Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps.
The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability.
The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. Whimsical Laguna Beach cottage. The work is in all of the details. This project entailed an intricate amount of work from sewing flanges and welting on the comforter to putting together shams that had flanges, borders, and welts. The room just turned out adorable just like a little beach resort

This project in Strongsville, Ohio entailed a revamping of the entire first floor.
The wall between the formal dining room and kitchen was demolished, creating an open space to share conversation and bond with family.
The kitchen was fully remodeled with an optimized layout for seating, storage and counterspace.
The laundry room, den, living room, bathroom and office were also updated to carry the aesthetic flow from the upgraded kitchen.

This project entailed updating a finished basement and boys' playroom that was underutilized and contained many design obstacles from lolly columns to mechanical equipment. The client wanted the space to blend with the eclectic old style of the rest of her home, and also wanted to incorporate a couple of existing custom millwork pieces. With three boys, all with varying interests from art to toy collections, the client needed this space to cater to their hobbies. Ultimately the clients received exactly what they wanted- a multifunctional space that all could enjoy that can only be defined as breathtaking.

This project was an addition to an existing residence, located in Bender's Landing Estates, in Spring, Texas. It entailed adding a 2 story addition to the left side of the house: a covered parking area, and an upstairs man-cave, as well as a new covered outdoor kitchen in the rear of the home. The owner told me it was a much needed escape, for a little bit of quite relaxation and solitude. One of my smaller projects, but I like how it came out - the key was blending it with the existing residence.

Nestled in the heart of Kirkland, this condominium underwent a breathtaking transformation. While most rooms had a good layout, with living and dining room windows offering a stunning view of Lake Washington against the backdrop of majestic mountains, I opted to give the kitchen and both bathrooms a complete layout makeover. This intricate project necessitated the expertise of structural and mechanical engineers.
Now, let's delve into the kitchen remodel—a true masterpiece. It entailed dramatic changes in layout, plumbing, and equipment placement. We closely collaborated with the client to craft a brand-new design. A primary goal was to create a spacious, functional kitchen space with ample storage, perfect for family gatherings. By removing two interior walls and retaining a structural column, we fashioned an inviting island with a cozy seating area.

This project was designed by Giuseppe Abbrancati and installed by Gappsi at a fully custom built luxury home in the secluded area of Huntington Bay on Long Island. Simple, clean lines, and elegant design incorporates a 20×40 gunite swimming pool with many features. It includes a built-in spa, finished with waterline porcelain tiles and a blue diamond brite quartz finish made to last a long time. The spa, swimming pool, and all the other options are fully automated by a control accessible through a smartphone. The swimming pool is also equipped with a safety auto cover, that can open and close in one minute. The swimming pool equipment includes a gas heater, multiple VS pumps, an air blower for the spa, a salt-chlorine generator system, and an ozone system. The pool also includes 2 water spill over fire bowls with LED lighting, a full sized diving board, and a sundeck LED bubbler water jet.
This backyard setting includes a gas fire pit area with a masonry patio fire pit structure, and 36 inches columns built to hold the fire bowls next to the pool. There is also an outdoor kitchen built with Wolf outdoor cabinets and a Twin Eagles grill. All patios and walls were paved and veneered with Fiorito travertine, and the pool coping and stepping stone walkways are custom cut flamed Pennsylvania blue stone. A custom-built pavilion was incorporated in the layout to match the house’s architectural design, colors, and materials. This structure was built to cover the couch sitting area and protect it from the rain and sun. The landscaping entails many types of trees and flowers, natural rock walls, precast step risers built to lead to the lower backyard area, and all new sod with an irrigation system for the entire backyard.

The driving force behind this remodel project was to form a cohesive space on the first floor. This entailed developing a larger kitchen, re-functioning the space of the living room and updating the fireplace, stairwell and lastly the master suite.
In order to achieve this concept, the existing wall that separated the dining room and kitchen was removed. Opening up this space allows for a continuous flow, and enables for a kitchen nook complete with an eating tabletop that connects with the kitchen island. The illumination in the kitchen and dining was updated to contemporary light fixtures.
Updating the fireplace and TV area in the family room added in another important element, the client’s desire to create a “sweet spot” for his passion of music. This called for altering the existing living room and turning it into a music space. Within the newly designed music room, a custom sofa was developed to fit into the space and placing speakers in the appropriate corners allows him to accomplish his “sweet spot” goals. All while being incorporated into the greater living space.
Finally, the curved custom tile work on the floor in the master bathroom creates the sense of an organic
spa like retreat for the clients. The high ceiling and clear glass of the large shower open the space and
allow for the focal point of the standing tub to be highlighted.
Other heighten features include a custom wood front door, stone work on the stairwell, custom organic
maple coffee table complete with live edges, pantry/ bar area and wall hung vanity cabinets.

Xeriscaping is extremely popular, especially in Southern California. With rising water costs, many homeowners have turned to xeriscaping to lower their utility bills and reduce their carbon footprint. Xeriscaping entails the creative use of hardscape and native and succulant plants to create a beautiful, low-maintenance, drought-tolerant landscape design.
