This contemporary conservatory located in Hamilton, Massachusetts features our solid Sapele mahogany custom glass roof system and Andersen 400 series casement windows and doors. Our client desired a space that would offer an outdoor feeling alongside unique and luxurious additions such as a corner fireplace and custom accent lighting. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. Kittery Junction was originally constructed by the York Harbor & Beach Railroad Co. between 1886 and 1887. In the days when the locomotive was the preferred method of transportation for much of America’s population, this project site provided both passenger and freight service between Portsmouth, New Hampshire, and York Beach, Maine. It was usually the case that a train station constructed during this period would have its own unique architecture, and this site was no exception. Now privately owned, this structure proudly stands overlooking Barrell’s Pond. To capture this view, the new owner approached our design team with a vision of a master bedroom Victorian conservatory facing the serene body of water. Respectful of the existing architectural details, Sunspace Design worked to bring this vision to reality using our solid conventional walls, custom Marvin windows, and a custom shop-built octagonal conservatory glass roof system. This combination enabled us to meet strong energy efficiency requirements while creating a classic Victorian conservatory that met the client’s hopes. The glass roof system was constructed in the shop, transported to site, and raised in place to reduce on site construction time. With windows and doors provided by a top window manufacturer, the 2’ x 6’ wall construction with gave us complete design control. With solid wood framing, fiberglass R-21 insulation in the walls, and sputter coated low-E sun control properties in the custom glass roof system, the construction is both structurally and thermally sound. The end result is a comfortable Victorian conservatory addition that can easily withstand the harsh elements of a Maine winter. We’ve been designing and building conservatories in New England since 1981. This project stands as a model of our commitment to quality. A unique feature of the spa is the row of capped stepping-stones that appear to float out of the water. The three vertical troughs on the spa wall are channels where water recirculates from the spa back into the pool. The spa has special insulated plumbing and a winter cover which enables it to be used year-round.

Eliminating the existing French door to the courtyard enabled me to add a wall, increase the cabinet space, gainning six feet of storage, and enlarging the window from 30 inches to almost five feet, opening up the view and allowing natural light to flood the space. The kitchen feels so much wider now because you can see the outdoors.

The project takes on its own style and craftsmanship that starts when you enter the drive through gates and the massive steel and stone-gabion-basket entry monument, and then carries through the entire 5 acre property. It is a rare and unique opportunity for a single design/build firm to be able to have complete creative authority of the landscape, water features, and home interiors and exteriors; enabling the theme and style to be seamless. We had a goal of maintaining the feel and comfort reflective of the 5 acre ranch parcel nestled within farm fields and pastures, yet needed to also create the luxury living of a 5-Star Resort. Although these two themes seem to stand in contrast, the end result is an amazingly comfortable luxury home in a style we refer to as Rustic Contemporary. We used massive amounts of steel, concrete and stone on the exterior structures to create that rustic/industrial feel the client desired and then subtly brought into the home many steel and stone features so as to blend the line that separates inside from out. When the exterior walls, that are now folding glass panels, are opened there is an amazing harmony of finishes and details. This house & yard combine contemporary lines with a rich material palette thats all about warmth and comfort.

The owner requested a total entertainment venue that would enable her to accommodate family gatherings of up to 100 people. The new design included an expansive custom Brazilian Mahogany deck, stamped concrete patio, and covered outdoor kitchen. Stainless steel cabinets by Danver Cabinets of Wallingford, CT became the foundation for a combination grill/smoker and an adjoining eating bar and fireplace.

This reach-in closet with built-in storage and styled with Italian glass door accents creates a functional and stunning reach-in closet design. Classic White finish with aluminum details lends to a modern, sleek feel. Pull-out desk countertops provide work space when needed. Lift-up doors increase accessibility and adjustable shelves enable adaptability.

Our team implemented exceptional custom design, smart space planning, and masterful carpentry to transform these spaces into rooms that are colorful, unique, open and functional. We removed the wall between the kitchen and lounge and replaced it with steel I-beams and a handsome buffet, opening the area with style and charm. Along the wall, we moved the location of the sink to the island and added an 8-foot wood-vinyl Pella sliding door. This enabled us to enlarge the space and provide access to the back patio. The centerpiece of the kitchen is a custom cantilever island with a flat sawn walnut table top. Additional key features include rich cabinetry by Dura Supreme, an under mount farmhouse sink, quartz countertops by Caesarstone, and a built-in refrigerator by Sub Zero with a French door and custom handles.

A new floor plan greatly improved the overall functionality of the kitchen, increased accessibility, and modernized the look. This project completed with a modest budget and solved bothersome problems. Because the often-used dinette table is easily accessible it was determined that island seating was not required. This enabled us to build a compact island that provided added work space.

Complete Master Bathroom remodel! We began by removing every surface from floor to ceiling including the shower/tub combo to enable us to create a zero-threshold walk-in shower. We then re placed the window with a new obscure rain glass. The vanity cabinets are a cool grey shaker style cabinet topped with a subtle Pegasus Quartz and a Waterfall edge leading into the shower. The shower wall tile is a 12x24 Themar Bianco Lasa with Soft Grey brush strokes throughout. The featured Herringbone wall connects to the shower using the 3x12 Themar Bianco Lasa tile. We even added a little Herringbone detail to the custom soap niche inside the shower. For the shower floor, we installed a flat pebble that created a spa like escape! This bathroom encompasses all neutral earth tones which you can see through the solid panel of clear glass that is all the way to the ceiling. For the proportion of the space, we used a skinny 4x40 Savanna Milk wood look tile flooring for the main area. Finally, the bathroom is completed with chrome fixtures such as a flush mounted rain head, shower head and wand, two single hole faucets and last but not least… those gorgeous pendant lights above the vanity!

This large master bath has a freestanding drop in bathtub in front of very large arched windows. The horizontal blinds with coordinated fabric valances offer a stunning backdrop to this bath retreat.
