The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. No wonder this home was awarded the 2013 Merit Award from the American Institute of Architects (AIA) Cincinnati and the 2013 Honor Award from the CDA + Cincinnati Magazine for its exterior space! Panda’s custom designed Bi-Fold Doors ensure that a homeowner can equally and cohesively enjoy their interior and exterior spaces. Views from the house and views of the house should hold equal merit. Closeup of the door to the hidden pantry. False panels and hardware to match the rest of the bank of cabinets. We custom made all of the kitchen cabinetry and shelving. The kitchen was a small area so maximizing usable space with function and design was crucial. The transitional design features a pantry wall with the Sub Zero all glass door refrigerator and oven cabinet centered and equal size pantry cabinets to either side with 3 large storage drawers below and rollout shelves and work surfaces behind the door cabinets above in each with a hidden walk-in pantry door next to the Sub Zero. The cabinets on the range wall all have large storage drawers with wood organizers in the top drawer for spices and utensils. The client also wanted floating shelves to either side of the steel hood which were made from re-sawn maple to look like cut pieces from an old beam, each shelf is lit from the underside with LED flush mounted puck lights. The island was our biggest challenge. It needed to house several appliances of different size, a farmhouse sink and be able to have function from all 4 sides and still have room for seating space on the backside. The sink side has the farmhouse sink centered with storage drawers to the right that feature wood organizers and a double middle drawer to help hold all the small utensils and still maintain the 3 drawer look from the front view that matches the integrated dishwasher to the left. The right side contains both the integrated soft close trash unit and an icemaker with a third false panel door to maintain the size balance for all three. The left side houses the Sub Zero undercounter freezer. I wanted the face to look like six equal sized drawers, which left the integrated drawer fronts for the freezer overlapping the side panel for the dishwasher. The back of the island has storage tucked up under the seating space. The quartz countertop meets up against the maple butcher block to create a stunning island top. All in all the end result of this kitchen is a beautiful space with wonderful function. We finished the false beams in our exclusive hand-rubbed cappuccino stain. Photos: Kimball Ungerman

This remarkable renovation reimagines an entire lower level into a multi-room retreat that reads less like a basement and more like a private members' club. Every inch was designed with intention — layering bold textures, curated art, and a confident mix of moody and luminous palettes to create a space that is simultaneously dramatic and deeply livable. Main Living Area The heart of this renovation is a sweeping living room where refined restraint meets expressive design. Walls are finished with architectural fluted millwork banding near the ceiling — a detail that adds rhythm and sophistication without overwhelming the space. Flanking panels of delicately patterned textured wallpaper frame a striking large-scale abstract canvas in black, white, and gold, which serves as both the focal point and the color story for the entire room. Paired frosted glass capsule sconces with warm brass fittings illuminate the artwork from either side, casting a soft, gallery-like glow. The furniture selection is equally considered: a generous cream linen sofa anchors the primary seating area, complemented by a pair of sculptural dark leather swivel lounge chairs with a stone travertine pedestal side table nestled between them. A plush velvet ottoman, a brass arc floor lamp, and a soft gray area rug over wide-plank hardwood floors complete the composition with quiet luxury. Bar & Entertainment Area The bar is nothing short of a showpiece. Custom cabinetry in a sophisticated greige-gray, featuring a mix of flat-panel and reeded/fluted door fronts, is crowned with a jaw-dropping geometric faceted tile backsplash. The tile — a mosaic of black, white, and metallic stone set in a kaleidoscopic diamond pattern — catches the light and shifts dramatically depending on the angle. A pair of oversized brass dome pendant lights hang above a sleek island topped in richly veined dark marble, providing both task lighting and a glamorous focal point. Open shelving built into the backsplash wall displays sculptural art objects — including a carved Buddha head and white abstract sculptures — reinforcing the home's gallery aesthetic. A brass spring-coil faucet, integrated beverage refrigerator, and patterned swirl-print ottomans tucked beneath the island make this bar equally functional and unforgettable. Game Room A complete tonal departure, the game room embraces deep, moody drama through floor-to-ceiling dark olive green walls and ceiling. A large-format sage green square tile accent wall grounds a wall-mounted flat screen TV, while a mahogany billiard table with slate blue felt takes center stage on a vintage-style area rug. A sculptural brass sputnik chandelier overhead adds a touch of glam that keeps the space from feeling too heavy. Floor-to-ceiling windows flood the room with natural light and offer serene woodland views — a beautiful contrast to the room's intentionally dark interior palette. Sitting Room A quieter counterpart to the more dramatic spaces, the sitting room offers a warm, neutral sanctuary. A modern channel-tufted sofa in warm gray is dressed with rust terracotta and watercolor sage pillows. A sculptural tub chair in textured charcoal fabric, a pair of curved bronze ottomans with ribbed white upholstery, and a small dark marble side table complete a seating vignette that feels curated and calm. Signature Art Installation Perhaps the most conversation-starting element in the entire project is a bespoke wall sculpture: dozens of white ceramic pods with gold-leafed interiors, arranged in a sweeping, wave-like pattern across a stairwell or hallway wall. The installation bridges art and architecture, transforming a transitional space into a destination.
