They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures. During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work. The finished project is a gorgeous blend of industrial and contemporary home style.

An integrated, custom built-in hides overhead ductwork while anchoring the area designated as the family room. TV equipment, games, dvd's, and family albums are tucked away and organized in the lower cabinets while art, plants and beautifully placed ceramics become the focus for the shelves. Linen and leather boxes are a smart looking storage solution for the to-be-sorted family photos.

As part of a complete remodel on this McKinney Avenue high rise condo, Edict designed a complete kitchen remodel. The cabinetry is 100% custom designed, no off the shelf or RTA cabinetry here. Made from rift cut white oak, the lighter cabinets have a clear coat natural finish and the darker cabinets are stained in an ebony finish giving a great sense of contrast and interest to this kitchen. The kitchen is packed with high end appliances including a Miele built in coffee machine, a wine fridge, Miele integrated hood and Miele gas cooktop as well as a deep single stainless steel sink, an integrated trash compactor and new integrated SubZero refrigerator. The kitchen's lighting has cable lighting for the main source of light which pulls in the industrial feel of the loft's exposed beams and ductwork, a new custom lightbox suspended above the new island with integrated LED cans and 3 pendants to light it. Also, above the ceiling panel, above the cabinets, under the cabinets and the toe kicks all have integrated LED lighting - all lighting is dimmable giving the most diverse options for a lighting solution. All of the cabinetry doors and drawers have Blum hardware and most are without handles for the most seamless look possible. Instead, one presses the drawers and cabinets and they pop open and close with soft close drawers. Inspiration for a contemporary kitchen remodel in Louisville

Restorative work was completed on every level of this 4-floor home to make it better suited for modern-day living while retaining the rich character of this historic building. To expand the kitchen and make a designated mudroom/entry area, the back of the house was squared up and fully enclosed. French doors were installed to provide comfortable access into the new space from the existing deck, infusing the remodeled kitchen with much needed natural light. A 2nd floor spare bedroom was transformed into a spacious on-suite master bathroom with walk-in closet and laundry facilities. The master bathroom features polished white Carrara marble tile, elegant pedestal sinks and an over-sized shower. On the 3rd floor, two existing dormers were connected to form a larger single dormer and adjacent closet areas were re-designed to create a new hall bathroom. A basement level addition was dug out with new foundation to create a small storage and work area off the existing finished space. In order to add air conditioning to the house, avoiding significant disturbance to the existing structure, a high velocity system was installed which uses narrow tubing rather than the traditional large ductwork. In addition, the entire interior of the home was painted a soft neutral gray, making the home bright and inviting while the original wood floors were refinished in a dark warm contrasting color.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.

When we first stepped into this contemporary loft, we felt the energy of the space – and of the homeowners. They loves to cook, entertain, and unwind together. Right away, we knew our design direction had to feel moody, upscale, and a little industrial – but warm and grounded too. We took inspiration from the exposed beams and ductwork, letting those architectural elements guide our material palette and layout.

The short section of wall that remained between the kitchen and family room served multiple purposes: 1. Create a hidden recess to accommodate the full depth refrigerator. 2. Provide the mechanical chase to house HVAC ductwork. 3. Create built-in shelving. 4. House the support column framing for flush beam.

This kitchen had a haggard old look that the homeowners were eager to replace. Dark builder grade oak cabinetry, laminated countertops and heavy bulkheads were just a few of the old kitchen flaws. A multi-angle island with dysfunctional electric cook top made this kitchen difficult to work in and to get around. Gourmet cooking and entertaining were two of the homeowners’ favorite pastimes. Making the space better for doing both became the goals of this remodeling project. A new, large center island is now the focal point of this kitchen. While it provides plenty of storage, it also offers plenty of seating and works great as a buffet area when entertaining. Rerouting the plumbing and ductwork eliminated the room’s bulkheads, allowing custom cabinets to be installed from floor to ceiling. The custom cabinets include lighted display cabinets on top for the homeowner’s prized pottery. Professional-grade appliances including a gas cooktop, double wall ovens, a built-in microwave, a steamer, a warming drawer and a large refrigerator/freezer are all built into the perimeter walls. Custom cabinet inserts hide the refrigerator/freezer doors. A custom range hood is in place over the cooktop. Contrasting exotic granite countertops and unique lighting fixtures bring the space to life. Milled wide plank hardwood floors complete the décor.

After carrying out their home office addition, we designed and constructed this gorgeous open concept kitchen complete with new cabinets, counters, tile, appliances, lighting, and flooring. We love illuminating a kitchen space and watching it transform into something bright and lively. In this remodel, we removed a load-bearing wall between the existing kitchen and dining room, letting everyone in the home fully enjoy both the working side of the kitchen and the newly attached breakfast area. In order to keep the new Microlam beam concealed, ductwork was installed to create a more seamless look. In addition, raised panel white shaker-style cabinets with coordinating crown molding made the space feel fresh and updated. Keeping with the cool color theme, our clients selected contrasting black Soapstone counters, Chevron Carrara marble wall tile, charcoal gray wood flooring, and GE Profile stainless steel appliances. Lastly, for a unique accent, we constructed a custom shelf with matching cabinetry to store their wall-hung television and doorbell camera.

We transformed a separate bathroom and laundry room into a single, cohesive space by removing the load-bearing wall that divided them. The new room features a stunning blend of industrial and modern design elements, including exposed ductwork and wooden beams that add a raw, structural aesthetic. The walls and ceiling are freshly painted in modern, sleek tones, enhancing the room's contemporary feel. The bathroom area boasts a luxurious tub with a built-in niche, while the laundry section includes a functional sink paired with an LED mirror. A convenient folding table and additional storage cabinets provide ample space for laundry tasks and organization, making this renovated room both stylish and highly practical.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape.
