Sunset Heights Renovation This Victorian style home was beautifully designed from the interior to the exterior. Our clients were looking to update the outdoor space, not only was it not functional, but it did not complement their Victorian home. Although we had a yearlong waiting list for design, our clients were patient and hired us for 3D design. Many times, our clients already have all the components in place, such as a pool, outdoor kitchen, fireplace, pergola etc., but they just don’t feel right. The most important feature of our client’s new space was not only the components, but to be able to have a space that would allow them to create a lifetime of memories. From a visual perspective their existing space seemed limited and confined. Our design team was able to see past this and expanded its space to its full potential which allowed us to create multiple destinations for relaxation, enjoyment and most importantly entertainment. As we began the design process, we were able to take a closer look at the existing space and noticed many safety concerns and how the existing materials did not accentuate the home either. At the completion of their 3D design, we were able to present new ideas and materials that would enhance the value of the home as well as help them visualize the new space created with multiple destinations. Ivory travertine coping & decking was a must as was the Talavera blue highlighted tiles for the newly renovated pool. A new working spa and functional outdoor kitchen with bar were two spaces we are sure they would enjoy while spending time outdoors. We enlarged the existing covered patio to expand the seating area to include chaise lounges, a loveseat and chairs under the pergola shade accent. Newest favorite additions are the gas firepit and cabin play fort which can be highly utilized year-round. Our clients say, “The adults love hanging out in the fort too!” Nestled in the Historic District, our client’s home is now filled with plenty of space and great energy for family gatherings, parties, watching sports, graduations and so much more. Who knows, maybe a future wedding or two! Memories of a lifetime will be made here for years to come! This remodel was a dated 1980s Cape Cod style home that desperately needed updating with the kitchen starting as the foundation for the rest of the home. The owners purchased the property in 2013 with the intent of replacing the existing kitchen installed in 2000, as well as updating most surfaces throughout the home. The space while moderately sized, felt cramped due to the L-shaped design and eat-in island that disrupted traffic flow from the mudroom, dining room and sliding doors to the patio. The owners knew they wanted to bring the light from the southern facing front of the home to the dark cave-like feeling of the kitchen. This was remedied by knocking down the wall between the existing dining room (now a lounge area), widening the entrance to the family room and creating a pathway to the existing formal living room (now the dining room). Also to create better traffic flow into the kitchen, the existing mudroom door was moved to the opposite side of the wall. A large work island with cooktop, oven and convection/microwave was designed for efficiency and maintaining clean site lines. The work triangle allows for quick and easy meal prep and clean-up for the busy family. Space at the end of the kitchen was perfectly suited for a large kitchen table with views of the back yard, easy conversation with the cook at the island or those hanging in the newly appointed lounge area. The new doorway between the kitchen and dining room showcases the 10ft floor to ceiling bay window, allows more light to flood into the space and creates easy access between the two rooms for family gatherings. Given the home owners relocated to the area for job reasons and are not sure how long they will be in this home, we helped them achieve a balance of a design and finishes that they not only love, but would be appealing to many if another move was in their near future. We absolutely love the final result of this unique, two-toned kitchen! Our clients came to us with the need for a lot of love in their kitchen. Their home, situated in the Fox Ridge neighboorhood of Centennial, is a lovely and spacious house with lots of potential. The kitchen, while very sizable, contained a number of super dated elements. Our goal was to give the kitchen a complete aesthetic facelift, but to also encourage better function in the kitchen. Our primary concern was disconnecting the existing (huge) peninsula and replacing it with a centralized island. This busy family of four will benefit from the gathering space the island provides. We worked with the existing ceiling condition to create a unique, recessed wood-clad ceiling that offers a gorgeous rustic aesthetic. The existing linoleum flooring was replaced with beautiful walnut hardwood. New cabinets were installed in a two-toned orientation. The upper cabinets are a soft stone gray and the lowers are a painted hazelnut. We've stacked cabinets next to the range to create a secondary pantry storage area, and repaired portions of the existing pantry to optimize shelving space and appearance. The kitchen also includes a new desk area integrated into the cabinet run for homework and to-do lists. A new large, singe-basin sink and pull-down faucet were installed, and the kitchen is brought together by the mini-stacked stone backsplash that brings texture and warmth to the room. We've offered durable and beautiful working surfaces by topping the cabinets with quartz countertops: MSI Boletus against the window wall and MSI Concerto on the island. We love the look the of this final result, but particularly love the optimized function that it offers this wonderful family!

Stone Ridge, NY Sited on top of a bluff overlooking the Esopus Creek in New York’s Catskill Mountains, an existing house was built by the client’s grandfather in the 1930’s. While the wood structure was unsalvageable, existing stonework walls and chimney could be preserved. The new design is built on the ruin of this stonework. The main living space is extended towards the edge of the bluff to overlook the valley below. This ties the house to the existing stonewall that runs along this edge and anchors the house to the surrounding landscape. Existing bedroom and living areas were expanded and the surrounding landscape and daylight drawn into the interior with large windows, open corners, and clerestories. Adirondack, Mission, and Prarie styles are each turn-of-the-century American traditions and each influenced by Japanese architecture from which this design developed.

2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER, RESIDENTIAL INTERIOR SPECIALTY Scope: Creative design in converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They have been visiting local wineries and collecting for a future wine cellar of their own. Needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. They also wanted an upgraded look in the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. We connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. These needed to be routed through the floor joists above. We ordered cabinetry and modified it to conceal the sump pump in the corner, as well as cut the racks to fit around the overhead duct work that cut across the middle of the ceiling. We installed mini LED lights along the shelving to give a glow so the labels could be read. The tasting table is upgraded to granite with a barrel curved edge, and shelving for larger bottles above. Small touches added to the cabinetry and racks we ordered make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

This 82 square foot residential pool project in Parkland FL breathes new life into an existing pool, transforming it into a modern masterpiece. The remodeled spa, now adorned with luxurious full glass tile in the spa and sundeck, create a sophisticated and inviting atmosphere. Key features include bubblers, salt chlorinator system, automation, LED lights, and a pool heater for year-round enjoyment. The project seamlessly integrates with the modern style of the South Florida property. It creates an entertaining space that enhances relaxation and adds value to the home. The client's goal was to remodel a 10-year-old pool, giving it a fresh, modern look while maintaining its functionality. They envisioned a sophisticated pool that would blend seamlessly with the existing property and create a relaxing and entertaining space for their family and guests. Epic Watershapes approached this project with a focus on understanding the client's vision and translating it into a reality. We conducted multiple site visits and created detailed 3D renderings to ensure the design met their expectations. Remodeling an existing pool presented challenges, such as working with existing plumbing and structure. Our team addressed these challenges with meticulous attention to detail and rigorous testing to ensure the pool's structural integrity. This ocean blue transformation just screams true living on Cape Cod. A 16’x22’ addition was built to the left side of the existing house. The addition included a single car garage and the second level finished living space with a cathedral ceiling. The original kitchen, dining room and living areas were reconfigured and two existing bathrooms were upgraded. New windows were installed throughout the entire house and trimmed on the exterior with Azek. In the Kitchen stunning JSI Cabinets were used throughout. The back and side of the peninsula cabinets were finished with bead board. MSI calacatta vicenza quartz counter-tops were installed with a Dowell single bowl under mount stainless steel kitchen sink paired with a Kohler Cruette pull down spray kitchen faucet. The existing two bathrooms were upgraded. On the main floor bath a 36” JSI Dover vanity Wolf granite vanity top with white oval undermount sink (wheat) were installed with a floor bath Kohler enameled cast iron tub. A Kohler Highline comfort height toilet and Kohler Devonshire bath and shower valve with trim Kohler Devonshire center set bathroom sink faucet. The walls in the bathroom had bead board applied at a height of 42” with a top cap. Basement level bathroom had a Sterling 36”x 34” shower stall installed. A JSI Dover vanity Wolf granite vanity top with white oval undermount sink (wheat). A Kohler Highline comfort height toilet Kohler Devonshire shower valve with trim Kohler Devonshire center set bathroom sink faucet. The walls in the bathroom also featured bead board applied at a height of 42” trimmed with a top cap. The Laundry Existing closet areas on the main floor level at the bathroom was reconfigured for a stacked washer and dryer. A 6 panel pocket door was installed to finalize the room.

The clients came to LaMantia requesting a more grand arrival to their home. They yearned for a large Foyer and LaMantia architect, Gail Lowry, designed a jewel. This lovely home, on the north side of Chicago, had an existing off-center and set-back entry. Lowry viewed this set-back area as an excellent opportunity to enclose and add to the interior of the home in the form of a Foyer. Before Before Before Before With the front entrance now stepped forward and centered, the addition of an Arched Portico dressed with stone pavers and tapered columns gave new life to this home. The final design incorporated and re-purposed many existing elements. The original home entry and two steps remain in the same location, but now they are interior elements. The original steps leading to the front door are now located within the Foyer and finished with multi-sized travertine tiles that lead the visitor from the Foyer to the main level of the home. After After After After After After The details for the exterior were also meticulously thought through. The arch of the existing center dormer was the key to the portico design. Lowry, distressed with the existing combination of “busy” brick and stone on the façade of the home, designed a quieter, more reserved facade when the dark stained, smooth cedar siding of the second story dormers was repeated at the new entry. Visitors to this home are now first welcomed under the sheltering Portico and then, once again, when they enter the sunny warmth of the Foyer.

This was and still is a 2,700 s.f. brick rancher yet this project resulted in a complete makeover while still maintaining the original footprint and exterior structure. The house was built in 1954 in a lovely location across the street from the Grove Park Inn Golf Club. During our initial meeting, my clients, who had recently moved to Asheville, expressed that they enjoyed cooking and engaging with their family and friends while doing so. They wanted the bathrooms updated, a more functional master bedroom and a larger kitchen. The house had a traditional layout with 3 bedrooms, 2 baths, a small kitchen, separate dining and living rooms with an adjoining 570 s.f. family room. It didn’t take long before we all agreed that the large family room would be converted to their master bedroom suite. In order to expand the kitchen, a wall between the existing kitchen and dining was removed, stairs leading to the basement were relocated, a bump out in the existing kitchen became a pantry and one of the adjacent bedrooms was opened up to the new kitchen as the new dining room. Both baths were redesigned and a powder room was created by rearranging existing closets. An existing curved wall in the hallway prompted the design of large open arches between the newly created spaces. This concept extended to the design on curved counter surfaces in the kitchen along with a reflected curved dropped ceiling over the cooking area. The exterior of the house was enhanced with bay windows, a new copper-roofed front porch overlooking the Grove Park Inn properties with the Blue Ridge Mountains beyond. A circular drive was designed for the convenience of guests. Exterior double-hung windows were replaced with French patio doors in the new kitchen/dining and living areas. This allows easy access to the new front porch and back deck while enhancing the openness of the home.

Within the confines of a strict budget, we assisted a South Austin client who desired an updated kitchen and dining area as well as a new private master bedroom with ensuite and laundry / mudroom area. The existing ranch style home was transformed with only a modest addition but a clever reorganization of space. The existing fireplace compartmentalized the kitchen and was removed to open the space into the dining and living areas. Existing cabinetry and counter tops were replaced with all new custom cabinetry. Adding a new kitchen island with stainless steel hood over the range and sleek stainless cabinet hardware gave this existing kitchen a fresh modern aesthetic.

Farmhouse Kitchen at the Lake Our clients finally found their home on the lake, but it needed some updating. She loves to cook and entertain, and was excited to finally get her dream kitchen. It needed to feel comfortable, relaxed and timeless, but have ample storage and modern amenities. - In an effort to keep costs reasonable, we did our best to stay within the footprint of the room. We kept the location of the sink under the window, and also kept the existing floors, which were a mix of wide plank pine and ceramic tile. We also kept the existing stove and dishwasher, but replaced the refrigerator and exhaust. - We converted the existing two small closets into a much larger open pantry with sliding doors. We painted them black and added chicken wire. - Kitchen cabinets are Bodbyn by IKEA. We chose glass front uppers to keep the space feeling light and airy. IKEA offered so many fun options for utensils, spices, trash/recycling, etc. - Butcher block countertops - Apron sink - Stainless exhaust - 3 x 12 White subway tile with and antique glaze (to complement the existing ceramic tile floor) – Ivy Hill Tile | Moze White - Wall and Shiplap paint – Benjamin Moore | Sugar Cookie - Pantry doors – Fushion Paints | Coal

We were approached with a request to design the furnishings for an existing ‘finished’ apartment. The intention was to move in relatively fast, and the property already had an existing marble floor, kitchen and bathrooms which had to be kept. The property also boasted a fantastic 270 degree view, seen from most of the apartment. The clients had a very important role in the completion of the project. They were very involved during the design process and through various decoration choices. The final design was kept as a rigid guideline when faced with picking out all the different elements. Once clear of all previous furniture, the space felt cold and bare; so we immediately felt the need for warmth, and raw, natural elements and textures to complement the cold marble floor while visually tying in the design of the whole apartment together. Since the existing kitchen had a touch of dark walnut stain, we felt this material was one we should add to the palette of materials to contest the stark materials. A raw cement finish was another material we felt would add an interesting contrast and could be used in a variety of ways, from cabinets to walls and ceilings, to tie up the design of various areas of the apartment. To warm up the living/dining area, keeping the existing marble floor but visually creating zones within the large living/dining area without hindering the flow, a dark timber custom-made soffit, continuous with a floor-to-ceiling drinks cabinet zones the dining area, giving it a degree of much-needed warmth. The various windows with a stupendous 270 degree view needed to be visually tied together. This was done by introducing a continuous sheer [drape] which also doubled up as a sound-absorbing material along 2 of the 4 walls of the space. A very large sofa was required to fill up the space correctly, also required for the size of the young family. Services were integrated within the units and soffits, while a customized design in the corner between the kitchen and the living room took into consideration the viewpoints from the main areas to create a pantry without hindering the flow or views. A strategically placed floor-to-ceiling mirror doubles up the space and extends the view to the inner parts of the apartment. The daughter’s bedroom was a small challenge in itself, and a fun task, where we wanted to achieve the perception of a cozy niche with its own enclosed reading nook [for reading fairy tales], behind see-through curtains and a custom-ordered wall print sporting the girl’s favorite colors. The sons’ bedroom had double the requirements in terms of space needed: more wardrobe, more homework desk space, a tv/play station area… “We combined a raised platform area between the boys’ beds to become an area with cushions where the kids can lay down and play, and face a hidden screen behind the homework desk’s sliding back panel for their play station”. The color of the homework desk was chosen in relation to the boys’ ages. A more masculine material palette was chosen for this room, in contrast to the light pastel palette of the girl’s bedroom. Again, this colour can easily be changed over time for a more mature look. This Virginia couple recently moved into a five-acre lot in Haymarket, VA with the expectation of adding an in-law suite to the right side of their home. The addition provides complete independence, with its own garage, secondary garage/storage space with built-in ramp, workshop, a master suite and closet, an aging-in-place bathroom, kitchen, and a main living area, along with a front porch overlooking the front of the home. This couple wanted to maintain the exterior integrity with a seamless connection between the interior and exterior of the home. Matching the front gables, stone and siding fronts, replicating the fascia, windows and doors, garage doors and other details. The front porch leads to the front door of the main living and kitchen area towards the rear portion. A side door leads into the mudroom and existing home. The rear side includes a master bedroom suite which leads towards twelve feet of French doors on the back deck of the existing home, connecting the new deck to the existing porch. A large closet space with built-ins is placed just off the bedroom and connects to the master bathroom suite. This bathroom is equipped with large walk-in shower, frameless glass door, a soaking tub, beautiful tile setting, and double vanity space giving the luxury one needs. The lead staircase connects the upstairs level to the basement level, which includes one multipurpose room, second garage, storage and a workshop. Lots of windows and doors allow plenty of daylight to enter this addition. Outside of the French doors, one can walk onto the basketball court and soccer. Every element of the existing home was replicated for this addition such as, matching cabinetry, trim work, 10 foot ceiling, wide size wood plank, granite countertops and much more. The front garage provides direct access from driveway and the interior ramp serves as a walkway. This family is delighted to have their loved one living just few steps away from them.

Xtreme Renovations just completed a Total Kitchen Renovation as well as the Family Room, Entryway and installing new granite in the Master Bathroom for a repeat client in the Energy Corridor of West Houston. This project included transforming the 1955 constructed home into a show piece that will provide years of enjoyment and add value to the home. Our client desired to totally renovate the Kitchen into a Modern and fully functional ‘Cooks Kitchen’. The project required removing all existing flooring, cabinetry, appliances and custom building new pantries and updating a small powder bath. Custom built cabinets were installed in the Shaker Style with soft closing European hinges and as well as full extension soft closing drawer glides. Major plumbing upgrades were also completed to allow for installation of a new gas range and cook top as well as moving the location of the existing refrigerator/freezer to a new location in the kitchen. All new Stainless Steel appliances were installed along with a new over Cook Top exhaust system. This project included fabricating and installing new Granite Counter Top as two custom built cabinetry units. New Porcelain Tile was installed throughout the Laundry Area, Kitchen, Powder Bath, Family Room and Entryway. Major electrical upgrades were include in this project such as upgrading the existing main electrical service, LED overhead lighting on dimmers as well as under cabinet lighting to add that ‘Wow Factor our client desired and Xtreme Renovations is known for. The existing counter area behind the Kitchen sink was lowered to provide and open feel to the formal dining area. A stainless steel Farm Sink was also installed. All areas that were renovated required drywall, texturing, priming and painting to complete the project.

The goal was to build an oasis for the homeowners’ young children that could be enjoyed for generations while preserving the architectural integrity and historical features of their home. We designed and built the front landscaping at the home, and did the building at the back of the home. The pool and pool cabana were already existing on site. We added multiple retaining walls, a pergola, a patio, staircases and landings, walkways, privacy walls and privacy plantings, and significant gardens to this project. We re-used existing brick from the site, as well as the existing water feature. The water feature, driveway walls, and front pillars were all made of Reclaimed Brick. Indiana Limestone was used for the water feature cap, wall copings, front walkway, and front stepping stones. The profile of the coping stone was custom-made for this project to mimic the molding details on the exterior of the home. All backyard retaining walls were made of Ebel Riada Natural Walling Stone, and Owen Sound Brown Flagstone was used for all backyard walkways, patios, and stepping stones. The joints in the flagstone pool patio were filled with artificial turf. We built a new pergola, which we installed below the Wisteria before removing the existing pergola. Lifting the plant and structure opened up the back-patio doors of the home, transforming the view inside and out.

This home was originally designed by a contemporary of Frank Lloyd Wright, Russell Barr Williamson. To stay true to Wright's design principles, open living spaces that flow together needed to be created. Astute space planning that included existing structural elements was essential to ensure a functional kitchen and entertainment area. The existing barriers were diminished by removing walls. Design of the kitchen (and beyond) needed to respect the style of the home and existing finishes. Following Wright's lead: fire became the "heart of home" by adding a fireplace. Pecky cypress and Lannon stone were repeated, and strong horizontal lines of stained walnut cabinetry were crafted. The herringbone pattern of the floor tile echoed the pattern of the existing flooring and angles of the floorplan.

The guest bathroom plays an important role on how your guests will perceive the architecture and style of your home. In this house we totally transformed the outdated bathroom. In collaboration with Roberto Lugo a daring designer from New York, the design process was focused on creating a contemporary space that could be elegant and comfortable. The initial renovation on this project started with the demolition of entire bathroom including doors, vanity, floor, plumbing and light fixture, toilet, tub, tile switches and outlet. An existing wall between toilet/shower room and vanity room was also removed. The existing door frame was expanded to 27" wide (interior) and the existing floor was inspected to determine a depression on the vanity side. The existing door frame was converted into a pocket door frame (door opens to the right). To accommodate for standard crown molding the ceiling above the shower was dropped 4". For the vanity, a furniture-like cabinet style with soft close hardware was installed. The grain stain was paired perfectly with a gray marble countertop. The shower turned out beautifully. A Shower/Bathtub combination with a sliding door was installed. Porcelain tile was installed vertically on the returns walls, glass mosaic for the long walls, glass mosaic was also used along leading edge of tub enclosure. Porcelain tile was used on the floor.
