Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

Kowalske Kitchen & Bath was hired as the remodeling contractor for this first floor remodel in the countryside of Oconomowoc, WI. By opening the kitchen up to the living room, the layout is better for hosting family gatherings. The entire family can be together in the kitchen and living room – cooking or spending time together. Highlights of this country kitchen include a window seat, walk-in pantry and space for their treasured piano. Project Goals + Restore the beauty of their family home, that was built by the homeowner’s grandfather + Cooking functionality for their family farm + Add a workstation sink for easy food prep + Pantry storage space for canned items & wine collection + Design that honors the mid-century ranch bones of the house her grandfather built and their own traditional style Challenges & Issues + Needed space to highlight their piano, since the homeowner is an avid pianist + Old layout didn’t have good views of their outdoor space – the lake, gardens and chicken coop + Kitchen was too small and cut off from the rest of the home + The heat and air conditioning did not function well due to several past additions Country Kitchen Features: Cooking Kitchen – We created a larger kitchen by expanding into the old dining room. The homeowners needed more space for canning vegetables, cooking and entertaining. Mid-Century Country Design – The ranch home was built in the 1950s so we kept the mid-century and country kitchen design aesthetic by using hickory wood, tall verticals and long horizontals. Kitchen Window Seat – A custom window seat with a curved backrest creates a gathering spot in the kitchen. This connects the home to the outdoor view of the lake where the family fishes and ice skates in winter. The bench is large enough to be used as a guest bed when they have visitors. The cozy nook has shelving, art lights, and a hidden radiator underneath to keep it warm and toasty. Window Backsplash – Along the range wall, a new window backsplash features the beautiful view of the farm driveway, trees and gardens. Minimalistic Hood – The hood with the wood shelf mimics the new fireplace mantel and ties the country kitchen and living room together. New Pantry – The old kitchen area was converted into the new pantry and a laundry room. The pantry is their working kitchen where they can store food, their wine collection, and have countertop space for small appliances. Butcher block countertops, colorful wallpaper and a new window make the pantry inviting. Adjustable shelves allow for flexible storage options. The pocket door can be closed when they have guests. Recycled Ash Flooring in Kitchen – The homeowners chose an eco-friendly flooring for their country kitchen. The beautiful varied width wood planks are from recycled ash trees from Milwaukee parks. Workstation Sink – This sink has sliding platforms that hold bowls, colanders and cutting boards to multiply the countertop by going deep instead of wide. The sink can be used to chop, rinse, prep, dry dishes, hold hot dishes and clean up after a meal more efficiently. Country House Living Room: New Tile Floor – To better conduct the heat, we replaced the old wood floors with porcelain tile. New radiators, insulation, ductwork, and enclosing the basement staircase improved the function of their HVAC. Fireplace Makeover – To create a new focal point for the living room, we installed a new fire box, new mantle, and floor to ceiling stone. The goal was to draw the eye up to the vaulted beamed ceiling. Open Concept Layout – The wall between the kitchen and living room was removed to connect the two spaces. We added new cabinetry along the wall with a tall bookcase. Since they didn’t use their formal dining room, a small dining table was added to the living room. New Railing & Stairs – The staircase to the kitchen area was tricky because we needed to find a style that would make it feel airy. We did a glass enclosure with a simple metal railing and moved the staircase to the center of the room to allow room for the piano.

When we first stepped into this contemporary loft, we felt the energy of the space – and of the homeowners. They loves to cook, entertain, and unwind together. Right away, we knew our design direction had to feel moody, upscale, and a little industrial – but warm and grounded too. We took inspiration from the exposed beams and ductwork, letting those architectural elements guide our material palette and layout.

High ceilings with wood beams and metal ductwork create a contemporary ambiance. The social area features a comfortable sofa, two vibrant yellow armchairs, and a modern fireplace as a focal point.

This is a design-build indoor garden room which provides space for seed starting, full sized plants and a hydroponic system. This space features an efficient mini-split unit for heating and cooling as well as an automated exhaust system with passive air intake for balanced ventilation. Powered by a small solar array and Tesla Powerwall. This project, and the home it’s attached to, is slated to be at or near net zero energy. This project is a great example of the benefit of hiring not only a general contractor, but an architect as well (and in our case a design-build firm that is qualified to fill both roles). The design of the space and the systems within the room, paired with quality and thoughtful execution of the plans are what we aim for with all of our projects.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.
