A modern home in The Hamptons with some pretty unique features! Warm and cool colors adorn the interior, setting off different moods in each room. From the moody burgundy-colored TV room to the refreshing and modern living room, every space a style of its own. We integrated a unique mix of elements, including wooden room dividers, slate tile flooring, and concrete tile walls. This unusual pairing of materials really came together to produce a stunning modern-contemporary design. Artwork & one-of-a-kind lighting were also utilized throughout the home for dramatic effects. The outer-space artwork in the dining area is a perfect example of how we were able to keep the home minimal but powerful.

Previously, a window of frosted glass block punctuated the hallway. Unfortunately, it overlooked a perpetually dark courtyard and illuminated nothing. I changed this into an art installation of light. With its multiple settings, one can rotate through a selection of colors to wash the space in colored light, instantly changing the mood and feel of the space. The portal is seen here in lime green. The homeowners wanted to keep all the trees and create a symmetrical pool. He wanted symmetry but not a boring rectangle and she wanted pretty. The curved back wall was to flow with the trees, help avoid trees and maximize the space. The Black Pebble and dark tile were chosen to be more reflective and organic. The spa was round to provide better access off the porch. The vanishing edge effect also brought the reflection of the trees into the home, raised 18" gave great access and a wonderful focal point. The yard grade could not be modified with the trees so the pool drop beam minimized the wall requirements and provided an excellent seat to watch the golf course. A second wall kept the grade to a maximum of 24" drop and connected to the existing wall that we kept. Flanking both sides of the spa were tanning ledges for many to relax, accented by LED gushers. The upper floor mezzanine floor of this double height rear glass extension. You can see the top part of the 6m tall sliding doors than span across two storeys. The drop is protected by a glass balustrade.

Example of an eclectic dining room design in New Orleans

Project Overview: The owner of this project is a financial analyst turned realtor turned landlord, and the goal was to increase rental income on one of his properties as effectively as possible. The design was developed to minimize construction costs, minimize City of Portland building compliance costs and restrictions, and to avoid a county tax assessment increase based on site improvements. The owner started with a large backyard at one of his properties, had a custom tiny home built as “personal property”, then added two ancillary sheds each under a 200SF compliance threshold to increase the habitable floor plan. Compliant navigation of laws and code ended up with an out-of-the-box design that only needed mechanical permitting and inspections by the city, but no building permits that would trigger a county value re-assessment. The owner’s final construction costs were $50k less than a standard ADU, rental income almost doubled for the property, and there was no resultant tax increase. A large upper floor living room with a full glass wall created from slim framed sliding doors. The floor to ceiling sliding doors have an ultra slim 20mm sightline with minimal detailing in keeping with the modern house design. A single element of the glass wall opens with an integrated glass balustrade to create a juliette balcony design.

The original residence designed by Lyndon Buchanan Associates includes two pieces, the main house and a second building that houses a small workshop, guest room and bath. The addition is adjacent to existing work spaces, and includes shelving, drawers and nooks as well as work space that will be isolated, but adjacent to the rooms of the house, making it easier to use in connection with studio spaces and proximate to exhibition cases. The addition is sited on the north west side of the main house, in a location that does not disturb any views from other houses or from Sea Gate Road, and is designed to add a segment that provides better wind-shade, privacy and sound protection for the exterior decks on the southwest. Its roof is sloped down towards the north and into the wind, providing the most effective wind-shadow protection from the common winds, and minimizing walls facing north. Large openings on the south will bring in solar gain, to be stored in the concrete floors, which will also have radiant heating. The workspace will have access from both the house and the garden, and a small concrete pad outdoors. Project was done in collaboration with Donlyn Lyndon, FAIA.

The highlight of this bathroom is the color block tile design on the shower walls. The top 2/3 of the walls are clad in bold emerald green subway tiles laid in a simple vertical soldier stack pattern while the bottom third are in a lovely white subway tile in a horizontal soldier stack pattern. The ceramic tiles are simple yet color blocking created a dramatic effect. In order to keep the green tile as the hero in this space, we kept the color palette minimal. White and gold finishes, such as the white marble mosaic floors and Kohler brass plumbing fixtures, accent the green tiles beautifully without competing.

House parties are a regular event here and inspired many of our design decisions. The front door opens directly into the kitchen - the center of party action. I designed the cabinetry as a geometric composition that plays off the art and the feel of a gallery home. Photos by Brad Dickson

Upstairs, the primary suite serves as the ultimate respite from city life. A custom headboard and bedframe are wrapped in a pewter boucle, providing texture and drama to the space. Continuing the vertical lines from the channeled effect in the headboard, two alabaster pendant lights and mirrors flank the bed, making the room feel even taller and keeping nightstands clear for personal items.
