Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.

This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.

Close to Lincoln Center Plaza, two existing apartments were combined into a single custom tailored 4-bedroom residence. Characteristic with other buildings from the same post-war era, the existing apartments suffered greatly from a low, monotonous ceiling slab. To break up the ceiling, floating planes containing low-profile LED recessed lighting were incorporated throughout. Grey-washed birch veneer millwork is seen as you enter into the new foyer space. A blackened steel inlaid panel serves as a datum that continues throughout the apartment, wrapping the entry unit and extending around the corner to then transform into a floating bookshelf. The unit not only divides the entry area from the Living room, but also serves its utilitarian purpose on the foyer side as coat and storage closets, and then an entertaining function on the opposing side with a TV niche and custom liquor bar. Whitewashed rift and quartered white oak floors were used to brighten the space. In the kitchen, marble counters extend up the wall and onto the ceiling marking the separation of the kitchen/dining area from the living room/entry area. The kid’s room contains a custom curved desk area built beneath the bay windows to take advantage of the views. In the master bedroom, the blackened steel inlay reappears inset into the wardrobe wall unit.

Aptos Addition and Major Remodel. Our goal on this project was to provide the owners with the larger kitchen and additional bedrooms they needed for their growing family of five. The existing house was small, but they had a good sized lot in the Cliff Drive neighborhood along the ocean bluffs in Rio Del Mar which we were able to utilize.. Our team designed an extension of the existing house into the rear yard area, allowing for a new master suite and creating separate bedrooms for the children. The old kitchen was expanded and reconceived to create an inviting and open family room area with commercial appliances to support the client’s passion for great Italian cooking. Her decorating concept combining Modern Farmhouse themes with contemporary fixtures and finishes resulted in the beautiful, light, and comfortable home you see in these photographs.

DOWNLOAD NOW   This homeowner’s daughter originally contacted us on behalf of her parents who were reluctant to begin the remodeling process in their home due to the inconvenience and dust. Once we met and they dipped their toes into the process, we were off to the races. The existing bathroom in this beautiful historical 1920’s home, had not been updated since the 70’/80’s as evidenced by the blue carpeting, mirrored walls and dropped ceilings. In addition, there was very little storage, and some health setbacks had made the bathroom difficult to maneuver with its tub shower. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. This bedroom is small and had a tiny existing closet and poor flow, so we had to get creative. We reworked the layout to allow for a walk in closet and replaced old carpet with bamboo flooring. By adding a loft bed, we gained a large custom desk space, complete with tool chest as desk storage. Since my client’s view of the ceiling got a little closer, we added interest with bold color and design. A contemporary dresser and comfortable reading chair round out the space. The existing bathroom had a leaking shower with odd angles. To save money, we kept the angles and added a European shower tower, maximizing luxury and function in a tight space. The wall mounted vanity is visually lighter than a traditional vanity and makes the room feel larger. And we can’t forget the giraffe – a fun and colorful accent for a true animal lover! In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

Deck - modern deck idea in San Francisco

Our client was a family with younger children that came to us through the recommendations of former customers. Their existing house had been remodeled by them 10 years earlier and was well-suited to the married couple. With the addition of two younger children, they realized that the house just didn’t function very well for their family. Fortunately, the husband and wife took their time thinking about what they wanted, and by the time they met with us, had their needs well laid out. We brought in local Architect, James Stroupe, and recommended him to the client as a collaborative professional who could help us achieve their goals. This proved to be the case. Jim quickly produced design drawings for them within six weeks that clearly reflected all of the client’s needs and preferences while at the same time dramatically re-creating the home in a beautiful contemporary design. The new home required a complete reconstruction of the existing house that left only one bathroom unaltered. New square footage was added at the lower level to expand and reconfigure the living area, while an entirely new upstairs wing was constructed to create space for a new master suite with views out toward the ocean. The entire roof was rebuilt, all new windows and interior doors were added and the full exterior received a new modern looking stucco finish. Stainless steel cable railings were added to the decks to create an updated look, and fine hardwood accents were used to pull the design together. Our efforts produced a new three bedroom, three bath home with a large and inviting ground floor patio area, wide open living areas on the first floor with new kitchen, bathroom and dining room. The photographs in this section show the striking results- clean lines, dramatic architectural touches, and light, open and airy interior spaces. Our client was very pleased with the results.

Our client wanted an outdoor living space for her Border Collies and rescued cats. We used her existing patio and gave it a good power washing, fresh paint and we brought in Rough Sawn Redwood to create the fence and cat walks. We also added the trellis to support her healthy plants that would provide shade during the hotter months and bring several hummingbirds to home. PC: Aaron Gilless

We designed and renovated a Mid-Century Modern home into an ADA compliant home with an open floor plan and updated feel. We incorporated many of the homes original details while modernizing them. We converted the existing two car garage into a master suite and walk in closet, designing a master bathroom with an ADA vanity and curb-less shower. We redesigned the existing living room fireplace creating an artistic focal point in the room. The project came with its share of challenges which we were able to creatively solve, resulting in what our homeowners feel is their first and forever home. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.
