A new vanity was chosen to give her that furniture look while still providing some storage – although there is a linen closet located just outside the bath. We topped it off with a beautiful mirror with great detail and an equally great light fixture. Also, we mixed the finishes in the bath between nickel and champagne, i.e., gold/silver mix. Mixing metals is perfectly acceptable and quite frankly way more interesting the everything matching. Above the new toilet, we added interesting abstract artwork framed in a large mat so it would not clash with the wallpaper. Master Bathroom Originally, the Master Bath had a large garden tub as the focal point and a tiny stand up shower in the corner. We removed the garden tub, moved the shower to this area as the focal point and turned the tiny shower into a much needed linen closet. At this point, I know you are thinking, what about resale with no tub? We used it in the upper half of the shower while keeping the lower half light with this plank tile in a striated pattern. We carried the plank tile onto the floor for a seamless look. This is a 50'' Orton Style Rumford Fireplace at my home in Oxford,CT. A Rumford Firplace is made with either a straight rear wall or a slanted one. The slanted ones are the better heaters and I just proved "the more efficient" as they do not have a bigger throat area than the straight variety. The book "The Forgotten Art of Building a Good Fireplace" written bu Vrest Orton in the late 60's descibes the slanted variety well and that is where they picked up the name. He did not invent them rather he wrote of what he witnessed as being nice enjoyable good heating Rumfords . It uses my self made damper and burns all winter long with the damper blade at only a 1-3/4'''' gap opening. This represents a throat area to fireplace opening area of 1 to 30 a achievement that recently left the top authority on Rumford Fireplaces in awe and disbelief as his straight backed Rumfords only get to a 1:20 ratio. Although he remained skeptical and wanting more explicit videos and refusing to sign a nondisclosure agreement, he wanted to know if I could do the same with his chosen styled Rumfords. With a large or small fire the damper stays fixed. Weather is a non issue, even foggy drizzly nights do not effect this fireplace. There are videos at FCasini on You Tube showing the 50'' burning along with my basement 36'' Orton which I did experimenting last winter . The basement [never used before] has no face, so I affixed a steel panel on it to see if it could burn at the same ratio as my 50'' which uses my self made 30 year old damper. Iinstead it has a custom vestal damper which I cut the front off as I occasionally do when the budget is limited. It burned good at a 1 to 26 ratio which is way above the 1/17 that Straight Back Rumfords normally do although their very best is 1/20 ..both of which depend on the use of the highly suggested Tee Pee Fire which will assist any fireplace in smoke evacuation due to solely emitting the smoke form the high end of the standing logs! Both of my fireplaces certainly can use this style fire but I enjoy the horizontal log cabin style because of the easy loading and longer lasting fire per load. This winter I am going to affix a glass panel to get a good look at the throat and inner breast chamber while the fireplace is burning. This will be done in my third [ also un faced like the basement] Rumford. This one uses an outside chimney that is about 18' tall, much shorter than the other two and not as warm an environment being the other two are interior chimneys. I am anxious to see if it will compete with a lesser draft ? I have been searching the patent data base and to date there is nothing close to even resemble the way I get these slanted fireplaces to pass the smoke through such a ridiculously thin throat which I call "The Gates Of Hell". The prototype is complete and installed into this fireplace which is in it's second year of performance testing and doing better than I expected, in fact before installing it last week I cleaned the throat and chimney and damper blade which hasn't been done in 6 years. This did help the performance a lot as the passage is so thin any build up greatly slows it down from the added viscosity ie flow drag. For those that don't understand the benefit of a 1:30 ratio it is half the loss of heated air up the chimney and results in a 50% increase in heat efficiency. This equals a 100% enjoyment factor for anyone whom takes fireplace burning seriously like have done and do for the past 30 years! The house doesn't get sucked cold!

Our clients came to us after recently purchasing this 1967 home in the lovely Spring Creek neighborhood. They originally considered adding on to the master bedroom or possibly putting an addition above the garage. After all considerations, they decided to work within the existing sq. ft. of the home. They wanted to update their kitchen, they needed to add an office, as she works from home and they wanted consistent flooring throughout the front of the house. They had a small galley kitchen that you could enter from the front formal living/dining room or from the other end but it was completely closed off to the main living area, other than a small window. They really wanted to open it up but worried it might be too opened up. In addition to adding new ceiling height cabinets, they wanted to completely gut this outdated kitchen and start over with a cleaner, simpler looking kitchen. They had trouble envisioning what their space would look like opened up, so using our technology and being able to show them a rendering and being able to do a virtual walk-through, really helped them see their future. We demoed the entire kitchen and all of the flooring throughout the kitchen, family room, living room and formal living room. We removed most of the wall that closed off the kitchen to the living room, with the exception of the half wall that became part of the new island. The doorway that used to go between the formal dining and kitchen was closed off, creating more kitchen wall space and allowing an office to be added at the back of the formal dining that could be closed off, when needed. White Chandler cabinets were installed with beautiful Macaubus Giotto Quartzite countertops. Our clients chose to install a spice pull out and utensil caddy pull out on either side of the oven and a tray pull out for cookie sheets, as well. A wooden vent-hood was also built by Chandler, creating a nice contrast to the white cabinets. Matte black Stanton pulls and Elara knobs were installed coordinating with the Forge Industrial Pendant Island lights and the Doster Dome kitchen table pendant. A Kohler vault Smart Divide®top-/under-mount double-equal bowl kitchen sink was installed in the island with a Kohler Simplice kitchen faucet, also in matte black. Detailed posts were added to each corner on the back side of the island, giving it a more custom finished look. In the formal dining room, a 4-light Forge Industrial Island Light was installed, which coordinated with the two pendant lights above the island. Adjacent to the living room was an office/wet bar area, leading to the back porch. We replaced the existing wet bar with a new cabinet and countertop and faucet, matching the kitchen and installed a wine refrigerator, too. Hardwood floors were installed throughout the entire front of the house, tying it all together. Recessed lighting was installed throughout the dining room, living room and kitchen, really giving the space some much needed light. A fresh coat of paint to top it all off really brightened up the space and gave our clients exactly what they were wanting.

Updated Spec Home: The Bathrooms The last stop on the main level of this Updated Spec Home are the Bathrooms. Every surface of the Guest Bath and Master Bath was touched- even some renovations in the Master bedroom. All I can say is thank goodness these two love wallpaper – we selected classic patterns for each bath that will stand the test of time! Guest Bathroom The Guest Bath also doubles as my mom’s bath. The footprint remained the same but we updated everything. A new vanity was chosen to give her that furniture look while still providing some storage – although there is a linen closet located just outside the bath. We topped it off with a beautiful mirror with great detail and an equally great light fixture. Also, we mixed the finishes in the bath between nickel and champagne, i.e., gold/silver mix. Mixing metals is perfectly acceptable and quite frankly way more interesting the everything matching. We then installed more beams to replicate the existing half. Finally we painted the whole structure. H Hopefully it will last another 20 years now.
