Chic High-Rise Primary Bathroom Makeover

THE SETUP This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines. Design Objectives: - Make the space brighter. - Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station. - Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients. Design Challenges: - Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space) - Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option. - The blow-dry station needs to accommodate the client’s preference for standing up. - Finding a place for the make-up station, which the client wants oriented for sitting. - Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs. THE RENEWED SPACE Design Solutions: - Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC. - Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. Can lights were also added. Installed a beautiful ceiling light fixture that works within the new soffit shape, commanding attention and adding light, as if the sofit shape was chosen for it. - Created a nice, furniture-looking 42”-high cabinet with pullout drawers to be the blow-dry station, complete with a mirror and a nice top. The pullout drawers are all powered, concealing a Dyson dryer and curling iron (and all the accoutrements) while keeping them plugged in, which is ideal for easy usage and put away. A stylish mirror on the wall above the cabinet, and proper lighting, make this the perfect blow-dry station. The top has a grommet that can accommodate a power cord should the client ever want to have a powered device on top of the cabinet. - Put the sit-down makeup station where the tub used to be, putting the mirror back into a new recessed wall just a bit, allowing the area to have more room. - Created a niche in the shower’s inner wall so that you can’t see it unless you are literally inside the shower. At the client’s request, it also has a hook so she can hang her loofa. Hiding the utility niche in this way allowed us to use the full main wall of the shower as a canvas for a beautiful accent stripe of raised decorative tile. The new shower has her old favorites, too: the tub filler, foot niche and bench. Alicia’s client loves her new primary bathroom, especially the blow dry area. It is very accommodating for her, as a tall lady, while being very easy to use. The drawers store everything. Being powered, they make using already-plugged in appliances very easy to use and put away. Her previous makeup station was a freestanding vanity with a single drawer, so beauty products were all over the surface top. With her new makeup station, everything is nicely tucked away and organized in drawers. The new lighting is fantastic and the colors are light and soft. The clients loves the overall look and feel of her new bathroom and raves about how well the functionality-minded design makes her morning routine – and her life – easier and enjoyable!

Castle Building & Remodeling

The clients came to Castle Building and Remodeling in need of a Kitchen refresh or remodel. They had lived in their home for over 17 years, and their kitchen was feeling heavy with dark wood millwork and cabinetry, and dated with sterile feeling white tile floor, countertops, and backsplash. They wanted their kitchen to feel more modern and design wise part of the rest of their home. They also wanted to play with open shelving and how that would feel in the space. We took the existing layout of the kitchen and removed all of their existing upper cabinets at their sink, cabinet at their back entrance, base cabinet at their cooktop, appliances (except for their dishwasher and refrigerator), flooring, countertops and worked in their existing footprint. We then replaced their flooring with new Adura Luxury Vinyl Tile, which brings softness to the foot, and easy clean ability. Any cabinetry, whether it be new or existing, was painted Sherwin Williams Extra White. All new backsplash subway tile, open floating shelves, and Cambria New Quay countertops are part of the overall design esthetic. Adding a window pass through at the sink, and creating a new wall where their refrigerator now sits, brings openness to the space. The end result was a more airy modern feeling kitchen, and feels more like the clients’ personality.

Kitchen Remodel With New Countertops and Backsplash

KITCHEN SOLVERS - La Crosse

Our clients contacted us to help them update their kitchen. They wanted to first update the countertops, while also adding a backsplash and pullout drawers to their existing pantries. Some of their existing drawers were falling apart and they wanted to update those to soft closed drawer boxes as well. There was also an old appliance garage that they no longer used and wanted to know what we could do to remove that. We proposed to remove the existing cabinet and cut the appliance garage down. This really opened up the space for them, which they loved. We were now ready to install a new Calacatta Lucia quartz countertop and a Raku silver glossy tile backsplash. We also replaced the main and prep sink with new concrete undermount sinks. To finish this transformation, we installed all new dovetailed wood drawer boxes with full-extension undermount soft-close glides in all their existing drawers and the two pantries. Now our homeowners finally have the kitchen of their dreams!

Transitional Two-Toned Kitchen Renovation

We absolutely love the final result of this unique, two-toned kitchen! Our clients came to us with the need for a lot of love in their kitchen. Their home, situated in the Fox Ridge neighboorhood of Centennial, is a lovely and spacious house with lots of potential. The kitchen, while very sizable, contained a number of super dated elements. Our goal was to give the kitchen a complete aesthetic facelift, but to also encourage better function in the kitchen. Our primary concern was disconnecting the existing (huge) peninsula and replacing it with a centralized island. This busy family of four will benefit from the gathering space the island provides. We worked with the existing ceiling condition to create a unique, recessed wood-clad ceiling that offers a gorgeous rustic aesthetic. The existing linoleum flooring was replaced with beautiful walnut hardwood. New cabinets were installed in a two-toned orientation. The upper cabinets are a soft stone gray and the lowers are a painted hazelnut. We've stacked cabinets next to the range to create a secondary pantry storage area, and repaired portions of the existing pantry to optimize shelving space and appearance. The kitchen also includes a new desk area integrated into the cabinet run for homework and to-do lists. A new large, singe-basin sink and pull-down faucet were installed, and the kitchen is brought together by the mini-stacked stone backsplash that brings texture and warmth to the room. We've offered durable and beautiful working surfaces by topping the cabinets with quartz countertops: MSI Boletus against the window wall and MSI Concerto on the island. We love the look the of this final result, but particularly love the optimized function that it offers this wonderful family!

2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER, RESIDENTIAL INTERIOR SPECIALTY Scope: Creative design in converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They have been visiting local wineries and collecting for a future wine cellar of their own. Needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. They also wanted an upgraded look in the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. We connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. These needed to be routed through the floor joists above. We ordered cabinetry and modified it to conceal the sump pump in the corner, as well as cut the racks to fit around the overhead duct work that cut across the middle of the ceiling. We installed mini LED lights along the shelving to give a glow so the labels could be read. The tasting table is upgraded to granite with a barrel curved edge, and shelving for larger bottles above. Small touches added to the cabinetry and racks we ordered make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

Stabiler Addition

The owners are restaurateurs with a special passion for preparing and serving meals to their patrons. This love carried over into their new outdoor living/cooking area addition. The project required taking an existing detached covered pool pavilion and expanding it into an outdoor living and kitchen destination for themselves and their guests. To start, the existing pavilion is turned into an enclosed air-conditioned kitchen space with accordion French door units on three sides to allow it to be used comfortably year round and to encourage easy circulation through it from each side. The newly expanded spaces on each side include a fireplace with a covered sitting area to the right and a covered BBQ area to the left, which ties the new structure to an existing garage storage room. This storage room is converted into another prep kitchen to help with support for larger functions. The vaulted roof structure is maintained in the renovated center space which has an existing slate roof. The two new additions on each side have a flat ceiling clad in antique tongue and groove wood with a lower pitched standing seam copper roof which helps define their function and gives dominance to the original structure in the center. With their love of entertaining through preparing and serving food, this transformed outdoor space will continue to be a gathering place enjoyed by family and friends in every possible setting.

The Setup For this primary bathroom project, the homeowners sought to transform their outdated, beige-toned space into a bright, functional sanctuary. The existing bathroom felt cramped and lifeless, with a small shower and limited storage options. The goal was to create a fresh, updated bathroom that maximizes the existing footprint while addressing specific desires for a more open, organized space with timeless materials. Design objectives: Brighten the bathroom and eliminate the dated beige color scheme Install a freestanding tub in a compact space Create a larger, more open shower without encroaching on the existing foot print too much Incorporate hidden storage solutions Maintain the existing bathroom layout while improving functionality Update lighting and fixtures to create a contemporary feel The Remodel Design challenges to be solved: - Compact Space Utilization – The small bathroom required careful planning to accommodate a freestanding tub while maintaining functionality and avoiding overcrowding. - Hidden Storage Integration – The clients wanted a discreet hamper solution that wouldn’t clutter the limited floor space. - Shower Niche Placement – With plumbing limitations and the clients’ desire to preserve their wavy accent tile wall, finding the perfect niche spot became a creative puzzle. - Tile and Finish Coordination – Selecting complementary white tile and floor materials that worked harmoniously together. - Larger Shower Space – Make the shower feel more open and brighter The Renewed Space Design solutions: - Strategic Tub Placement – The freestanding tub was carefully positioned to maximize space, with its faucet strategically placed to allow easy access while preserving walking room. We reduced the counter depth just a bit by the tub, allowing more room for hamper cabinet and window access. - Concealed Hamper Storage – A custom pull-out hamper was integrated into the vanity (right side, by tub), providing discreet storage within an 18-inch depth constraint. - Shower Plumbing Wall Niche – We shifted the niche left, just enough to work around the plumbing infrastructure and still score a roomy storage spot that looks intentional. - Sophisticated Selections – Porcelanosa curvy white tile, Kohler brushed gold fixtures, and a neutral grey tile floor created a simple, timeless aesthetic that will be loved years to come. - Open Shower – Replacing the side wall with a clear glass surround, continuing the tile on the ceiling and extending the footprint opened up this area to the room while allowing more natural lighting into the shower space. This bathroom transformation shows how thoughtful design turns challenges into opportunities. Brushed gold fixtures add warmth to the fresh white palette, while the perfectly balanced floor tile brings just the right depth. A partially glass-fronted vanity introduces subtle charm, giving the space a unique edge. Once cramped and outdated, this bathroom now feels bright, spacious, and serene—a testament to how every design detail makes a difference.

This client had some existing wall decor, bedside tables, and dressers that went with their existing bed. They decided it was time for a king size bed frame. We selected a beautiful upholstered bed frame that complemented their existing case goods along with luxurious bedding to coordinate with the existing drapery and wall decor.

Visiting Faculty Residence

The existing kitchen was a work in progress, with many items left unfinished or exposed. We renovated the entire kitchen, leaving the sink and range in the same locations, but re-vamping all of the finishes except for the existing clay red floor tile which runs throughout the house. Unlike most kitchens, the existing kitchen had wonderful lighting and extensive views to the outside due to strategically placed windows between the countertop and the wall cabinets as well as large casement windows on either end of the galley kitchen. New custom kitchen cabinets with stainless steel pulls were installed between the large casement windows to maintain the views and light quality. The countertop is a beautiful, white, low maintenance quartz material. A tall band of white glass tiles run along the backsplash to underline the long bank of windows. Opposite the work counter is a cluster of tall cabinets housing the pantry, utility closet, refrigerator, water heater, and a built-in microwave. We re-used the ingeniously located track lighting and track heads, replacing the existing mismatched CFL bulbs with all new LED bulbs throughout the house. We also added new LED undercabinet lighting along the work counter to provide task lighting.

You are walking quietly through the tall grass next to a wide river, brown and fast moving from fresh floods. The hot sun setting slowly overhead. Just as the sun begins to touch the horizon, the whole sky is brushed in a rich orange hue. You emerge from the grass to be greeted by your first sight of African lions in their natural habitat and a Serengeti sunset that will stay with you for the rest of your life. This was the moment that began this project, inspiring the client to recreate that moment for their sport hunting trophy room in their home. The goal was to be able to recreate that experience as closely as possible, while also ensuring that every mount in the collection had the ideal amount and type of light directed at it. Nature exhibits an infinite amount of unique color and light environments. From rich color in every hue and temperature, to light of all different intensities and quality. In order to deliver the client’s expectations, we needed a solution that can reflect the diverse lighting environments the client was looking to recreate. Using a Ketra lighting system, controlled through a Lutron HomeWorks QS system, tied in seamlessly to an existing Lutron HomeWorks Illumination system, we were able to meet all of these challenges. Tying into the existing system meant that we could achieve these results in the space that the client was focused on without having to replace the whole system. In that focused space, creating dynamic lighting environments was central to several elements of the design, and Ketra’s color temperature settings enabled us to be extremely flexible while still providing high quality light in all circumstances. Using a large track system consisting of 30 S30 lamps, each individually addressed, we were able to create the ideal lighting settings for each mount. Additionally, we designed the system so that it can be set to match the unique warm standard Edison-style bulbs in the main chandelier, it can be set to a “Natural” mode that replicates the outdoor conditions throughout the day, or it can simulate the exact color temperature progression of that unforgettable Serengeti sunset. Control of the lighting environment and a smooth transition to the lighting systems in the rest of the home was also a priority. As a result, we installed 3 Lutron motorized shades in the space to account for ambient light, and 6 A20 lamps in an adjacent bar area to create a natural transition to the rest of the lighting system. This ensures that all of the lighting transitions, whether from the rest of the home to the trophy room or the trophy room to the outside, are continuous and smooth. The end result is an impressive and flexible display space with an added “wow factor” that is out of this hemisphere!

Chestnut Residence

The owners of this house appreciate living in a home that is connected with its tropical context. Set in a dense residential neighborhood, the challenge was to create a home with a garden as an extension of its interior, whilst retaining a sense of privacy that the owners valued. Working within the existing shell of an old semi-detatched house, the interior layout was reconfigured to create a series spaces that open out to the lush tropical garden. The existing kitchen was converted into an open kitchen, connecting the backyard to the dining and living room. Large sliding windows open the living/dining space to its patio and garden to offer an outdoor dining experience. The existing hallway and common bathroom also suffered from daylight and natural ventilation. A skylight was inserted to brighten the otherwise existing dim hallway. The previously mechanically ventilated bathroom was also converted into a semi-outdoor bathroom with the introduction of an air-well and feature rock wall. The guest bedroom, previously accessible through the kitchen, was turned into a home office now exclusive to the master bedroom. A private courtyard was introduced to connect the master bedroom and home office to create a private sanctuary for one residing in the the bedroom or working in the office.

Formal Front Entrance Project - Hamilton

The goal was to build an oasis for the homeowners’ young children that could be enjoyed for generations while preserving the architectural integrity and historical features of their home. We designed and built the front landscaping at the home, and did the building at the back of the home. The pool and pool cabana were already existing on site. We added multiple retaining walls, a pergola, a patio, staircases and landings, walkways, privacy walls and privacy plantings, and significant gardens to this project. We re-used existing brick from the site, as well as the existing water feature. The water feature, driveway walls, and front pillars were all made of Reclaimed Brick. Indiana Limestone was used for the water feature cap, wall copings, front walkway, and front stepping stones. The profile of the coping stone was custom-made for this project to mimic the molding details on the exterior of the home. All backyard retaining walls were made of Ebel Riada Natural Walling Stone, and Owen Sound Brown Flagstone was used for all backyard walkways, patios, and stepping stones. The joints in the flagstone pool patio were filled with artificial turf. We built a new pergola, which we installed below the Wisteria before removing the existing pergola. Lifting the plant and structure opened up the back-patio doors of the home, transforming the view inside and out.

First Floor Family Room Addition

Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction. This home addition project highlights our commitment to understanding and fulfilling our clients' needs. We are proud to have added valuable space and enhanced the overall functionality and aesthetic of the home. These folks had a vision, a budget, and a whole lot of patience. We got through this family room remodel during a global pandemic. What great people to work with!
