The project skillfully repurposed an existing 873-square-foot barn, retaining its original character while adding 821 square feet of living space with a new garage and a welcoming front porch. The interior showcases a captivating interplay of textures and finishes. Existing barn timbers, meticulously refinished and adorned with decorative hardware, form the heart of the structure. Knotty pine wall paneling envelops the space, evoking a warm and inviting mountain retreat atmosphere. Brick paver flooring seamlessly connects the interior with the outdoors, while exposed ductwork and stylized lighting infuse the space with an industrial edge, creating a loft-like ambiance.

Open flex living area in this Elkhorn basement finish, designed for family movie nights and casual entertaining. Recessed LED lighting and neutral tones keep the space bright despite limited natural light. A clean soffit detail wraps ductwork and structural elements seamlessly into the ceiling line. Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. From the curb, the design presents with an impressive stature marked by a tall 2-story gable massing, flanked by a flat-roofed wing and entryway sheltered by a quaint second-story deck above. This rendition is skinned with a dark concrete brick, accented by a richly-stained tongue and groove cedar wood facade. Designed specifically for NE16, my OKC Urban Renewal-awarded redevelopment project in inner Oklahoma City, this plan is compatible with narrow lots while still packing in nearly 1900 square feet of pure, functional living space. It includes a standard 1-car garage with modern, satin-glass window garage door, but when building from scratch, can also be re-configured as a pull-through breezeway into a backyard parking scenario, where a detached garage is also possible. Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard. Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop. When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet. The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for. Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. Inspiration for a transitional laundry room remodel in Baltimore

These Woodbury clients came to Castle to transform their unfinished basement into a multi-functional living space.They wanted a cozy area with a fireplace, a ¾ bath, a workout room, and plenty of storage space. With kids in college that come home to visit, the basement also needed to act as a living / social space when they’re in town. Aesthetically, these clients requested tones and materials that blended with their house, while adding natural light and architectural interest to the space so it didn’t feel like a stark basement. This was achieved through natural stone materials for the fireplace, recessed niches for shelving accents and custom Castle craftsman-built floating wood shelves that match the mantel for a warm space. A common challenge in basement finishes, and no exception in this project, is to work around all of the ductwork, mechanicals and existing elements. Castle achieved this by creating a two-tiered soffit to hide ducts. This added architectural interest and transformed otherwise awkward spaces into useful and attractive storage nooks. We incorporated frosted glass to allow light into the space while hiding mechanicals, and opened up the stairway wall to make the space seem larger. Adding accent lighting along with allowing natural light in was key in this basement’s transformation. Whether it’s movie night or game day, this basement is the perfect space for this family!
