Garage - huge contemporary attached three-car garage idea in Dallas

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. This room is big a bright and belongs to their oldest son. They already had most of the accessories and all the furniture we just simply painted, added a mural, added drapes and a rug, and re-arranged the art. Not a ton of work but it made a big difference. We installed these fixtures with scaffolding. We had to build a custom box with unistrut and threaded rod due to the weight of the fixture. Great clients.

This Farmhouse style home was designed around the separate spaces and wraps or hugs around the courtyard, it’s inviting, comfortable and timeless. A welcoming entry and sliding doors suggest indoor/ outdoor living through all of the private and public main spaces including the Entry, Kitchen, living, and master bedroom. Another major design element for the interior of this home called the “galley” hallway, features high clerestory windows and creative entrances to two of the spaces. Custom Double Sliding Barn Doors to the office and an oversized entrance with sidelights and a transom window, frame the main entry and draws guests right through to the rear courtyard. The owner’s one-of-a-kind creative craft room and laundry room allow for open projects to rest without cramping a social event in the public spaces. Lastly, the HUGE but unassuming 2,200 sq ft garage provides two tiers and space for a full sized RV, off road vehicles and two daily drivers. This home is an amazing example of balance between on-site toy storage, several entertaining space options and private/quiet time and spaces alike.

We are delighted to have completed the radical transformation of a tired detached property in South Croydon. When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.

These homeowners were looking to up their hosting game by modernizing their property to create the ultimate entertainment space. A custom outdoor kitchen was added with a top of the line Delta Heat grill and a special nook for a Big Green Egg. Flagstone was added to create asymmetrical walkways throughout the yard that extended into a ring around the fire pit. Four rectangular trellises were added along the fence and shed, with an all metal pergola located at the back of the pool. This unique structure immediately draws the eye and adds a playful, artistic element to the rest of the space. The use of various sized rocks, gravel, and flagstone give a rough texture that creates a symbiosis with the metalwork. Silver Falls Dichondra creates a beautiful contrast to the rocks and can be found all over the property along with various other grasses, ferns, and agave. A large area of gravel rests on the side of the house, giving the client room to park a recreational vehicle. In front, a privacy fence was added along one of the property lines, leading into a drought resistant, eco-friendly section of yard. This fence, coupled with a giant boulder, doubles as a safety precaution in case drivers miss the turn and run into their lawn. This updated landscaping adds an effortless flow for guests to move from the front yard to the back while creating a very open, welcoming feel to all who enter.

Referred to inside H&H as “the basement of dreams,” this project transformed a raw, dark, unfinished basement into a bright living space flooded with daylight. Working with architect Sean Barnett of Polymath Studio, Hammer & Hand added several 4’ windows to the perimeter of the basement, a new entrance, and wired the unit for future ADU conversion. This basement is filled with custom touches reflecting the young family’s project goals. H&H milled custom trim to match the existing home’s trim, making the basement feel original to the historic house. The H&H shop crafted a barn door with an inlaid chalkboard for their toddler to draw on, while the rest of the H&H team designed a custom closet with movable hanging racks to store and dry their camping gear.
