The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. This contemporary conservatory is located just off of historic Harvard Square in Cambridge, Massachusetts. The stately home featured many classic exterior details and was located in the heart of the famous district, so Sunspace worked closely with the owners and their architect to design a space that would blend with the existing home and ultimately be approved for construction by the Cambridge Historical Commission. The project began with the removal of an old greenhouse structure which had outlived its usefulness. The removal of the greenhouse gave the owners the perfect opportunity substantially upgrade the space. Sunspace opened the wall between the conservatory and the existing home to allow natural light to penetrate the building. We used Marvin windows and doors to help create the look we needed for the exterior, thereby creating a seamless blend between the existing and new construction. The clients requested a space that would be comfortable year-round, so the use of energy efficient doors and windows as well as high performance roof glass was critically important. We chose a PPG Solar Ban 70 XL treatment and added Argon glass. The efficiency of the roof glass and the Marvin windows allowed us to provide an economical approach to the client’s heating and air conditioning needs. The final result saw the transformation of an outdated space and into a historically appropriate custom glass space which allows for beautiful, natural light to enter the home. The clients now use this space every day.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

When I bought my house in May 2014, there was one thing I really didn’t like about it – the 1950s bathroom complete with pink tile and mismatched gaudy fixtures was absolutely hideous. I knew redoing the bathroom would be a big, expensive project, so I vowed to just live with it while I fixed up parts of the house that were easier to update, such as putting a fresh coat of paint on the walls and updating the curtains (which I still haven’t done, by the way). Well my first winter in the new house turned out to be a bad one, and in February 2015, I noticed water stains on the walls and ceiling of the second bedroom that only got worse and worse each day. The water damage quickly spread to other rooms, and when contractors came to the house to access and fix the damage, they discovered moisture behind the pink tiled walls of my bathroom. And so started the bathroom remodel. Start to finish, this project took close to six months, due to going back and forth with insurance and difficulty finding a contractor I liked. I lived without a shower for at least four of those months, showering at the gym where I worked or in a pop-up tent in my backyard once it was warm enough out. My friend Eric and I demoed the bathroom and for the remodel, I picked out all of the design components and had a local contractor, Fred Haas do the work. I kept the original layout – as my bathroom was small to begin with and it was both impractical and expensive to start moving things around – but just about everything else about the bathroom is new, except for maybe the window and door. New tub, sink, and toilet, new tile floor and shower surround, new walls and ceiling, fresh paint, new fixtures and mirror, updated lighting, and a better ventilation system were all added. We replaced a set of sliding glass doors with Swinging French Doors. We were able to accommodate their need for a pet door. We used Plast-Pro Smooth Fiberglass Doors and Side-Lites with ODL Clear LOW-E Glass Inserts.

The E. F. San Juan team created custom exterior brackets for this beautiful home tucked into the natural setting of Burnt Pine Golf Club in Miramar Beach, Florida. We provided Marvin Integrity windows and doors, along with a Marvin Ultimate Multi-slide door system connecting the great room to the outdoor kitchen and dining area, which features upper louvered privacy panels above the grill area and a custom mahogany screen door. Our team also designed the interior trim package and doors. Challenges: With many pieces coming together to complete this project, working closely with architect Geoff Chick, builder Chase Green, and interior designer Allyson Runnels was paramount to a successful install. Creating cohesive details that would highlight the simple elegance of this beautiful home was a must. The homeowners desired a level of privacy for their outdoor dining area, so one challenge of creating the louvered panels in that space was making sure they perfectly aligned with the horizontal members of the porch. Solution: Our team worked together internally and with the design team to ensure each door, window, piece of trim, and bracket was a perfect match. The large custom exterior brackets beautifully set off the front elevation of the home. One of the standout elements inside is a pair of large glass barn doors with matching transoms. They frame the front entry vestibule and create interest as well as privacy. Adjacent to those is a large custom cypress barn door, also with matching transoms. The outdoor kitchen and dining area is a highlight of the home, with the great room opening to this space. E. F. San Juan provided a beautiful Marvin Ultimate Multi-slide door system that creates a seamless transition from indoor to outdoor living. The desire for privacy outside gave us the opportunity to create the upper louvered panels and mahogany screen door on the porch, allowing the homeowners and guests to enjoy a meal or time together free from worry, harsh sunlight, and bugs. The owners of this home, purchased it from an architect, who converted an old factory, in downtown Jersey City, into a house. When the family grew, they needed to either move, or extend this house they love so much. Being that this is a historical-preservation building, the front had to remain 'as is'. Owners hired Fogarty Finger architects to redesign the home and Kuche+Cucina, for the kitchen, closets and the party kitchenette. Pedini cabinets were chosen, for their sleek, minimal look, in both matte glass and matte lacquer, for different textures. The work countertop, was done in durable quartz, while the island and the backsplash are real marble.
