This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Our clients wanted to incorporate an East Coast vibe into their home. The kitchen had a great layout, but a wilted palette of earth tones looked outdated and uninspired. With a busy lifestyle and two kids in school, the couple needed a highly functional space that didn't skimp on style. Their research of design-build firms led them to the JRP website, and they called for a consultation the same day. After years of living with dark cabinets and a mix of heavy colors, the couple craved lightness. They wanted an airy kitchen with smooth, light-reflecting surfaces and a full-slab backsplash. A plan was drawn up for a complete rebuild that would change everything in the kitchen except the layout and the original tile-and-wood floors. Now bright and uncluttered, this transitional kitchen is truly a space where the family can gather for years to come. Every part of the room draws you in, creating an atmosphere that embraces lingering conversations. The holistic design balances East Coast cool with California chic. Layers of contrasting textures achieve a high level of polish that looks and feels exceptional. The full-slab backsplash in Calacatta quartz stands out as a work of art, its glossy surface softly reflecting natural light. Matching quartz countertops add lustrous movement, where painted and natural wood textures quietly anchor the room. New, two-tone cabinetry is fresh and on-trend. Our clients came to us after discovering a leak in their upstairs bathroom. They were out of town on vacation and their neighbor was checking on their house and happened to walk in the garage and see water leaking from the ceiling. Thankfully, it was a slow leak but the water had to be turned off for them to deal with after vacation. This was a shared bathroom between the kids game room and their son’s bedroom, so it was used all the time. They needed to update the bathroom anyway, so now was their chance. They wanted to replace all finishes, except the bathtub and toilet. Originally, it had dark cabinets and a dark blue/gray wall color, so they wanted to brighten it up. They wanted a classic look that would be timeless, so we chose a simple gray and white color scheme. They used some fun bright accessories to bring a little excitement into the space. We started by gutting the entire space, with the exception of the bathtub. New striated glossy white Hall Blanco Ceramic wall tile was installed around the bathtub. A Marble Hex Mosaic tile was used as an accent in the shower niche. She picked out a beautiful Silestone Eternal Serena Polished Quartz countertop. A Mirabelle® Mangrove Center Vitreous China rectangle white undermount sink was installed for a more modern feel. Maple cabinets from Quality Cabinets were installed with a cotton finish. Most of the hardware is Delta Faucet “Dryden”, except the pulls, which are “Square Bar” pulls from Top Knobs. All hardware is polished chrome, coordinate with the Feiss “Montero” 3-light vanity lighting fixtures. Sticking with the hexagon shape for accents, the floor tile they chose is a 10” matte Silver Hex Porcelain floor tiles. The colors and finishes coordinated and looked beautiful when it was completed. Cramped space, narrow doorways, and dated cabinets – that is what the Trupe's had. The time was right to set a transformation in motion. The first step was to call Amos from ALL Renovation & Design. They had been friends for the past 20 years, thanks to a deck he had built for them. And Amos immediately caught their vision for the kitchen. More space. An island for entertainment. And a striking look. The Trupe's dream kitchen wasn't going to be without challenges. The door leading to the outside had to go. But how to match the 20-year-old siding? The narrow doorway between the kitchen and the dining room had to go too. But what to do with the wires in the wall? And though getting rid of the outside door and the doorway gave more room, how would an island, big enough to be useful, fit? Space. That was the challenge. Countless design concepts. Countless ideas to work through. From the beginning, Amos committed to the extra mile. Once the island size and cabinet placement were decided, Amos’s team began work in earnest. The custom-built oak cabinets with an espresso stain finish were the starting place for the project. All other colors and materials were chosen to compliment the cabinetry. Like the Daltile glazed porcelain tile floor in the Saddle Brook style and the Farmhouse color. The backsplash proved to be a challenge. Have you ever settled on the absolutely perfect option only to find that it is forever discontinued by the manufacturer? That's what happened. Thankfully the Trupe's second choice of Anatolia Bliss Fusion Ice mosaic blended beautifully with the granite countertop. Amazingly, the team was able to match the 20-year-old siding perfectly. The corner cabinet took creativity as well. Cutting the corner (literally) did the trick. By adding a corner cabinet and cutting the corner of the island countertop, the Trupe's are delighted to have a usable walkway around the island. “It sounds trivial,” Mr. Trupe remembers, but, instead of going with a plain side to the wood-work around the fridge, the ALL R&D team suggested matching the detail of the cabinet paneling: “I love it.” Trivial? Not at all. That is part of making your dreams even better in reality.
