercial-grade refrigeration along the perimeter wall, and brings natural light from north-facing clerestory windows into a clean, functional pantry environment.

Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. Set on 88th Street in Manhattan's Upper East Side, this four-bedroom residence was created by merging two separate condominium units into a single, cohesive luxury home. The result is a sprawling, artful space defined by confidence, color, and a deeply personal design vocabulary. The project represents a full-service interior design engagement: spatial planning, material selection, furniture sourcing, artwork curation, and complete project coordination. Nearly every element was specified and placed by Mazen Designs, with furnishings sourced largely through Roche Bobois. The home unfolds from a striking cross-shaped hallway anchored by a custom T-shaped rug that guides movement through the space. To one side, the primary bedroom suite. To the other, a flexible home office that doubles as a guest suite, and a tranquil secondary bedroom. Straight ahead, a streamlined kitchen opens to a formal dining area and beyond that, a dedicated media and Mah Jong room designed for relaxed gathering. The palette balances jewel tones with crisp whites and greys. Bold in intention but disciplined in execution. A Maya Romanoff wall covering and curated artwork complete the layering of texture, light, and silhouette throughout. The clients arrived hesitant toward color.
