A popular trend in our recent projects is the modern floating metal staircase with open treads. This staircase was custom built to fit the two-story architecture of this home, and the pinewood stairs are stained to match the white oak flooring throughout the rest of the home. The staircase also features a stunning custom brass and etched glass chandelier.

This country house was previously owned by Halle Berry and sits on a private lake north of Montreal. The kitchen was dated and a part of a large two storey extension which included a master bedroom and ensuite, two guest bedrooms, office, and gym. Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. HDBros The clients wanted a unique and spa-like master bath retreat to complement their already beautiful downtown loft. They wanted design solutions and attention to detail that would help distinguish their duplex apartment as a one-of-a-kind space tailored to their specific needs. The existing master bath did not have the sleek contemporary look they prefer, and the shower was too small. We enlarged the shower by removing a tub in an adjacent hall bath. The clients were willing to change the full hall bath into a powder room as they already had two full baths on the lower level. A simple palette of white, gray, and black enhances the contemporary design. We removed the wall between the master and hall bath, removed the hall bath tub, and built a new wall. We had to install all new plumbing rough-ins for the new fixtures. The new shower is 7-feet 9-inches by 4-feet -- enlarged from the original 4-foot square – with a linear drain in the floor. • The owners selected a river rock floor to provide acupressure and an organic touch to the modern room. • The black back wall has a large niche set with the same contrasting white tile as the side walls. The niche is outlined with metal trim. • Adding drama and the feel of a waterfall is an oversized 23-inch square rain head in the ceiling. The clients wanted two benches. Our crew mounted stainless steel L-brackets on the side walls. Our countertop fabricator routed the underside of the engineered quartz benches so the brackets sit flush. The clients also wanted a steam shower, so the glass doors span from the base to the tiled ceiling. We angled the shower ceiling such that the condensation drips would float back to the rear wall instead of straight down. Also set in the walls are waterproof blue-tooth enabled speakers. The clients were inspired by a photo of a countertop with dual ramp sinks. However, there were no references or design information. Our team stepped up to the challenge and created a detailed shop drawings with consultations between our designer, stone fabricator, and in-house plumber. A concealed tank/wall hung toilet fits the clean design lines. We installed the tank in the existing wall which had 2x6 framing. The toilet’s bidet seat (with remote control) required an electrical circuit. In one corner of the bathroom is a single unit wall-mounted drawer with five floating shelves above. The towel bars that are attached to each shelf are appliance pulls. The room has layers of light, including LED strips under the toilet, vanity, and shelving to highlight the floating/wall mounted units. The medicine cabinets have surface mounted lights, and there are recessed lights in the room, as well as in the shower. We also renovated the hall powder room with new flooring, vanity, and fixtures.

Our clients live in a country club community and were looking to renovate their unfinished basement. The client knew he wanted to include a gym, theater, and gaming center. We incorporated a Home Automation system for this project, providing for music playback, movie watching, lighting control, and security integration. Our challenges included a short construction deadline and several structural issues. The original basement had a floor-to-ceiling height of 8’-0” with several columns running down the center of the basement that interfered with the seating area of the theater. Our design/build team installed a second beam adjacent to the original to help distribute the load, enabling the removal of columns. The theater had a water meter projecting a foot out from the front wall. We retrofitted a piece of A/V acoustically treated furniture to hide the meter and gear. This homeowner originally planned to include a putting green on his project, until we demonstrated a Visual Sports Golf Simulator. The ceiling height was two feet short of optimal swing height for a simulator. Our client was committed, we excavated the corner of the basement to lower the floor. To accent the space, we installed a custom mural printed on carpet, based upon a photograph from the neighboring fairway of the client’s home. By adding custom high-impact glass walls, partygoers can join in on the fun and watch the action unfold while the sports enthusiasts can view the party or ball game on TV! The Visual Sports system allows guests and family to not only enjoy golf, but also sports such as hockey, baseball, football, soccer, and basketball. We overcame the structural and visual challenges of the space by using floor-to-glass walls, removal of columns, an interesting mural, and reflective floor surfaces. The client’s expectations were exceeded in every aspect of their project, as evidenced in their video testimonial and the fact that all trades were invited to their catered Open House! The client enjoys his golf simulator so much he had tape on five of his fingers and his wife informed us he has formed two golf leagues! This project transformed an unused basement into a visually stunning space providing the client the ultimate fun get-a-away!

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. The project forms an intimate connection with its setting by using site-excavated stone, terracing landscape planters with native plantings, and utilizing the shade provided by its ancient Riviera Oak trees. 2012 AIA Santa Barbara Chapter Merit Award Jim Bartsch Photography

Overview Whole house refurbishment, double storey wrap around extension and large loft conversion. The Brief Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different. Our Solution This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite. We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme. Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space. New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.

Perched in the foothills of Edna Valley, this single family residence was designed to fulfill the clients’ desire for seamless indoor-outdoor living. Much of the program and architectural forms were driven by the picturesque views of Edna Valley vineyards, visible from every room in the house. Ample amounts of glazing brighten the interior of the home, while framing the classic Central California landscape. Large pocketing sliding doors disappear when open, to effortlessly blend the main interior living spaces with the outdoor patios. The stone spine wall runs from the exterior through the home, housing two different fireplaces that can be enjoyed indoors and out. Because the clients work from home, the plan was outfitted with two offices that provide bright and calm work spaces separate from the main living area. The interior of the home features a floating glass stair, a glass entry tower and two master decks outfitted with a hot tub and outdoor shower. Through working closely with the landscape architect, this rather contemporary home blends into the site to maximize the beauty of the surrounding rural area.

Inspiration for a large mediterranean beige floor kitchen remodel in Hawaii with a farmhouse sink, raised-panel cabinets, green backsplash, ceramic backsplash, stainless steel appliances, two islands and dark wood cabinets

When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

An old stone mansion built in 1924 had seen a number of renovations over the decades and the time had finally come to address a growing list of issues. Rather than continue with a patchwork of fixes, the owners engaged us to conduct a full house renovation to bring this home back to its former glory and in line with its status as an international consulate residence where dignitaries are hosted on a regular basis. One of the biggest projects was remodeling the expansive 365 SF kitchen; the main kitchen needed to be both a workhorse for the weekly catered events as well as serve as the residents’ primary hub. We made adjustments to the kitchen layout to maximize countertop and storage space as well as enhance overall functionality, being mindful of the dual purposes this kitchen serves. To add visual interest to the large space we used two toned cabinets – classic white along the perimeter and a deep blue to distinguish the two islands and tall pantry. Brushed brass accents echo the original brass hardware and fixtures throughout the home. A kitchen this large needed a statement when it came to the countertops so we selected a stunning Nuvolato quartzite with distinctive veining that complements the blue cabinets. We restored and refinished the original Heart of Pine floors, letting the natural character of the wood shine through. A custom antique Heart of Pine wood top was commissioned for the fixed island – the warmth of wood was preferable to stone for the informal seating area. The second island serves as both prep area and staging space for dinners and events. This mobile island can be pushed flush with the stationary island to provide a generous area for the caterers to expedite service. Adjacent to the main kitchen, we added a second service kitchen for the live-in staff and their family. This room used to be a catch-all laundry/storage/mudroom so we had to get creative in order to incorporate all of those features while adding a fully functioning eat-in kitchen. Using smaller appliances allowed us to capture more space for cabinetry and by stacking the cabinets and washer/dryer (relocated to the rear service foyer) we managed to meet all the requirements. We installed salvaged Heart of Pine floors to match the originals in the adjacent kitchen and chose a neutral finish palette that will be easy to maintain. These kitchens weren’t the only projects we undertook in the historic stone mansion. Other renovations include 7 bathrooms, flooring throughout (hardwoods, custom carpets/runners/wall-to-wall), custom drapery and window treatments, new lighting/electric, as well as paint/trim and custom closet and cabinetry.
