This two bedroom apartment is located in a converted loft building dating from 1881 near Gramercy Park in Manhattan. The design involved the complete remodeling of the apartment, including a new open plan kitchen with an island overlooking the living area. The existing building fabric becomes part of the redesigned space in the form of an exposed cast iron column and an uncovered brickwork wall. These simple moves serve as tectonic reminders of the building's history while being juxtaposed with the modern fixtures and finishes that form the rest of the apartment. Natural light is drawn into the hallway by inserting a glass clerestory over a new storage wall. Cabinetry in the living, kitchen and bedroom spaces is built into the walls to maximize storage areas while creating a fully integrated architectural solution throughout the apartment. Artificial lighting is discreetly added through light coves, recessed ceiling fixtures and under cabinet lights. The home owners wanted a space that allowed their baby room to play comfortably, but would be elegant for entertaining. A custom sofa table was built to discreetly house toys behind the sofa for formal occasions and two seating vignettes were designed to maximize space in the room. This luxurious master bathroom features stacked stone marble veneer walls, custom inlaid heated marble floors, marble countertops, and marble decking surrounding the bathtub. All these finishes combine to create a light and airy atmosphere that resembles floating clouds on a clear sky. We installed drawers behind the bathtub to discreetly store soaps and products. The space between the drawers is perfect for candles as the stone above and behind it is naturally fireproof. This renovation/addition transformed a non-descript raised-ranch into a unique island home, better suited to its Vineyard Haven neighborhood on Martha’s Vineyard. A cantilevered bay over the garage draws attention away from the existing front garage doors, while a dormered addition off to the side beckons visitors to the reconfigured entrance. Other small, discreetly placed additions make room for a new stair hall, mudroom, and new full bathroom, while also enlarging the living room, three bedrooms, and the master bath. The soaring roof lines complement the slope of the land and open up views though large windows to a meadow planted with native wildflowers. The house was built with natural materials of cedar shingles, fir beams and native stone walls. These materials are complemented with innovative touches including concrete floors, composite exterior wall panels and exposed steel beams. Built in 1909, this 3-story single-family home is in the heart of Noe Valley. An old addition in the back of the house, which had served as the laundry room and access to the back yard, was in need of repair. So the homeowners decided to open up this area and incorporate it in their kitchen remodel. Kat Tragos of Timeless Kitchens worked closely with the homeowners, Kim and Max, and their contractor to create a floor plan that would discreetly accommodate their washer/dryer as well as other kitchen appliances. With two young daughters eager to help in the kitchen, Max and Kim decided a prep sink and island would facilitate more cooks. They also liked the historic look of a farm sink, so this was a must-have on the list. Other wants were a cat feeding station, a butcher- block island-top, and open shelving for cookbooks. The white inset door style and decorative panels were chosen to mimic the home's original craftsman-style and beautiful wainscoting.

Inspiration for a transitional dining room remodel in Boston

Kitchen remodeling project where the homeowners elected to upgrade their kitchen to a more modern look. The cabinet boxes are Bridgewood frameless and the doors are Northern Contours Level Series in Acrylic White. The upper cabinets are all push to open. The kitchen countertop was done in a 3” thick Cambria quartz done in Britanicca and the island legs have 3” waterfall legs. The bar area was done in Northern Contours acrylic and the glass shelves are backlit with LED’s so the shelf illuminates. Some other special features that were done with this remodel is a butler’s pantry, ice machine, microwave drawer and a full height quartz backsplash.

This Seattle waterfront home received a design overhaul. The revamped home earns its minimalist design with Nordic profiles and Japanese allure, nestled on the banks of the Lake Washington shoreline. The Laurelhurst neighborhood is charming as well as highly desired for the region. The home is conveniently situated just north of downtown Seattle, filled with commerce, arts and culture. However, its discreet location begs for a slower pace of life with water recreation at the ready. The quiet refuge boasts a private dock and boat house for days full of lakeside enjoyment. The remodel kept the existing building perimeter intact, observing the tight bounds of the neighborhood. To optimize the location, a minimalist design with awe-inspiring materials was selected. Keeping the exterior simple, the thin white brick base of the home contrasts the Sho Sugi Ban second-story exterior. Furthermore, the gable roof mimics the traditional Scandinavian home profile that is notorious for simplicity.
