Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. When Irvine designer, Richard Bustos’ client decided to remodel his Orange County 4,900 square foot home into a contemporary space, he immediately thought of Cantoni. His main concern though was based on the assumption that our luxurious modern furnishings came with an equally luxurious price tag. It was only after a visit to our Irvine store, where the client and Richard connected that the client realized our extensive collection of furniture and accessories was well within his reach.

“Richard was very thorough and straight forward as far as pricing,” says the client. "I became very intrigued that he was able to offer high quality products that I was looking for within my budget.” The next phases of the project involved looking over floor plans and discussing the client’s vision as far as design. The goal was to create a comfortable, yet stylish and modern layout for the client, his wife, and their three kids. In addition to creating a cozy and contemporary space, the client wanted his home to exude a tranquil atmosphere. Drawing most of his inspiration from Houzz, (the leading online platform for home remodeling and design) the client incorporated a Zen-like ambiance through the distressed greyish brown flooring, organic bamboo wall art, and with Richard’s help, earthy wall coverings, found in both the master bedroom and bathroom. Over the span of approximately two years, Richard helped his client accomplish his vision by selecting pieces of modern furniture that possessed the right colors, earthy tones, and textures so as to complement the home’s pre-existing features. The first room the duo tackled was the great room, and later continued furnishing the kitchen and master bedroom. Living up to its billing, the great room not only opened up to a breathtaking view of the Newport coast, it also was one great space. Richard decided that the best option to maximize the space would be to break the room into two separate yet distinct areas for living and dining. While exploring our online collections, the client discovered the Jasper Shag rug in a bold and vibrant green. The grassy green rug paired with the sleek Italian made Montecarlo glass dining table added just the right amount of color and texture to compliment the natural beauty of the bamboo sculpture. The client happily adds, “I’m always receiving complements on the green rug!” Once the duo had completed the dining area, they worked on furnishing the living area, and later added pieces like the classic Renoir bed to the master bedroom and Crescent Console to the kitchen, which adds both balance and sophistication. The living room, also known as the family room was the central area where Richard’s client and his family would spend quality time. As a fellow family man, Richard understood that that meant creating an inviting space with comfortable and durable pieces of furniture that still possessed a modern flare. The client loved the look and design of the Mercer sectional. With Cantoni’s ability to customize furniture, Richard was able to special order the sectional in a fabric that was both durable and aesthetically pleasing. Selecting the color scheme for the living room was also greatly influenced by the client’s pre-existing artwork as well as unique distressed floors. Richard recommended adding dark pieces of furniture as seen in the Mercer sectional along with the Viera area rug. He explains, “The darker colors and contrast of the rug’s material worked really well with the distressed wood floor.” Furthermore, the comfortable American Leather Recliner, which was customized in red leather not only maximized the space, but also tied in the client’s picturesque artwork beautifully. The client adds gratefully, “Richard was extremely helpful with color; He was great at seeing if I was taking it too far or not enough.” It is apparent that Richard and his client made a great team. With the client’s passion for great design and Richard’s design expertise, together they transformed the home into a modern sanctuary. Wood reclaimed from barns in upstate New York for the beams and cross-beams and Oklahoma flagstone brings a warm and rustic outdoor feel to this unique outdoor living space. This new addition complements the home as well as being reminiscent of the home owner’s Wisconsin house. Within you will discover a custom wood-fired pizza oven and outdoor fireplace built with the same stone. Completing this outdoor living space design, we included custom heaters and motorized retractable screens creating an enclosed patio so that the homeowners could enjoy their backyard year-round. Hidden within the archways, the screens are unnoticeable when the homeowners choose to enjoy the breeze. KitchenLab Interiors’ first, entirely new construction project in collaboration with GTH architects who designed the residence. KLI was responsible for all interior finishes, fixtures, furnishings, and design including the stairs, casework, interior doors, moldings and millwork. KLI also worked with the client on selecting the roof, exterior stucco and paint colors, stone, windows, and doors. The homeowners had purchased the existing home on a lakefront lot of the Valley Lo community in Glenview, thinking that it would be a gut renovation, but when they discovered a host of issues including mold, they decided to tear it down and start from scratch. The minute you look out the living room windows, you feel as though you're on a lakeside vacation in Wisconsin or Michigan. We wanted to help the homeowners achieve this feeling throughout the house - merging the causal vibe of a vacation home with the elegance desired for a primary residence. This project is unique and personal in many ways - Rebekah and the homeowner, Lorie, had grown up together in a small suburb of Columbus, Ohio. Lorie had been Rebekah's babysitter and was like an older sister growing up. They were both heavily influenced by the style of the late 70's and early 80's boho/hippy meets disco and 80's glam, and both credit their moms for an early interest in anything related to art, design, and style. One of the biggest challenges of doing a new construction project is that it takes so much longer to plan and execute and by the time tile and lighting is installed, you might be bored by the selections of feel like you've seen them everywhere already. “I really tried to pull myself, our team and the client away from the echo-chamber of Pinterest and Instagram. We fell in love with counter stools 3 years ago that I couldn't bring myself to pull the trigger on, thank god, because then they started showing up literally everywhere", Rebekah recalls. Lots of one of a kind vintage rugs and furnishings make the home feel less brand-spanking new. The best projects come from a team slightly outside their comfort zone. One of the funniest things Lorie says to Rebekah, "I gave you everything you wanted", which is pretty hilarious coming from a client to a designer.
