The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Just envision the great sleepovers the kids or grandkids will have here or how your out of town friends or family will just love this special area designed with their comfort and needs in mind. Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician. According to an aged newspaper article, Mrs. Fowler was very interested in the indigenous flora and fauna and grew a variety of native plants on the property including some that were rare or endangered. Many metal name tags still remain along the various paths on the property thus reminding you of times gone by and the true beauty of property. Lastly, this solidly built home has just been structurally solidified, become more energy efficient, and reconfigured to further usable space all while retaining the Lodge’s original charm. After removing the flooring in the kitchen, hall and both bathrooms, the home’s structure and roof were fortified with numerous concrete footers to support both bathrooms, kitchen, and stairwell walls that extend from floor to roof. To make this home more comfortable, energy efficient, and bring it up to modern standards, the electrical system was upgraded to 220 service with the wiring, outlets, electrical panels and fixtures replaced throughout the entire home. A whole house surge protector was also installed to protect against damage that may occur with lightning strikes. Speaking of electric…..the pond’s newly poured formed concrete wall contains a pipe enabling you to install your own hydro-electric system. And whether you might decide to tie into the grid or store you energy in a battery system, you could generate your own electric 24/7. The homes plumbing was also replaced with new pipes, energy/water efficient fixtures in each bathroom (including three Toto toilets), and a new cistern was installed behind the garage with a laboratory grade water filtration system. The task of water heating was completed by a gas Rinnai point of use hot water heater in the utility room and all windows were replaced with Anderson thermal pane and 6 Velux skylights were mounted to bring the outdoors inside. The home’s HVAC system was top of the line several years ago and both sets of new gas logs are controlled with remotes. Formerly a summer home, all exterior walls were studded out with insulation added, and whole house fans were installed in the attic and upstairs bathroom. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. With a newfound desire to adapt their living space to better suit their current lifestyle, they’ve embarked on a journey to reimagine their kitchen — the heart of their home. Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors. The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements. The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. The design of this master bathroom is set to compliment the natural stone slab floor that sets the tone for this room. Because the entire second floor of the house was renovated into a master suite, the client requested an open concept plan for the entire suite. This allowed Equilibrium to increase the floor area of the bathroom and design an incredible statement piece which is the floor. Honey onyx slabs were cut into oversized tiles to make them more manageable and installed in a diamond pattern preserving continuity of lines from tile to tile, and slab to slab. Furthermore, what otherwise would be waste cut material, it was chiseled, flamed, and fabricated into custom mosaic installed on the back wall of the bathroom and on shower floor. To ensure Client’s safety, slabs were treated with anti slippage treatment and shower floor was finished with matching mosaic. Client requested that the shower is oversized and feels like showering under a waterfall. This was accomplished by running four separate water lines to feed the shower plumbing. When the two oversized rain heads, two shower heads, and six water jets are all on, you get the feeling of being under a natural waterfall in the Amazon. Non of this would be possible in today’s water starved world if it wasn’t for harvesting and special filtration system installed on this property that allows recirculation of water. Variation of lighting types allows for various theme settings, and energy efficient LED lighting further enhance the beauty of this bathroom with minimum energy consumption. Even edges of slabs were polished to ensure maximum light refraction with beveled seams that create purposeful patterns instead of hiding seams. Shower doors were etched with a pattern that adds dimension and provides privacy while complimenting the mosaic pattern on the back wall. The double sink vanity was floated off the floor allowing for maximum visibility of this artistic installation. It was made of rosewood and designed with three sections for drawers and storage. The three levels create a scalloping effect allowing each to be illuminated by LED lights which reflect elegantly in the onyx slab floor. Complimented by honey onyx top, and placed against a 42” high onyx wainscot, it is a functional and beautiful millwork. Lastly, this solidly built home has just been structurally solidified, become more energy efficient, and reconfigured to further usable space all while retaining the Lodge’s original charm. After removing the flooring in the kitchen, hall and both bathrooms, the home’s structure and roof were fortified with numerous concrete footers to support both bathrooms, kitchen, and stairwell walls that extend from floor to roof. To make this home more comfortable, energy efficient, and bring it up to modern standards, the electrical system was upgraded to 220 service with the wiring, outlets, electrical panels and fixtures replaced throughout the entire home. A whole house surge protector was also installed to protect against damage that may occur with lightning strikes. Speaking of electric…..the pond’s newly poured formed concrete wall contains a pipe enabling you to install your own hydro-electric system. The home’s HVAC system was top of the line several years ago and both sets of new gas logs are controlled with remotes. Formerly a summer home, all exterior walls were studded out with insulation added, and whole house fans were installed in the attic and upstairs bathroom. In an era when housing is becoming increasingly scarce, small structures are making a big difference. The Crystal ADU is one of them — a compact, beautifully detailed dwelling designed by F9 Productions to deliver both function and artistry within just 160 square feet. The Idea The client came to F9 with their own sketches — early ideas drawn from the fractured symmetry of natural crystals. They envisioned a minimalist refuge that was as expressive as it was efficient. We took that spark and shaped it into a refined architectural statement: a simple rectangle capped by a striking, asymmetrical roof that catches the light like a cut gem. Design and Craft The defining detail — a roof so thin it appears almost weightless — demanded careful problem-solving. Standard framing would have compromised the delicate profile. Instead, our team engineered a custom edge detail that maintains the sleek form while ensuring structural integrity and energy performance. This kind of precision is what transforms a small project into a showcase of design craft. Inside the Space Step inside, and the attention to detail continues. Every square inch is intentional. Built-in cabinetry wraps the walls, and a fold-down Murphy bed disappears to reveal open living space. In the bathroom, clever storage niches and a tankless water heater make the most of every inch. A skylight above the shower floods the space with natural light — warm, private, and bright. Efficiency in Every Sense Compact living comes with natural advantages. The small volume of the Crystal ADU reduces energy use, while a ductless mini-split system maintains comfort year-round. This simplicity makes the building both efficient and elegant — a perfect reflection of F9’s design philosophy: functional minimalism with a human touch. The Result The Crystal ADU shows that size doesn’t define quality — design does. This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for. “They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”. The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends. The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system. The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet. Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen. Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout. The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace. One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed!
