Parking lot pavers were installed throughout the display area at our creative center. A paver walkway was installed through the existing parking lot. The walkway connects our large outdoor living display area to the front entrance of our Creative Center. We saw cut and removed the desired section of asphalt in the parking lot. Once the asphalt was all removed we began to prep the stone and setting sand base for the concrete pavers. Techo Bloc pavers were used to create this walkway through the parking lot.
While the paver walkway was being installed, work was also being done on a small seating wall. The seating wall is located by the front entrance to the Creative Center. Again we had to saw cut and remove the existing asphalt and began to prep the base. The seating wall was installed using Techo Bloc wall block. Finishing off the wall, we used natural stone caps. The stone caps were blow torched to give a natural looking rough edge.
Also involved in this project was the removal of part on an existing paver walkway. A new walkway was installed also using Techo Bloc pavers in it’s place. The new walkway boarders one of our many pondless waterfalls on site, as well as the entrance to our creative center.

Originally, this 3700 SF two level eclectic farmhouse from the mid 1980’s underwent design changes to reflect a more colonial style. Now, after being completely renovated with additional 2800 SF living space, it’s combined total of 6500 SF boasts an Energy Star certification of 5 stars.
Approaching this completed home, you will meander along a new driveway through the dense buffer of trees until you reach the clearing, and then circle a tiered fountain on axis with the front entry accentuating the symmetrical main structure. Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home.
The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet.
The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio.
And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

The Poinciana House was the renovation of a 1937 Colonial house located in the Idelwyld Neighborhood of Fort Lauderdale. The objective of the renovation was taking this internally oriented home and opening up the interior spaces to the exterior making the outdoors an extension of the living space. The addition of a new master bathroom was also a part of the program
An enclosed exterior entry courtyard was created using a newly built privacy wall. Interior spaces that bordered the entry courtyard were connected through French doors which open to an adjoining veranda. A lily pond was added as a point of interest in the courtyard.
An existing asphalt single roof was replaced with a new standing seam metal roof to giving the house a touch of the tropics and a modern “Cracker” aesthetic. Other exterior improvements included a new swimming pool in the back yard surrounded by a concrete paver deck with new landscaping. A new roof deck was also placed adjoining the second floor master bedroom.
The living room was reworked using a short glass block wall to define an entry just to the inside of the newly placed French doors. These French doors were built with pocketed sliding screen doors so the living room could be opened up to the prevailing breeze and naturally ventilated. A polished concrete floor was placed in the living room along with a new lighting system. Biedermeir furniture was selected to create an eclectic aesthetic in contrast to the polished concrete floor. French doors were also installed at the rear of the house opening to the backyard.
In the dining room in addition to the newly installed French doors the original “Ketchum” tile floor was excavated from under an existing parquet wood floor, were restored.
An existing garage was demolished and replaced with a new second level master bathroom with a new carport below. Features of note in the bathroom are the hanging double sided mirrors over double wide granite vanities with the lighting fixture “The Beverly” above, designed for and named after the client. The claw foot cast iron tub was sourced from a salvage yard. This bathroom was also featured in Interior Design Magazine and a number newspaper articles and other periodicals.

These Heated Tire Tracks were retrofit into existing asphalt. The electric heating cables provide access to the home during all weather on a very steep slope. The system was designed by radiant heating experts to meet the demands of snow melting in this high altitude climate.

For this metal slate roof installation in Middletown, DE, we replaced the home's existing asphalt shingles. This home. built in 1830, faces strong winds often enough to rip up some of the shingles. Metal slate offers that authentic look with maximum durability.

The driveway installation started with the excavation of existing asphalt and sub base. New concrete base with fiber mesh was installed with Amagansett granite pavers is laid over a thin layer of graded sand. Stone was selected from the Gappsi natural stone collection. Jumbo Belgian block was installed for the street curb and driveway entrance. The sealing process begins with pressure washing the entire patio, removing all dirt/debris from the stone surface and in between the joints. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the paver joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface.
