The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to an office/mudroom area. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps. New French doors lead to a brick patio. The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between the kitchen and existing family room, the first floor now has total open floor plan. The fireplace in existing family room was converted to gas. The new kitchen design touts new appliances and a beautiful large furniture style island that is the focal point of the space. The island is made from cherry cabinetry stained in espresso and topped with a multi-color exotic granite counter. The wrap-around natural stained cherry cabinets around the perimeter include the display cabinets and bench seat in the dining room. A tumbled marble backsplash, wide plank mahogany floors and stainless steel appliances complete this gourmet kitchen. The screen porch is done with Trex decking and the cathedral ceiling is covered in beaded panels . The corner gas fireplace surround is Ledgestone. The new addition has given this family a place to gather and relax for years to come.

These clients had already remodeled their kitchen and master bath and wanted to add additional living space to their already beautiful backyard. They had plenty of space between the back of their house and the pool to fit a large outdoor kitchen and entertaining space. We demoed the overhang, rafters, shingles and decking as needed to accept new joists, frame and new roof. We framed out the trim overhang to match the existing house, so that you couldn't tell the difference. Oklahoma Flagstone was used for the new portion of deck. The outer edge of stone from the existing deck was removed to tie in with new deck, so again, the addition was seamless. A new gas line was run from the existing pool equipment to the new grill and a secondary area was made off of the pipe that can be tied on to for future use. Three GFCI plugs were installed in outdoor kitchen area; one in the back splash, one for the refrigerator and one for grill. The clients purchased two outdoor ceiling fans that we also installed to keep the area cool in the heat of the summer. End the end, the new exterior new soffit, trim, fascia and gutters were painted and the columns were stained to match the existing exterior. Penza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. When envisioning their kitchen remodel, it was important to these homeowners that their existing cherry kitchen would be given a facelift in transitional style. Cathy and Ed of Renovisions achieved the owners’ wishes while making sure the kitchen still looked like a natural extension to the rest of their traditional styled home. The update made room for added storage and appliance space. We installed 48” wide cabinetry in a natural cherry finish with roll-out shelves and space to accommodate a microwave and pull-out double trash receptacle. These custom built cherry cabinets and crown molding matched existing cabinets and were within easy reach of the newly installed stainless steel Viking gas range, Zephyr hood and GE hybrid dishwasher. A large rectangular stainless steel sink was under-mounted on a beautiful new gold granite countertop. An absolute black granite countertop was installed on the new wine/beverage center featuring a U-Line dual-zone wine refrigerator, deep drawers for linens and stem ware holder in natural cherry finish. A standout feature is the beautifully tiled backsplash cut in with absolute black granite tile and an artful mix of granite/porcelain tile design over the new gas range. This draws attention to the newly remodeled space and brings together all the elements. The homeowners were tired of the original builders brick surrounding their fireplace hearth and wanted to update to a more formal, elegant look. They chose a solid polished granite material in absolute black. Outdated no longer, the design details in the kitchen and adjacent family room come together to create a formal yet warm and inviting ambiance with their wish fulfilled. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Mary Prince Photography // This fully renovated 110 year home is located in downtown Andover. This home was formerly a dorm for Phillips Academy, and unfortunately had been completely stripped of all of its interior molding and details as it was converted to house more students over the years. We took this home down to the exterior masonry block shell, and rebuilt a new home within the existing structure. After rebuilding the original footprint of most of the rooms, we then added all the traditional elements one would have hoped to find inside this magnificent home.

The unusual kitchen island, in dark mahogany with early Colonial American turnings on the carved legs, is a Jacobsen design. The cabinets were restored to their original condition and the countertops were upgraded to marble. The suspended white can lighting is a Jacobsen signature. The simple headboard walls and cabinets recall the detailing of early American farmhouse kitchens, and are painted with No-VOC paint. Retaining the existing cabinets is another element of eco-elegant design: The reuse of still-functional materials don't end up as waste in a landfill, something that is of particular importance on a small island.
