Trends we see popping up throughout this coming year: Multifunctional spaces and furniture - Anything that keeps the whole family in same room. As far as color palettes - Warm, neutral palettes with natural materials (woods, wicker, rattan) and pops of strong colors or pattern play, Relaxed and cozy seating - This year, we'll see less sharp lines and more cozy ones. Luxe minimalism - Bringing in natural materials, splurging on some multi-purpose pieces, and purging excess to create more space.

Terracotta is an interesting type of stone manufactured using a variety of techniques dependant on the country of origin which leads to a number of differences such as Spanish Terracotta being less porous than its Mexican counterpart: the former is semi-hand made and finished in a factory kiln, while the latter is completely handmade. Spanish Terracotta is therefore a lot less than porous and ultimately, of a higher quality. But despite the Spanish Terracotta being less porous, and therefore being less prone to ingrained dirt, it still, like any other stone, needs regular maintenance to keep it looking smart. In the tiling trade, we quite often refer to this as a good old fashioned ‘Clean and Seal’ and this is exactly what was requested by this property owner in Halifax, for their Spanish Terracotta tiled floors in the kitchen and adjacent hallway. I cleaned both sets of Terracotta tiles using the same process, which involved the application of our reliable alkaline cleaner known as Tile a Doctor Pro Clean, diluted with five parts of warm water. Once the solution had been left to dwell for a short period, it was scrubbed into the tiles to remove all dust, dirt, and general muck. This created a slurry of cleaning residue, which I promptly soaked up using a wet vac. A wet vac machine is an essential tool when it comes to cleaning porous tiles since, unlike a traditional mop and bucket, it sucks the excess trapped dirt out of the clay and thus provides a superior clean. Following this, I applied a small amount of our heavy duty remover, known as Tile Doctor Remove & Go, to deal with some of the more stubborn stains and paint splashes, before rinsing with clean water and wet vaxing in a similar fashion to before. Once the clean had been completed I left the tiles to dry completely. This can take 12 to 24 hours depending on numerous factors including whether a Damp proof Membrane and underfloor heating has been installed which can really help reduce drying times. Letting the tiles dry completely before sealing is paramount as moisture can cloud the sealer and affect its performance. Upon my return to the property I ran some quick damp tests, which revealed the tiles were ready to be sealed. I then applied several coats of Tile Doctor Seal and Go, our topical sealer which provides a satin finish and accentuates colour. A new coat of this product is recommended every six months on Terracotta to ensure the continuous protection of the tiles’ soft clay particles. My customer was extremely pleased with her refreshed Terracotta tiles. It goes to show what a big difference a bit of regular maintenance can make. I advised the customer that an everyday cleaner called Tile Doctor pH Neutral cleaner can also be used regularly to keep the tiles looking great without damaging the sealer. This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. Concrete and asphalt surfaces occupy twice the area of buildings and are the most detrimental to clean water. Concrete and asphalt surfaces dominate the landscape of our urban environments and prevent rainwater from being filtered naturally. They send harmful polluted water straight into our streams, rivers and lakes. In urban America, concrete and asphalt pavements produce two thirds of our excess water runoff. They are responsible for significant hydrocarbon pollutants on our ground and in our water, causing ground water decline, and resulting in local water shortages. These concrete and asphalt surfaces also create huge increases in temperature known as the urban “heat island effect”. The pollution caused by impervious surfaces deteriorate the quality of our storm water runoff and create large overflows that our storm sewer systems cannot handle. It is also important to realize that the urban forest force is drastically diminishing, causing CO2 levels to rise, which in turn causes global warming. With all the negative influences of impervious pavements now is the time to turn our attention to alternatives for the benefit of the environment. From fire lanes, overflow, and event parking, to temporary and stadium parking, reinforced grass parking systems deliver the same strength and durability of asphalt and concrete without the negative affects mentioned above. By paying appropriate attention to the everyday materials on which we walk and drive, we can replenish renewable resources, restore the natural regenerative processes, and produce a cleaner, healthier, safer, more sustainable world in which we must live. Porous pavements are potentially the most important development in urban watersheds since the invention of storm sewers. By routing rainwater directly into the earth as nature intended, the need for costly storm water structures can be drastically reduced. The #LakesideLeisure Project was a comprehensive redesign of a lakefront property that transformed various challenges into stunning solutions. Initially, the property featured a small, high-maintenance cedar deck with minimal lake views, poorly placed stairs, limited flat yard space due to extensive tiered landscaping and excessive plantings, obstructed lake views, and privacy concerns from a neighboring home. The client’s vision was clear: they wanted a large, flat yard for family activities and hosting, enhanced outdoor living spaces for dining and lounging, increased privacy from neighbors, more shaded hangout areas, improved “curb appeal” from the lake, and reduced maintenance.

The sealing process begins with pressure washing the entire patio, removing all dirt/debris from the stone surface and in between the joints. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the paver joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface. A large master bathroom remodeled to fit our clients' needs. For this renovation, we replaced the large jacuzzi tub with a second vanity, exchanged the floor-to-ceiling shower doors with lower Starfire glass (which also prevents excess steam), a new shower bench and niche, as well as a new entryway to the walk-in closet. This new and improved master bath was then adorned with large dark grey floor tiles, dark grey painted walls and vanities, rich blonde maple doors, and artisanal pendant lights with sleek Edison bulbs. THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

SLDarch: The rugged Hajar Mountains ring the city while this rocky hillside setting offers great positioning to take in distant city lights set against the shimmering Gulf of Oman. With careful positioning, we were able to preserving the existing mature trees and nestle this home against the rugged desert mountains. Major views orient towards the north guarding against the relentless summer sun while providing massive vista views and open floor plan. Here we have a delightful interplay of open rooms and multi-levels, connected by gentle steps, ramps, stairs and elevator. Main living room has full ceiling skylight with deep geometric webs and reflective glass, allowing spangled sunlight throughout the interior spaces but blocking the excessive solar gain. Ample allocation for art display has been integrated throughout this home as well as a 1500 sf dedicated art gallery and two home office spaces as well as a built-in wood shop. A spiral stair leads to the rooftop aerie for evening star gazing, relaxing and cocktails.

For this job, I had the pleasure of visiting the historic Salts Mill, a former textile mill turned art gallery, shopping centre, and restaurant complex near Bingley, West Yorkshire. It was built in 1853 by the famous manufacturer and philanthropist, Sir Titus Salt, and was at one point the largest industrial building in the world by total floor area. As you can imagine, a lot of the rooms at Salts Mill are over a century and a half old. Most of them also contained stone flooring made from Yorkstone – a type of Sandstone unique to Yorkshire, and easily distinguishable due to its rich, natural yellow colouring. Unfortunately, one such floor in the Salts Mill was in quite a bad state. It has completely lost its vibrance – appearing more grey than yellow – and was evidentially in need of a very deep clean and fresh seal. I started the Yorkstone tile restoration by soaking the floor in a strong dilution of our reliable alkaline-based tile cleaner, Tile Doctor Pro Clean, and scrubbing it in using a rotary machine fitted with a scrubbing pad. This quickly removed the initial layers of muck and, in the process, revealed oil-based paint and glue stains all over the floor. To break down the oil and paint I applied Tile Doctor Remove & Go, which is our heavy duty stripper, remover and degreaser. This quickly ate through the paint and glue, and I followed by giving the floor another thorough clean with Pro Clean. Finally, I rinsed the floor with clean water before leaving it to dry for a full two days due to the amount of chemical cleaning product and water applied. Upon my return to the Salts Mill two days later, I ran some quick damp tests to check for any excess moisture which could’ve prevented me from sealing the floor. Thankfully, the floor was dry and ready to be sealed, but it is always recommended, especially with older floors, to be aware of damp issues as these can be very troublesome. My choice of sealer was Tile Doctor Seal and Go, a topical sealer which provides a robust, stain resistant seal and a durable low sheen finish all in one product.
