Inspiration for a contemporary home design remodel in Orlando

In this cherry kitchen with a subtle glazed finish we raised the center of the ceiling while retaining a soffit for duct-work. There is a minimal wood hood surround, large pantry next to the refrigerator, bar seating with turned post details and lots of counter space. the counter is Corian in Tumbleweed. The homeowner added hand stenciling and a tile mural back splash.

This boutique loft is located in the heart of the St. Lawrence Market District in downtown Toronto. There are only 12 units in the entire building which makes it a hot commodity! When we went to meet the clients for our initial consultation we were immediately struck by the 11' 6" high ceilings and the 10 x 25ft windows. This unit had plenty of original charm i.e. exposed ductwork, exposed electrical conduits and junction boxes but it lacked in the finishings and decor department. The Hope Designs Team was hired to stage the loft and bring in the "wow factor". Utilizing the some of the clients existing furnishings in combination with Hope Designs furniture, art, decor and accessories we able to transform the space.

During the planning phase we undertook a fairly major Value Engineering of the design to ensure that the project would be completed within the clients budget. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures. During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work. The finished project is a gorgeous blend of industrial and contemporary home style.

A large, low bulkhead ran through the old bathroom making it an awkward and uncomfortable space. By resizing and relocating the ductwork we created full height clearances and the enlarged bathroom is now more welcoming and functional for guests.

The old Bauman kitchen was terribly partitioned off. The laundry room and closet left a narrow hallway between the kitchen and the dining room. The Bauman’s really wanted an open space. They connected with ALL Renovation & Design at a home show. And we immediately got to work modifying the existing space. This proved to be a challenge because there was almost nowhere for the ductwork that fed the upstairs to go. But with some creative planning, we rerouted the ducts to go inside the cabinet next to the wine rack. This allowed us to knock out the walls that separated the kitchen and the dining room giving a beautiful open space. The homeowner had several requests that were designed to make their daily life easier. One was adding a second sink to the island. Another request was extending the kitchen past the window to allow for more cabinets and counter space. In between, we added a comfortable window seat.All the lighting was designed around how the space was going to be used. An example is how where the table was going to be positioned in the dining room next to the pantry and custom wine rack dictated where the ceiling fan and recessed lighting would be installed.The result is a beautiful, functional space that is completely open… just what the Bauman’s wanted. Maple cabinets painted Simply White, Via Lactea Granite countertops, Arley Anatolia Classic 3”x6” tile backsplash in the Matte Carrara with the Mapei Pewter grout, Coretech Georgetown Oak Luxury Vinyl Tile flooring, and LED i-Lighting undercabinet lighting.

Inspiration for a huge farmhouse metal railing balcony remodel in Atlanta

A small pinhole in the coupling of the hot water supply line from the Hot Water Heater developed and began leaking and spraying hot steamy mist. Because of its location in the seldom used Finished Full Basement, it initially went unnoticed. By the time the homeowners noticed the leaking water, the moisture content in the ceiling sheetrock and well down the walls read 100%. The moist, warm environment proved to be ideal for colonies of mold spores to spread throughout the basement, aided by the HVAC systems return and supply lines circulating the mold spores. It didn’t take long before mold patches eventually covered all of the exposed materials and surfaces, furniture included. The homeowners’ had protection from their insurance policy and were able to have repairs done after this unfortunate disaster. Construction ensued. The ceiling, floors, and all of the interior and exterior walls were stripped down to the wood framing and masonry and disposed of. The 1st and 2nd Floor HVAC Ductwork was removed, and the entire existing Full Bath was gutted. The remodeling included increasing the size of the full bath and removing the shower/tub as well as installing a large and comfortable tile shower. We added a small towel closet, and a separate entry into the adjoining room, which would now be reconfigured into a bedroom. A new EPA Water Sense-rated commode, a vanity cabinet with a natural granite countertop and an under-mount sink, a wall-hung mirror, and new sconce lights rounded out the update. We turned the adjoining room next to the full bath into a bedroom. We added generous closet storage space and new lighting. We finally turned our attention to the old kitchenette / wet bar. We took away some of the footprint to add to the full bath and designed an efficient and handsome wet bar / kitchenette. Porcelain tile, no VOC interior paints, a complete replacement of the basement and 1st Floor HVAC ducting, air handler equipment cleaning, and green-certified carpet and pad combined to create a healthy and light-filled living environment.

This great room was once a bisected dining room, small family room, tight kitchen and dinette. Now completely open, hidden is a myriad of steel beams, ductwork and large glass doors which provide access to and a view of the ravine in the rear yard. The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard. Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop. When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet. The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for. Country House Living Room: New Tile Floor – To better conduct the heat, we replaced the old wood floors with porcelain tile. New radiators, insulation, ductwork, and enclosing the basement staircase improved the function of their HVAC. Fireplace Makeover – To create a new focal point for the living room, we installed a new fire box, new mantle, and floor to ceiling stone. The goal was to draw the eye up to the vaulted beamed ceiling. Open Concept Layout – The wall between the kitchen and living room was removed to connect the two spaces. We added new cabinetry along the wall with a tall bookcase. Since they didn’t use their formal dining room, a small dining table was added to the living room. New Railing & Stairs – The staircase to the kitchen area was tricky because we needed to find a style that would make it feel airy. We did a glass enclosure with a simple metal railing and moved the staircase to the center of the room to allow room for the piano.

It might be the ceiling treatment that sets this room apart from typical basement projects. With ductwork and pipes and wires often running through the joists the basement ceilings, most contractors just choose to just enclose it all. This kitchen uses a 3-D ceiling – with opened soffits and unique lighting - adds dimension to a room with lower ceilings. It reinforces the red accents, but also creates interesting lighting/shadow effects with recessed can lighting.

This living room connects to the kitchen and features a wide view of the lake from multiple picture windows. Additional features are a large fan and exposed ducting. The steps are real hardwood finished with a professionally installed stainless cable rail system. The front door is a modern shaker style door. Adjacent is the sliding door to enter the guest bathroom.
