Ever heard some say “It has good bones?” Well, no one had ever said that about this house; it needed a major overhaul - “A TOTAL GUT.” It’s saving grace was: 1. It’s enthusiastic new homeowners. 2. The expansive and gorgeous views of Okanagan Lake. 
 We were asked to assist our clients with big-picture-planning for their newest investment property. Upon initial walk through of the home, it was immediately evident there were many previous ‘bandaid-type’ updates that it had gone through over the years. This house was in prime need of an overhaul inside and out: - multiple dropped Ceilings with layers of Plumbing add ons - wall to wall Carpet -a tired Bathtub directly inside the Master Bedroom - a “dreaded” Corner Kitchen Sink -multiple add ons involving three confusing front entry doors Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients. A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work. Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections. We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas. Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.

The large custom shower is designed especially for steam showers. The transom can be closed while steaming. The steam element has controls inside the shower including an option for adding natural scented oils such as lavendar or eucalyptus. The fan controls are located right outside the shower door just in case you forget to turn it on. Either finish under the rainhead or use the multi head adjustable shower. We also opted to have this shower be curbless to visually add to the luxury appeal. Heated floors of course. This Master Ensuite reflects the light, water and earth elements found on this home's substantial lake front site in south Burlington. Wall mounted shower bench seat and a wall mounted Kohler Veil toilet are design details. Luxury feel of marble envelops and calms. The seating overlooks Lake Ontario - great spot for a steam shower. Our clients wanted to make a statement and add an element of lux to their bathroom. Our designer created a sense of luxury and drama by mixing dark moody surface textures. Black feature tiles have different textured surfaces and create an eye catching finish as soon as you enter the bathroom. Black tiles are complemented by the walnut finish on the sleek vanity with an edgy Luxecrete benchtop in charcoal. The basin is moulded into the benchtop giving the vanity its clean minimalist look. The vanity, the shaving cabinet and the cupboard provide plenty of storage for the busy family of four. Matt black wall-mounted taps suit the dark colour scheme and give the bathroom its polished look. The black wall hung toilet is both practical and aesthetically pleasing, and it’s a sophisticated choice for a contemporary concealed toilet solution. ?Kitchen Extension Add-on? We extended this kitchen to include a bottom cabinet refrigerator and pantry. We matched the stained wood cabinets perfectly! ?? The hardware was upgraded to @blum motion. ?? We also replaced the countertops to @caeserstone Calacatta Nuvo.
