The former boiler room of the Lebanon Mills jewelry manufacturing complex in Pawtucket, RI is transformed into a sleek, modern graphic design office and private residence. The space – featuring 30 foot high ceilings and the remnants of the original boiler room configuration – required a visionary approach, and the final product is a vision of spare, minimalist elegance. New floor systems were inserted into the grand ceiling spaces, along with luminescent, glowing acrylic panel feature wall systems. The kitchen and living area features 15 foot high windows leading out onto a deck with views onto the blackstone river.

Anchored by a striking wooden desk on industrial caster wheels, this modern workspace is thoughtfully designed for productivity and style. The layout includes stylish office chairs, a sleek desk with computer, and a uniquely labeled drawer system for organized workflow. Exposed ductwork and polished concrete floors frame a curated office corner that functions both as a professional office and a creative modern workroom. Ideal for a compact office nook or collaborative work area, the space blends sharp office décor with efficient work setup—perfect for any dynamic workspace.

During the planning phase we undertook a fairly major Value Engineering of the design to ensure that the project would be completed within the clients budget. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures. During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work. The finished project is a gorgeous blend of industrial and contemporary home style.

This beautiful modern farmhouse kitchen includes custom shaker style cabinets complete with an accent kitchen island in the middle. The countertops are marble and quartz. The quartz countertop is made to look like concrete, but is much more durable and easy to clean. The sink is a granite undermount with a large faucet and water dispenser. Above is recessed lighting inset into tongue and groove ceiling painted in a white to simulate a farmhouse feel. The flooring is wood plank ceramic tile. This interesting lake house is finished off with exposed ducting at the highest point of the ceiling, which saves money by not having to run ducting throughout the home.

Hallway has recessed LED lights in walls. (Ductwork in ceiling precluded recessed lights there.) At the end of the hall is the remodeled master bedroom. Accessible doors and cork flooring throughout.

When we first stepped into this contemporary loft, we felt the energy of the space – and of the homeowners. They loves to cook, entertain, and unwind together. Right away, we knew our design direction had to feel moody, upscale, and a little industrial – but warm and grounded too. We took inspiration from the exposed beams and ductwork, letting those architectural elements guide our material palette and layout.
