Upon entering the home from the screened porch, MOSS installed floor to ceiling semi-custom cabinetry to be used as a sort of butler’s pantry to store kitchen items, additional entertainment ware, guests’ coats, cleaning equipment and supplies, and more. The use of the unique green tone was a beautiful touch as the color green is used throughout the home’s updated décor and brings a sense of unity to the overall space. Immediately off the long hallway is the home’s kitchen, which was completely updated. Square footage was not affected but MOSS re-designed the space so that it could be used in a more functional manner. A massive kitchen island with a beautiful soapstone countertop dominates the room. Semi-custom white cabinetry lines the perimeters. New large windows provide an incredible view of the yard. Finally, a seating area with built-ins was added to supply more space for seating and for the dining room table to be moved from the center of the kitchen, previously, to the side. The kitchen also features a beautiful fireplace which had its wooden surround updated. The home’s sunroom, located next to the kitchen, was previously a few feet lower than the rest of the home. To bring a better flow to the space, MOSS raised the entire floor of the room up to meet the rest of the main level. Stunningly, the hardwood floor matches to a “T”. In the home’s living room and office, full wall built-ins were added, allowing the homeowners to display their favorite books on topics ranging from art to history, as well as showcasing statues and art sculptures and other items that are meaningful to their family. The living room fireplace’s stone and wooden surrounds were updated by MOSS as well.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. When challenged with the task of turning 500 or so square feet into the most functional residential space one could dream of, the limits of the words “tiny house” did little to falter the creativity and good executed design of this project. From a logistical standpoint, the square footage absolutely had to stay small – but there are so many inventive ways to use that space and end up with something that looks much more finished and comfortable than a camper! Pivoting through each functional item on the list – from the kitchen to the bedroom, and the loft space to the little side yard – all of the “comforts” of easy living were still incorporated for a super stylish end result! To begin at the beginning – the core needs were to develop a functional cooking and dining space, small gathering area for TV, a bedroom that offered comfortable sleeping quarters, full bathroom with walk in shower and walk-in closet with laundry… of and of course, any extra storage we could muster! The kitchen design focused on a great “galley” style layout split strategically by a side entry door to a sweet outdoor dining and cocktail space. Capitalizing on a long island that met the side wall, we were able to include more shallow storage on the back of the island beside the pair of counterstools. Mirroring the fridge wall with a built in pantry and storage bench, this half of the main living area provides a comfortable but sweetly styled area for bistro table dining and lots of fun display and closed storage. Across the room is the living area – with windows perfectly placed for real furniture and a fabulous statement art piece! While the spiral stairs to the loft storage space interject some here, their low profile keeps the visual really clean. As a hub of the home – this area is the main entry / dining / entertaining / storage / kitchen all in one! Moving to the back side of the house, accenting the smaller bedroom size with a big picture window adds so much beautiful light and a lofty feel to this “master”. Tucking a small vanity/desk area into the corner allowed for really great dedicated storage and work space that meets a multitude of needs (and keeps things sort of tucked away so that when guests come by there isn’t a lot of clutter seen through the doorway! The master bath is 100% style with the cheerful and funky tile that offers a HUGE aesthetic impact for such a small space. Eclectic lighting and a pretty, softly patterned wallpaper layer up the details too. Then the closet houses a stackable washer dryer (that just! fit through the door!) and ample storage for a full wardrobe. When gazing up – we just love LOVE the view to the pitch of the ceiling and the painted box beams that offer such a perfectly clean visual to collect the feel of the overall home. As a makeshift guest room and storage area, the loft offers ample space for bulkier items and things that need to be tucked away on a daily basis – but as needed offers up a comfy little home-away-from-home for anyone sleeping over. Hidden up here also is the HVAC and water heater so the “side” attic also has some closed off storage that can be used for items that don’t need a temp controlled environment. Overall – we love the feel of this home space and while “tiny” in size, it really does deliver in so many ways when it comes to style! Like a dollhouse for adults ? 2011 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope-- The owners of this 1990’s colonial home were seeking to convert the existing space-constricted builder-grade kitchen into a generously-apportioned Tuscan-style country kitchen with lots of natural light, high-end appointments and a warmly textured interior design concept. Among other features they sought a mid-room island that would house critical appliances, complete the work triangle and provide dining counter space for three. They also wanted to include a professional-grade gas range. Challenges-- Situated between dining room and family room, the existing kitchen was small and poorly planned. The sink faced a blank wall and the appliances were inadequate for the owner’s gourmet cooking ambitions. To create the desired footprint, the contractor, Michael Nash Design, Build & Homes, created a plan that called for consolidating square footage in several rooms adjacent to the kitchen. This entailed removing two load bearing walls– one between the kitchen and dining room, a second separating the kitchen and family room– and shifting loads to newly installed structural supports carefully concealed within the resultant “open” floor plan. To accommodate new appliances (and work efficiencies) called for by this radically altered space plan, the design located the new professional gas range and other key features in the footprint formerly occupied by the breakfast room, a change that takes advantage of opportunities for a higher cathedral ceiling, better natural lighting and greater space. Solutions-- With this space plan resolved, the design team could now eliminate a picture window on the west elevation, designing a new elevation to accommodate a stucco cooktop flanked by a pair of custom Palladium windows. A side elevation slider was replaced with a French door. Infrastructure considerations included introducing gas lines needed for the 48” Viking cooktop range and re-routing plumbing. The 5’ x 9’ granite-surfaced custom designed island includes the primary kitchen sink, a dishwasher, microwave and dining overhang that provided seating for up to four. On another wall, the design called for installing ceiling flush “beaded” display pantries with open bookcases, and routed-in plumbing for a water fountain, a faucet and an ice-making machine. Glazed maple and cherry cabinetry increased available storage by over 50%. A recessed space was also created for a built-in vertical wine rack. Style-appropriate terra cotta tiling with mosaic bordering detailing extends into the home’s foyer. Other finishing work elements include crown molding with rounded turn posts and corbels.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. Among other features they sought a mid-room island that would house critical appliances, complete the work triangle and provide dining counter space for three. They also wanted to include a professional-grade gas range. Challenges-- Situated between dining room and family room, the existing kitchen was small and poorly planned. The sink faced a blank wall and the appliances were inadequate for the owner’s gourmet cooking ambitions. To create the desired footprint, the contractor, Michael Nash Design, Build & Homes, created a plan that called for consolidating square footage in several rooms adjacent to the kitchen. This entailed removing two load bearing walls– one between the kitchen and dining room, a second separating the kitchen and family room– and shifting loads to newly installed structural supports carefully concealed within the resultant “open” floor plan. To accommodate new appliances (and work efficiencies) called for by this radically altered space plan, the design located the new professional gas range and other key features in the footprint formerly occupied by the breakfast room, a change that takes advantage of opportunities for a higher cathedral ceiling, better natural lighting and greater space. Solutions-- With this space plan resolved, the design team could now eliminate a picture window on the west elevation, designing a new elevation to accommodate a stucco cooktop flanked by a pair of custom Palladium windows. A side elevation slider was replaced with a French door. Infrastructure considerations included introducing gas lines needed for the 48” Viking cooktop range and re-routing plumbing. The 5’ x 9’ granite-surfaced custom designed island includes the primary kitchen sink, a dishwasher, microwave and dining overhang that provided seating for up to four. On another wall, the design called for installing ceiling flush “beaded” display pantries with open bookcases, and routed-in plumbing for a water fountain, a faucet and an ice-making machine. Glazed maple and cherry cabinetry increased available storage by over 50%. A recessed space was also created for a built-in vertical wine rack. Style-appropriate terra cotta tiling with mosaic bordering detailing extends into the home’s foyer. Other finishing work elements include crown molding with rounded turn posts and corbels.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. This trifecta of function, form and flow accommodates all shapes and sizes and allows any number of events to be hosted here. On the rare occasion more room is needed, the sliding glass doors can be opened allowing an out-pour of activity. Almost doubling the square-footage and extending the Great Room into the arboreous locale is sure to guarantee long nights out under the stars.
