Updating of this Venice Beach bungalow home was a real treat. Timing was everything here since it was supposed to go on the market in 30day. (It took us 35days in total for a complete remodel). The corner lot has a great front "beach bum" deck that was completely refinished and fenced for semi-private feel. The entire house received a good refreshing paint including a new accent wall in the living room. The kitchen was completely redo in a Modern vibe meets classical farmhouse with the labyrinth backsplash and reclaimed wood floating shelves. Notice also the rugged concrete look quartz countertop. A small new powder room was created from an old closet space, funky street art walls tiles and the gold fixtures with a blue vanity once again are a perfect example of modern meets farmhouse.

A two-toned gray exterior highlites this LAKE HOME. Designed for NARROW LOTS, the Calimesa house plan is a 3775 square foot, 4-bedroom, 2-story home plan just 29-feet wide. Enjoy views from the master bedroom's BALCONY or the BAY-SHAPED dining room. The PORCH is enclosed with Eze-Breeze units for added comfort. Gray siding contrasts wide, white trim. This gray really helps the trim look extra bold. A tiny kitchen that was redone with what we all wish for storage, storage and more storage. The design dilemma was how to incorporate the existing flooring and wallpaper the client wanted to preserve. The kitchen is a combo of both traditional and transitional element thus becoming a neat eclectic kitchen. The wood finish cabinets are natural Alder wood with a clear finish while the main portion of the kitchen is a fantastic olive-green finish. for a cleaner look the countertop quartz has been used for the backsplash as well. This way no busy grout lines are present to make the kitchen feel heavier and busy.

The Bixby Knolls House Plan is A NEW HOME. It may look like a CRAFTSMAN HOME home from the 1920's, but it is not. DESIGNED FROM SCRATCH - with key features obviously modeled after those great looking COTTAGES. The home has period-correct, classic proportions with the modern features any new home would have today. People may wonder if the home is well preserved, or recently remodeled - its as convincing inside as it is outside. Master suite addition to an existing 20's Spanish home in the heart of Sherman Oaks, approx. 300+ sq. added to this 1300sq. home to provide the needed master bedroom suite. the large 14' by 14' bedroom has a 1 lite French door to the back yard and a large window allowing much needed natural light, the new hardwood floors were matched to the existing wood flooring of the house, a Spanish style arch was done at the entrance to the master bedroom to conform with the rest of the architectural style of the home. The master bathroom on the other hand was designed with a Scandinavian style mixed with Modern wall mounted toilet to preserve space and to allow a clean look, an amazing gloss finish freestanding vanity unit boasting wall mounted faucets and a whole wall tiled with 2x10 subway tile in a herringbone pattern. For the floor tile we used 8x8 hand painted cement tile laid in a pattern pre determined prior to installation. The wall mounted toilet has a huge open niche above it with a marble shelf to be used for decoration. The huge shower boasts 2x10 herringbone pattern subway tile, a side to side niche with a marble shelf, the same marble material was also used for the shower step to give a clean look and act as a trim between the 8x8 cement tiles and the bark hex tile in the shower pan. Notice the hidden drain in the center with tile inserts and the great modern plumbing fixtures in an old work antique bronze finish. A walk-in closet was constructed as well to allow the much needed storage space.

Inspiration for a transitional home design remodel in Minneapolis

The classical Carrera marble look in a modern layout. Hex mosaic tiles for the floor and shower pan. A hidden drain unit with tiles imbedded in it. Subway layout of 3x6 Carrera tiles with 5/8" pencil liner for the trim lines and corners. A vertical chevron style Carrera mosaic 12x12 pieces right in the center of the plumbing fixtures to act as the center piece of this bathroom. Two matching sizes his\hers shampoo niches perfectly positioned in symmetrically opposite the plumbing wall.
