Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps.
The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability.
The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light.

Our Clients wanted to update a family lakeside retreat with a modern sensibility. The resulting design is a warm, contemporary space intimate enough for the couple to enjoy alone, but flexible to accommodate additional guests.
This project entailed the teardown of an existing structure and new construction of a two-story building. As required by zoning, the existing footprint was maintained.
On the first floor, a traditional woodstove juxtaposed to a floating stair anchors the open floor plan. Large picture windows provide lake views for the dining and living areas. An adjacent galley kitchen makes for easy entertaining. The first floor also includes a guest suite.
The second floor includes a master suite, secondary seating area, floor to ceiling built-ins, office space and an upper deck. Barn and pocket doors create additional sleeping accommodations as needed. Cable railings are used throughout so as to not impede sightlines.

Durasupreme silverton panel door in cherry smoke stain finish, low gloss sheen used for the island, wet bar, and coffee area. Perimeter grey tone painted cabinets in a custom color match per client’s request was specified. Shadow storm granite and cambria whitney quartz were used in combination to set off the cabinet colors. The existing floors were refinished during the project in a neutral tone. The ceiling was detailed in a classic tongue and groove board in a white paint finish as well as the wainscot wall panels and window trim.
Expert installation is always a must for projects that entail stack crowned molding as elaborate as this installation. When working in historical homes, or homes of age that have leveling issues, stacked crown molding can hide the fact the ceilings may not be parallel to the floor.
