This two-toned kitchen was designed by Paula Greer, CKD of Bilotta Kitchens with Robin Zahn of Robin Prince Zahn Architecture. The u-shaped space has perimeter cabinets in Bilotta’s own line, the Bilotta Collection in a custom gray paint. The island is Wood-Mode Cabinetry in cherry with a stain. Countertops are Caesarstone’s London Grey with a built-in walnut cutting board on one corner of the island from Brooks Custom. The custom Madison Hood by Rangecraft is in a Dark Antique Steel finish and extends up accentuating the high ceiling above the cooking triangle. Two of the most interesting elements of this space are the banquette area and the coffered ceilings. By far, the most frequent installation of banquettes is tucking them into a corner of the room, regardless of how much seating is available at the island. In this kitchen, the island provides enough space for four to five stools. But because the space is separated from the rest of the house, the client wanted to ensure there was sufficient seating for their frequent entertaining. Also, the house is situated in a secluded wooded area; the new kitchen includes an abundance of unobstructed windows to fully experience the beautiful outdoor surroundings. The corner banquette (under more windows!) makes it feel like you’re dining in the trees. The bonus feature is that there’s extra storage below for table linens or seldom-used serving pieces. This really functions like a couch, complete with throw pillows and a TV, where the empty-nesters love spending time even when it isn’t mealtime. As for the ceiling, coffers don’t necessarily have to be large and intricately detailed with layers of moldings in order to be effective. This kitchen features two different ceiling heights: a small section of an addition contains a vaulted ceiling, while the larger island and eating area are tucked under a 2nd floor balcony and bedrooms. The client wanted to distinguish the lower area from the vaulted section, but in a subtle manner. The architect chose to implement shallow coffers with minimal trim for a softer result. The geometric pattern also reflects the floor tile and other lines within the room. The most interesting aspect, though, is that the vaulted area is actually concealed from view when you’re standing in the breakfast area; but as you approach the sink and window, the ceiling explodes above you for a visual surprise. And lastly, of course during this time of “work from home” the desk tucked in a nook opposite the banquette creates the perfect space for Zoom meetings, email checking and just the day-to-day activities we used to go into the office to do. The kitchen is an all-around perfect space for cooking, entertaining, relaxing or working!

On the other side of the stairway is a dreamy basement bathroom that mixes classic furnishings with bold patterns. Green ceramic tile in the shower is both soothing and functional, while Cle Tile in a bold, yet timeless pattern draws the eye. Complimented by a vintage-style vanity from Restoration Hardware and classic gold faucets and finishes, this is a bathroom any guest would love.
The bathroom layout remained largely the same, but the space was expanded to allow for a more spacious walk-in shower and vanity by relocating the wall to include a sink area previously part of the adjoining mudroom. With minimal impact to the existing plumbing, this bathroom was transformed aesthetically to create the luxurious experience our homeowners sought. Ample hooks for guests and little extras add subtle glam to an otherwise functional space.

This is the West Elevation of this beautiful addition to the existing home. The concrete patio and steps were extended to allow for a pet door. The covered patio adds a relaxing space to enjoy just off the master bedroom suite. A steel planter connects the two patio spaces and adds a modern touch. Modern outdoor lighting and an outdoor ceiling fan complete the accents to this magnificent addition.

Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey.
The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. But walls and gates were not the only element to screen and reveal views—plant selection was critical.

He repeated large trees—such as an exquisite London plane tree in the front yard—to balance the expression in the back. Recognizing the need for immediate stature, he selected a weeping willow to gain instant volume, giving the landscape a sense of deep roots. A weeping Camperdown elm adds sophisticated drama to the walled stroll gardens. Hydrangeas were incorporated for their billowy stature, easy maintenance, and long blooming season. Similarly, all the plants in residence play their part in the display that goes beyond the usual spring fling to extend throughout the growing season—offering visual interest even when they are not performing. From spring bulbs to autumn perennials, there is never a dull moment. Meanwhile, every step along the way was a collaboration working hand-in-hand with the homeowner and the city to make certain that the historic landmark status of the property was upheld and honored.
The result goes beyond a landscape that is just old faithful. It adds life to the picture, creating a jewel-like setting for the newly proud house. In a word, it is sublime. By planting wisely and using sustainable elements, the restored house and its surroundings are ready for the next generation and beyond. Our clients approached us to renovate their loved family home. The Main Floor needed a fresh update, and better functionality and storage to fit the needs of their growing family.
The existing Kitchen felt closed off from the rest of the Main Floor, and the layout did not allow for enough countertop or storage space. Each of their Bathrooms also needed an update and better storage.
Due to a previously bad experience with another contractor previously, it was important for our clients to work with a contractor who they could build trust with, and feel respected by and comfortable with.
Using space from an extra stairway in the side entry of the house, we were able to create a spacious mudroom, perfect for taking a seat to put on or take off coats and boots, and unique, hidden storage for seasonal and outdoor items.
We were able to create a more open concept Main Floor, by removing the walls between the Kitchen and Family Room. This allowed for a larger, more functional Kitchen. The new Kitchen is bright and welcoming with white quartz countertops that run seamlessly into a matching backsplash. Beautiful white cabinetry is complemented by brushed bronze pulls and faucets, and durable, contemporary flooring.
We transformed the Kitchen and Family Room areas with a vaulted ceiling, and a repaired and modernized Kitchen skylight. We also integrated a patio door entrance, which combined with both sloped and flat sections of the vaulted ceiling, proved to be quite a challenge!
This project involved skilled welding, roofing, and structural work, and it was important to maintain the structural integrity of the ceiling. As any mistakes could result in serious issues, communication between everyone involved was key! Regular team meetings, updates on progress, and addressing concerns promptly kept everyone on the same page and avoided misunderstandings. In the end, the raised ceiling, skylight, and patio door were well worth the work, as together they enhanced the airiness and visual spaciousness of the space.
On the Second Floor, we created a larger Master Ensuite by borrowing room from existing closet space. This allowed for a spacious walk-in shower, and separate bathtub. A prefabricated stylish vanity not only adds a pop of colour, but also provides plenty of useful storage. New marble tiling on the floor extends to the wall behind the bathtub, creating a luxurious accent wall.
The Shared Bathroom was updated to include a new walk-in shower, and a separate bathtub, surrounded by modern geometric wall tiles.
The removal of popcorn ceilings, an updated the Front Door, and a refinished Main Staircase with metal railings completed tying the home together, creating a fresh, updated space that this family can enjoy for years to come.
