Project Description:
The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor.
Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water.
To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit.
Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife.
The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought.
The area above the StormTech® pit provides space for the client’s family to relax. The rain garden and bioswale provide screening, storm water management, a habitat for wildlife, and plants that enhance the adjacent formal garden.

I was recently called down to a client’s house in the market town of Wellingborough, situated approximately 11 miles from Northampton. My client’s situation was an interesting one, as she had an old gas pipe sticking out of her Victorian tiled floor, very close to a doorway. Not only was this a bit of an eyesore, it was also significant trip hazard. The floor had been previously covered by carpet, so it is understandable that my client would have been initially unaware of the obstructive gas pipe.
Rather than risking an accident in the future, she asked me to see what I could do to rectify the issue. At the same time, I was commissioned to give the floor a much needed clean and re-seal.
My first priority was, of course, to deal with the exposed gas pipe. I was unsure whether the pipe was live or not, so I carefully removed the surrounding tiles, allowing a certified engineer access to it. He ensured that the pipe was capped below the tile line, allowing me to safely proceed with my repairs.
I returned a few days later, rescreened the area, and began to refit the tiles, carefully hand painting some of the black tiles to hide the damage and cracks. I also applied new grout to fix all of the replaced tiles into position, and this was left to set overnight.
Returning to the house the next day, I set about treating the floor to a normal strip, clean and re-seal of the entire floor. There was very little old sealer still remaining on the tiles, so I mixed a solution of Tile Doctor Pro Clean and water, before applying this to the floor. Pro Clean is a strong alkaline cleaner which also contains stripping properties, allowing it to both clean and break down any old sealer. The solution was worked into the tiles using a black scrubbing pad, and any excess residue was quickly absorbed using a wet-vac machine.
With older floors you never can tell if a damp proof membrane was installed and it can be troublesome applying a sealant to a damp floor so I left the whole floor to dry for seven days, giving it more than sufficient time to dry completely before the re-seal. To seal the tiles I used five coats of Tile Doctor Seal & Go Extra, which provides both a robust surface seal and the pleasing sheen finish requested by my client; Seal and Go Extra is especially suitable for exterior applications or damp floors due to its increased breathability.
My client was very glad to see the back of the gas pipe and pleased with the overall results of the clean and seal, as it had given this Victorian tiled floor – once hidden under carpet – new life and character. Additionally I’m sure that restoring such an original feature for the property has increased its value.

Note the excessive amount of framing on the front end. This client will have us come back to enclose this deck in the future and we needed to build it strong enough to withstand the extra weight. You should always use pressure treated lumber and weather proof hardware and fasteners. It's hard to see, but we also are set up to run electrical into the structure when we enclose it. The bay window will make for a tricky tie-in when we add the roof and walls. This includes the necessity of properly waterproofing when we do so.

Carter Fox Renovations was hired to do a complete renovation of this semi-detached home in the Gerrard-Coxwell neighbourhood of Toronto. The main floor was completely gutted and transformed - most of the interior walls and ceilings were removed, a large sliding door installed across the back, and a small powder room added. All the electrical and plumbing was updated and new herringbone hardwood installed throughout.
Upstairs, the bathroom was expanded by taking space from the adjoining bedroom. We added a second floor laundry and new hardwood throughout. The walls and ceiling were plaster repaired and painted, avoiding the time, expense and excessive creation of landfill involved in a total demolition.
The clients had a very clear picture of what they wanted, and the finished space is very liveable and beautifully showcases their style.

I’m often asked if you should seal a tile before grouting and the answer is a definite yes, and this Encaustic Cement tiled bathroom floor installation in Stockport is a great example as to why. The tiles had not been sealed before grouting and then, once the tiler went to grout the newly installed tiles with a grey grout, the colour ran into the tiles, staining them and leaving them looking grubby and dirty. Had the tiles been sealed it would of made the process of removing the grout from the surface of the tile much easier.
If you haven’t come across them before Encaustic cement tiles are often hand painted and are available in a range of beautifully artistic patterns, so it was a real shame that these tiles were allowed to be spoilt by an avoidable mistake. As you can imagine, the property owner was keen to have the tiles professionally restored, and she contacted me to get the job done. I took some photographs but I’m not sure that they do justice to the problem.
Rather than use a liquid cleaning product, I opted to use diamond encrusted handheld burnishing pads to remove the grout stains. Our burnishing system comprises four pads of varying grits. I started with the Coarse grit burnishing pads applying to the tiles it with a small amount of water as lubricant to grind down the grubby marks. Following this I worked my way through the system, applying Medium, Fine and Very Fine pads to gradually restore the appearance of the floor. Once the burnishing process has been completed I rinsed the tiles and then accelerated the drying process using a heat gun to prepare them to be sealed.
Removing any excess moisture before sealing is essential as even a small amount can cloud the sealer and prevent it from properly protecting the tiles from dirt and stains. Once satisfied that the floor was dry, I proceeded to seal it using Tile Doctor Colour Grow. As an impregnating sealer Colour Grow penetrates deep into the pores of the stone to fill them and thus prevent dirt from becoming ingrained. Colour Grow’s colour intensifying properties also really accentuated the patterns of the Encaustic Cement tiles.
Now that these fantastic tiles have been properly sealed it will be far easier for the customer to keep them clean in future. Needless to say, she was very happy with the result. We recommend topping up your sealer on a regular basis to ensure problems like those which occurred here do not damage the appearance of your tiles.

In this "old world" traditional home, the client wanted modern elements and conveniences in the appliances and fixtures. Her love for stained wood with character led us to a knotty alder wood with a rich glaze. The combination of stainless steel and rustic wood was exactly what she was looking for.
The coffered ceiling was designed to hide a single steel beam and stack vent in the ceiling. These items could not be moved without excessive expense. We designed an coffered ceiling to add symmetry and purpose to the decorative cover of functional beam. The custom designed hood disguises a stack vent.

The driveway installation started with the excavation of existing asphalt and sub base. New concrete base with fiber mesh was installed with Amagansett granite pavers is laid over a thin layer of graded sand. Stone was selected from the Gappsi natural stone collection. Jumbo Belgian block was installed for the street curb and driveway entrance. The sealing process begins with pressure washing the entire patio, removing all dirt/debris from the stone surface and in between the joints. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the paver joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface. Our clients wanted a modern mountain getaway that would combine their gorgeous mountain surroundings with contemporary finishes. To highlight the stunning cathedral ceilings, we decided to take the natural stone on the fireplace from floor to ceiling. The dark wood mantle adds a break for the eye, and ties in the views of surrounding trees. Our clients wanted a complete facelift for their kitchen, and this started with removing the excess of dark wood on the ceiling, walls, and cabinets. Opening a larger picture window helps in bringing the outdoors in, and contrasting white and black cabinets create a fresh and modern feel.

A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters.
Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure.
Thus, contaminated air will not penetrate inside even through small cracks in protective structures.
CONCEPTUAL SOLUTION
The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed.
Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people.

Function meets form in the Delta House, which incorporates innovative building solutions for our challenging rural Canadian climate. Perhaps more akin to aeronautics than architecture, biomimetic processes drove the problem-solving approach while seeking multiple functions for each component. A typical Canadian home grows up and out of the site, exposing more of the facade to the elements. Instead of building up, the focus here was to make better use of the lower level. A section of the house was dug out on the south side, making room for three main glazed boxes. The spaces and bedrooms of a typical second floor were transferred to the more protected basement, thus lowering the volume of conditioned air within the dwelling.
To minimize energy losses through the glazing, ATA centralized the windows on the south side of the building, while minimizing the glazing on other facades. The centralized windows became the “three sisters” allowing the winter sun into the main floor and lower level of the house. The aerodynamic delta shape of the building was tested in a wind tunnel and was designed to minimize energy loss due to contact with the turbulent winter wind. The sisters are tilted 10 degrees towards the sun, leveraging the properties of glass as a reflector, when the sun is at a high angle of incidence in the summer.
The house also contains an innovative thermal mass battery in the basement slab and a connected radiative masonry fireplace. Excess heat, gathered at the top of the tent-like roof is directed down and reheated through the chimney before being drawn into the basement slab for storage. Openings in the floor areas ensure the energy is equally distributed throughout the dwelling.

The compositional symmetries of Chinese architecture relive with Ku Ku Kina, a wall or table cuckoo clock. A play on words, and on shapes, which gives a nod to elongated oriental profiles, capable of combining straight and slender lines and curved, amusing and harmonious appendages. Warm wood and cold glass don't always work well together, but here they do. This white oak staircase pairs naturally grained treads with a sleek glass balustrade anchored by bold black metal posts, a combination that feels considered rather than contrived. The wrap-around starting steps ease the entry, softening what could have been a hard geometric statement into something more welcoming. Overhead, a statement lighting installation pulls the eye upward, casting a warm glow that works with the oak rather than against it. Clean lines throughout, nothing excessive.

With careful positioning, we were able to preserving the existing mature trees and nestle this home against the rugged desert mountains.
