Project by Studio H:T principal in charge Brad Tomecek (now with Tomecek Studio Architecture). This project tests the theory of bringing high quality design to a prefabricated factory setting. Enrolled in the LEED-Home Pilot, this residence completed certification. The modular home was conceived as two boxes that slide above one another to create outdoor living space and a lower covered rear entry. The passive solar design invites large amounts of light from the south while minimizing openings to the east and west. Factory construction saves both time and costs while reducing waste and using a controlled labor force. Built in a factory north of Denver, the home arrived by flatbed truck in two pieces and was craned into place in about 4 hours providing a fast, sustainable, cost effective alternative to traditional homebuilding techniques. Upgraded lighting fixtures, plumbing fixtures, doors, door hardware, windows, tile and bamboo flooring were incorporated into the design. 80% of the residence was completed in the factory in less than 3 weeks and other items were finished on site including the exterior stucco, garage, metal railing and stair. Stack-Slide-Stitch describes the conceptual process of how to tie together two distinct modular boxes. Stack refers to setting one modular directly on top of the other. Slide refers to the action that creates an upper southern deck area while simultaneously providing a covered rear entry area. The stitching or interlocking occurs with the upward extension of the lower volume with the front deck walls and with the rear two story vertical.

This 900 square foot NYC residence features a wealth of fold-out furniture, hidden storage, and other space-saving features. What really makes it feel expansive, though, is the use of specially-coated front-surface mirrors in strategic locations. These mirrors are placed above eye level to make the ceiling appear to extend far beyond the perimeter walls. Front-surface mirrors are also located directly adjacent to windows to multiply the views and increase the light brought into the space. It is a new take on an old idea, and one that subtly and invisibly reinforces the architecture. The loft is mainly one big open space that includes a kitchen and living room supplemented with a multi-use area that can serve as an office, guest bedroom, or 10-person dining room depending on the configuration of the retractable furniture.The bathroom and main bedroom are designed as small ͞cabinets͟ that flow from this space. White epoxy floors and gloss lacquered surfaces continue the sense of reflectivity, and contrast sharply with dark walnut cabinetry and panels at the perimeter. Dimmable concealed lighting at the perimeter combined with small point sources at art locations allow for a wide variety of moods depending on the light levels.The overall effect is minimal, yet warm and inviting. "I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The space in this room is minimal, and it's tough to have two beds there and have a useful and pretty design. This design was built on the idea to have a bed that transforms from king to two tweens and back with ease. I do think most of the time better to keep it as a single bed and, when needed, slide bed over and have two beds. The single bed will give you more space and air in the room. You will have easy access to the closet and a much more comfortable bed to sleep on it. On the left side, we are going to build costume wardrobe style closet On the right side is a column. We install some exposed shelving to bring this architectural element to proportions with the room. Behind the bed, we use accent wallpaper. This particular mural wallpaper looks like fabric has those waves that will softener this room. Also, it brings that three-dimension effect that makes the room look larger without using mirrors. Led lighting over that wall will make shadows look alive. There are some Miami vibes it this picture. Without dominating overall room design, these art graphics are producing luxury filing of living in a tropical paradise. ( Miami Style) On the front is console/table cabinetry. In this combination, it is in line with bed design and the overall geometrical proportions of the room. It is a multi-function. It will be used as a console for a TV/play station and a small table for computer activities. In the end wall in the hallway is a costume made a mirror with Led lights. Girls need mirrors ) Our concept is timeless. We design this room to be the best for any age. We look into the future ) Your girl will grow very fast. The designer was able to accommodate the needs expressed by the client by using a custom cabinet line that utilized a gloss white thermofoil slab door that gave the effect the client was looking for. The materials used gave durability over a painted finish that went with the décor of the rest of the house. This custom cabinet line allowed the size of the cabinets to be exactly the same. The cabinet line also allowed for custom sized door plants to be used to conceal the Sub-Zero refrigerator. The height of the upper cabinet doors were oversized to give the client the ability to pull the doors open from the back side to eliminate the need for hardware. On the pantry, microwave and oven cabinets, spacers were used and finger pulls were routed into these doors to also eliminate the need for hardware. A tab style pull was used to give the ability to open the lower cabinet doors and drawers with minimal hardware exposure. Solid full extension pull out shelving was used for durability for the clients’ heavy pots and pans.

Making a real impression by designing & building with exceptional people is exactly the effect JL Design & the client as owner-builder have achieved with “Scarborough House” in Scarborough, NSW. The brief required the dwelling to take maximum advantage of stunning views over the ocean & nearby escarpment cliffs. The residence was also to be a contemporary modernist four bedroom family dwelling, maximising built external living & pool areas. The client was extensively involved with the overall design, & carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The concrete, steelwork, windows, timber & various forms of cladding, joinery and concealed lighting are all custom made hand crafted elements. The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Carefully calculated overhangs allow a passive solar solution to heating & cooling, with efficient reverse-cycle air conditioning required only during weather extremes. Internally, timber floors to the upper living areas give a feel of comfort & warmth. The warm, substantial character of the dwelling is carefully composed by means of the clarity of the detailing, a palette of tactical natural materials and the careful manipulation of light.

After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors. The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio. For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway. The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace. While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence. This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.
