The goal for this 1939 Tudor-style story-and-a-half home was to create a kitchen that offered the conveniences, storage, and performance of a modern workspace while preserving the warmth, craftsmanship, and vintage charm that made the home special. The client, an avid home cook, wanted the room to feel as though it had always belonged to the house, with thoughtful upgrades that respected the original architecture rather than competing with it. Just as important, she needed a more efficient layout with enough storage for small appliances, so everyday cooking would no longer require carrying items up from the lower level. Several existing conditions shaped the design approach. The kitchen retained original, amber-stained birch woodwork that the client wished to keep, and the compact footprint was interrupted by six doorways and two windows, none of which were to be moved, altered, or replaced. A previous flooring update had left the door casings undercut too short, creating visible gaps where the casing met the floor. The existing vintage 40-inch range also lacked proper ventilation, yet the client wished to accommodate a refrigerator, dishwasher, cooktop, double ovens, built-in microwave, and effective venting above the cooktop into the new kitchen layout. To honor the original millwork, beaded inset-style cherry cabinetry was selected in a soft, hand-rubbed finish that will deepen over time and develop a natural patina. Charcoal-gray soapstone countertops complement the cabinetry while reinforcing the historic character of the home with an organic, timeworn texture. The former breakfast nook was transformed into a butler’s pantry, adding valuable base cabinet storage and expanded work surfaces for frequently used small appliances. Also in the butler’s pantry, a single upper cabinet was paired with open shelves to give an open, airy feeling while adding character and practical storage. A classic single-bowl apron-front workstation sink contributes both period-appropriate character and practical prep and cleanup function. Because the home’s openings were such a defining feature, the design worked within the existing architecture instead of altering it. Custom plinth blocks were created for each doorway to extend the original casing gracefully down to the new natural red oak flooring, resolving the earlier construction issue while adding a detail that feels authentic to the age of the house. Despite the number of door and window openings, the new layout provides a significantly more functional, built-in kitchen with an improved work triangle for serious cooking. Appliance placement was carefully planned to deliver the requested performance without overwhelming the small room. Three cooking functions (double ovens & microwave) were consolidated into one location with a GE Café double oven featuring Advantium Technology, while the client’s compact 31-inch refrigerator was reused to preserve space. A sleek 30-inch induction cooktop provides efficient cooking, and a Vent-A-Hood ARS ductless vent hood supplies needed ventilation without requiring a duct run to the exterior. The finish palette balances richness, texture, and historical sensitivity. A deeply textured navy backsplash tile adds depth and dramatic shadow play against the soapstone, while wallpaper in the back entry echoes the tile’s geometric pattern to visually connect the adjoining spaces. Oil-rubbed bronze cabinet hardware and light fixtures enhance the warmth of the cherry cabinetry and complete the antique-inspired feel. Lighting was layered to make the compact kitchen brighter, more useful, and more inviting. Vintage-style semi-flush ceiling fixtures establish the overall tone, while dimmable puck lights highlight select areas and undercabinet task lighting keeps work surfaces well illuminated. The completed kitchen now feels both highly functional and deeply rooted in the home’s history. Rich cherry cabinetry, velvety soapstone, natural red oak flooring, navy tile, bronze accents, and carefully preserved birch trim work together to create a warm, cohesive space that celebrates timeless craftsmanship. By increasing storage, improving workflow, integrating modern appliances, and respecting the Tudor home’s original character, the design achieves the client’s vision: a kitchen that feels personal, practical, historically appropriate, and as though it has always been there.

This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. Designer Janet Villafane of Villafane Design, LLC of Chester, New Jersey designed and executed this contemporary kitchen with Aston Smith of Bilotta Kitchens of New York. According to Villafane, “from the moment you meet this family you understand their priority in life is family and friends. We were looking for a design that, first and foremost, emphasized the occupants’ request to have a home that was inviting to all that entered. We continued to focus on that request throughout the design phase.” In addition, the design team needed to satisfy the needs of a disabled family member. They wanted him to be able to flow through all areas of the space and feel as if he could comfortably use the open kitchen and family room without any hindrance. The clients were inspired by clean lines and simplicity. When they spoke about their modern Florida home, one could hear and see their enthusiasm and excitement to bring that simplicity into their new home. It became evident early on that their new space should be contemporary but the home’s exterior, as well as the neighboring community, had an old world, traditional charm. The goal was to avoid competing aesthetics while respecting both looks. The resulting interior design incorporated slab doors with both semi-gloss white lacquer and grey stain on horizontal grained oak. The rich dark oak base cabinets perfectly balanced the ceiling beams. The use of a stainless channel system, in place of traditional hardware, and the stainless toe kick completed the design. The Bertazzoni cooktop and wall ovens in stainless steel, Sub-Zero refrigeration paneled in white semi-gloss, and a stainless steel chimney hood enhanced the clean, uninterrupted lines. The island countertop is Thunder White granite in a leathered finish; the perimeter is Super White Quartz; and the nook table is Virginia Mist honed granite. The backsplash is a frosted glass tile. The clients hope for quality, simplicity and functionality were beautifully achieved by the designers. Closed, solid front cabinets provide a “home” for everything in the kitchen. A seating nook with a large screen TV, as well as additional TVs visible throughout the kitchen and family room, satisfied the demand of watching multiple sporting events at one time. To finish it all off decorative lighting was carefully selected to make a “wow” statement. On a quiet street just steps from San Francisco’s beloved Dolores Park, a formerly modest urban structure has been transformed into a luminous vertical residence that quietly redefines contemporary city living. Through a comprehensive remodel and both vertical and horizontal expansion, the project turns a constrained urban footprint into a sequence of serene, art-forward living spaces that unfold upward toward expansive city views. The architecture balances restraint and warmth: crisp contemporary geometry softened by natural materials, artful lighting, and carefully curated interiors. The result is a home that feels simultaneously grounded and elevated—deeply connected to its neighborhood yet remarkably private. Reimagining the Urban Envelope The original building has been almost entirely reconceived. The facade now reads as a disciplined composition of plaster volumes and precisely detailed window openings framed by subtle projecting bands. The geometry references San Francisco’s classic rhythm of bayed facades while stripping the language down to a refined modern expression. Behind this quiet exterior lies a dramatically expanded interior volume. The redesign adds both additional floor area and new vertical circulation, transforming what was once a conventional city house into a multi-level architectural sequence organized around light, art, and views. At the roofline, planted terraces soften the building’s silhouette and create a green crown visible from surrounding hillsides. Interiors as a Sequence of Galleries Inside, the home unfolds as a series of spatial moments connected by a sculptural stair and gallery-like corridors. Wide plank oak floors run throughout, providing continuity and warmth against a palette of plaster walls, dark steel detailing, and natural stone. The hallways function almost as curated galleries, with layered artworks suspended in front of mesh panels that create depth and subtle shadow. Light filters through carefully placed windows and stair openings, transforming circulation spaces into contemplative transitions rather than mere passageways. A Living Room Anchored by Stone and Light The primary living room occupies one of the home’s central floors, where a quiet interplay of texture and geometry defines the space. A monumental fireplace wrapped in dark stone forms the room’s anchor, its mass contrasting with a recessed ceiling plane that seems to float above the seating area. Integrated perimeter lighting creates a soft architectural glow that washes the ceiling and walls. Furniture is sculptural yet understated—rounded lounge chairs in warm ochre velvet, tailored sofas, and a striking marble cocktail table whose expressive veining becomes a focal artwork in itself. Deep blue carpeting grounds the seating arrangement and subtly absorbs light, enhancing the calm atmosphere. Above the fireplace, a delicate projection artwork introduces a moment of visual poetry—an unexpected cinematic gesture that transforms the wall into a quietly animated canvas. Kitchen as Architectural Furniture The kitchen expresses a different register: crisp, tactile, and materially rich. Custom walnut cabinetry spans the wall in a continuous plane, punctuated only by the sculpted hood and integrated appliances. The wood’s depth and warmth are balanced by expanses of pale marble that flow seamlessly from countertop to backsplash. Three dome pendants hover above the island like industrial sculptures, casting pools of warm light onto the stone surface. A row of vivid red stools introduces a controlled burst of color, a small but confident departure from the otherwise restrained palette. Dining With a Living Backdrop Adjacent to the kitchen, the dining room opens toward a glass wall overlooking a vertical garden of climbing ivy. The greenery becomes a constantly changing backdrop—lush and shadowy during the day, atmospheric and cinematic after sunset. A dark wood table anchors the room, surrounded by pale oak chairs whose understated forms echo Scandinavian design traditions. The simplicity of the furniture allows the view and natural light to become the dominant experience. Intimate Spaces and Material Contrast Throughout the home, smaller rooms offer moments of intimacy and material experimentation. The powder room pairs textured wall coverings with a dramatic black marble vanity whose bold veining feels almost geological. A suspended mirror and slender pendant create a sculptural composition against the tactile backdrop. The primary bedroom, by contrast, feels serene and expansive. Floor-to-ceiling glazing frames sweeping views of the city, while soft textiles and warm wood paneling create a cocooning effect. Slender black columns subtly define a sitting area without interrupting the openness of the space. Bathing Above the City In the primary bathroom, a sculptural freestanding tub sits beside a panoramic window overlooking San Francisco’s hills and rooftops. The room’s palette—light oak, grey stone, and matte metals—reinforces the spa-like atmosphere. Floating cabinetry and integrated lighting maintain a sense of visual lightness despite the richness of the materials. Entertaining Above the Park Higher in the house, a lounge and bar area becomes the social heart of the home. Here, dark stone slabs with dramatic veining wrap the bar wall like a piece of monumental art. Open shelving displays glassware and spirits, while integrated wine storage hints at the home’s entertaining ambitions. A passion project for The Fernandes family, “The Haverly” is the culmination of a multi-year dream for the clients, who had envisioned a complimentary pool house to go with their authentic mid-century modern home since purchasing it years ago. They took their time, scouring construction sites for the unique Haver Block, a pre-cast signature brick, long since out of production, that was a staple of famed local architect, Ralph Haver. They also obtained and held onto period-appropriate decorative panels from the Biltmore during one of its many remodels. The structure itself takes outdoor/indoor living to another level, with 30 linear feet of the exterior being retractable floor-to-ceiling glass panels, meeting on a corner. This presented a fun design challenge for Zach Burns of MODE Architecture, who had to figure out how to cantilever the majority of the exterior roof with a minimum of visible support. The glass is offset by exposed CMU, with a specific linear grout pattern, and a metal roof fascia with complementary linear detail. The focal point of course is the custom-made walnut bar, complete with period-specific “boomerang” laminate tops and padded leather bar rail. Behind the bar is a commercial-grade bar set up, highlighted by an 80” TV with the capability to split into 4 smaller pictures (period specific to the 21st century!) The bathroom tile matches the pool coping tile, the cozy semi-private office is enhanced by a gorgeous piece of 1950s furniture, and the one-of-a-kind neon sign was a gift from Regency to close friends.

The family room, previously a flat wall with no built-in features, was transformed to reduce clutter and create a more organized space. A custom-built wall unit was designed to maximize storage and functionality. This large unit features a mounted flatscreen TV set against a shiplap backdrop, with wires neatly concealed within the wall to minimize visible cords. The built-in unit includes two floor-to-ceiling bookcases on either side, each with open shelving both above and below. The center of the unit offers a combination of drawers and cabinet doors, providing 10 additional storage solutions. This versatile space is ideal for organizing children’s artwork, art supplies, movies, electronics, games, and more. To enhance the overall aesthetic, crown molding was added to complement the unique sloped ceiling, along with baseboards and additional trim work. Additionally, wood floor laminate was installed throughout the entire first floor of the home, replacing outdated carpet and contributing to a cohesive, modern look.

The client desired a European style with sleek, modern aesthetics, and we were thrilled to bring their vision to life. In the kitchen, we installed stunning flat-panel cabinets that exude a contemporary charm. The upper cabinets reached all the way to the ceiling, optimizing storage space and providing a seamless, polished look. These upper cabinets not only offer ample storage but also add a touch of elegance to the entire kitchen. To further enhance functionality, we incorporated wide drawers into the design. These spacious drawers make organizing and accessing kitchen essentials a breeze. They provide a convenient and stylish solution for storing utensils, cookware, and other items. For the finishes, we employed a combination of light and dark tones to create a striking contrast. The light finishes brought an airy and open feel to the space, while the dark finishes added depth and sophistication. This harmonious interplay of colors created a visually appealing and modern atmosphere in the kitchen. In the bathroom, we continued the European influence with floating cabinets. View from looking out from the house to the cabana office. This contemporary design connects the house to the cabana office both physically and architecturally. Two sets of 12" stainless steal spill edges were used to be visible from both the office and the home. Colored and textured concrete blended with the Leuters limestone coping.
