Working from the existing home’s deficits, we designed a bright and classic home well-suited to today’s living. Instead of a dark tunnel-like entry, we have a skylight custom curving stair that no one can believe is not original. Instead of a maze of rooms to reach the gorgeous park-like backyard, we have a clear central axis, allowing a sightline right through from the top of the stairs. Instead of three bedrooms scattered all over the house, we have zoned them to the second floor, each well-proportioned with a true master suite. Painted wood paneling, face-frame cabinets, box-beam beilings and Calacatta counters express the classic grandeur of the home.

The materials used for this space include white washed brushed oak, taj mahal granite, custom shaker style cabinets, original pine ceiling, slate backsplash, slate & metal mosiac at the island, a custom cast concrete sink, and a Wolf range. | While the flow of the kitchen worked for the family, the focus was on updating the look and feel. The old cabinets were replaced with new shaker-style custom cabinets painted in a soothing grey, to compliment the new white-washed, brushed oak floor. Taj Mahal granite counter tops replaced the old dark ones. The refrigerator was replaced with a wider 48” Sub-Zero. The built-in pantry in the kitchen was replaced, with pull-out shelving specific to the family’s food storage needs. A 48” dual fuel Wolf range replaced the outdated cooktop and oven. The tones of the new slate backsplash and slate and metal mosaic on the face of the island created cohesion between the pine hues of the remaining original ceiling and the new white-washed floor. Task and under bar lighting also brightened the space. The kitchen is finished out with a unique concrete apron sink. Capitalizing on the natural light from the existing skylight and glass doors, the upgraded finishes in the kitchen and living area brightened the space and gave it an up-to-date feel. | Photos by Tre Dunham

To create a colonial outdoor living space, we gut renovated this patio, incorporating heated bluestones, a custom traditional fireplace and bespoke furniture. The space was divided into three distinct zones for cooking, dining, and lounging. Firing up the built-in gas grill or a relaxing by the fireplace, this space brings the inside out.

As in many New York City buildings, the extent of this kitchen was limited to the original prewar footprint. Custom cabinets with glass doors, and integrated appliances help keep the space feeling open and airy.

The homeowner wanted a hill country style outdoor living space larger than their existing covered area. The main structure is now 280 sq ft with a 9-1/2 feet long kitchen complete with a grill, fridge & utensil drawers. The secondary structure is 144 sq ft with a gas fire pit lined with crushed glass. The table on the left in the main structure was a piece of granite the homeowner had and wanted it made into a table, so we made a wrought iron frame for it. There are more sentimental touches! The swing by the fire pit is a newly made replica of a swing the husband had made in wood shop in high school over 50 years ago. The flooring is stamped concrete in a wood bridge plank pattern. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to an office/mudroom area. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps. New French doors lead to a brick patio. The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between the kitchen and existing family room, the first floor now has total open floor plan. The fireplace in existing family room was converted to gas. The new kitchen design touts new appliances and a beautiful large furniture style island that is the focal point of the space. The island is made from cherry cabinetry stained in espresso and topped with a multi-color exotic granite counter. The wrap-around natural stained cherry cabinets around the perimeter include the display cabinets and bench seat in the dining room. A tumbled marble backsplash, wide plank mahogany floors and stainless steel appliances complete this gourmet kitchen. The screen porch is done with Trex decking and the cathedral ceiling is covered in beaded panels . The corner gas fireplace surround is Ledgestone. The new addition has given this family a place to gather and relax for years to come.

We framed out the trim overhang to match the existing house, so that you couldn't tell the difference. Oklahoma Flagstone was used for the new portion of deck. The outer edge of stone from the existing deck was removed to tie in with new deck, so again, the addition was seamless. A new gas line was run from the existing pool equipment to the new grill and a secondary area was made off of the pipe that can be tied on to for future use. Three GFCI plugs were installed in outdoor kitchen area; one in the back splash, one for the refrigerator and one for grill. The clients purchased two outdoor ceiling fans that we also installed to keep the area cool in the heat of the summer. End the end, the new exterior new soffit, trim, fascia and gutters were painted and the columns were stained to match the existing exterior.
