This luxury interior design project in Raleigh NC by Lavish transforms an upper-level suite into a glamorous entertainment retreat built for hosting, playing, and relaxing in style.
Our clients wanted a high-design space that could do it all — a place to mix a drink, shoot a round of pool, watch a film, and unwind. Lavish designed a series of connected rooms unified by a refined, contemporary palette of warm brass, honed dark stone, fluted millwork, and collected art.
A statement wet bar anchors the suite with oversized brass dome pendants, a dramatic geometric stone backsplash, and a honed black island. Nearby, a billiards room with a moody vaulted ceiling, a plush home theater with tiered seating, and light-filled lounge areas layered with sculptural furniture and abstract art complete the experience.

The owners of this rumored John Hudson Thomas home wanted to preserve and restore the exterior architecture, while enhancing the home’s experience of the outdoors, particularly the huge volcanic rock outcroppings in the back yard. They also wanted a modern kitchen, pantry and powder room downstairs and a new master bath upstairs. We tore out the attached garage/ roof deck that was added in the 60’s and replaced it with a carport more in keeping with the original style of the home. In order to open the rear of the house up to the back yard we filled in the corners, adding a much needed mud room and some additional kitchen space and then added a 12’ wide x 8’ tall sliding door at the rear.

The luxury primary bathroom renovation reconfigured the floor plan by relocating the previously exposed toilet to the opposite side of the room, allowing it to be enclosed within a dedicated private water closet. This thoughtful layout improves both privacy and functionality while creating a more refined, spa-like bathroom experience. To maintain an open, light-filled atmosphere, a distinctive octagonal window was incorporated into the new enclosure, bringing in abundant natural light and adding a unique architectural feature. The result is a more elegant, functional, and thoughtfully planned primary bathroom that balances privacy, comfort, and timeless design.

We began by digging the footings for the deck and sunroom; however, we immediately ran into a problem. The back of the lot was built on fill dirt, which meant the structure would need extra support. Fortunately for the customer, with over 20 years of experience in the industry and having dealt with this type of problem before, we were able to contact our structural engineer who devised a plan to take care of the issue. Therefore, what would have been a large problem turned into a simple time delay with some additional cost requirements.
To fix the situation, we would up having to dig 12-foot-deep footings with an excavator before adding some additional helical piers for the deck posts and sunroom foundation (FYI – typical footing depth is two feet). Since the customer understood that this was an unexpected situation, we created a change order to cover the extra cost. Still, it’s important to note that the very nature of construction means that hidden situations may occur, so it’s always wise for customers to have contingency plans in place before work on the home begins.
In the end, we finished on time and within the homeowners budget, and they were thrilled with the quality of our work.

The design objective was to build a house for a couple recently married who both had kids from previous marriages. How to bridge two families together?
The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

GAVIOTA, SAN CLEMENTE - UNDER CONSTRUCTION
Having bought the home with the intention of making a major change, it is clear form the comparison to the new home how far the original home was from what they wanted. Located in Southern California and a walk from the beach, they bought the home for the large rear yard that is not typical in homes this close to the beach. The clients love to cook so the home is anchored around a large double island kitchen filled with color. The fun in this home is felt through the play on color and texture as you move through the home you are met with different experiences.
The existing home seemed to turn its back on the rear yard, and had it as a destination place. This led to it not being used as much as it could, so through removing walls and moving the master suite to the second story the space opens up and completely lives out to the rear yard. Natural light floods the great room as the kids can be playing in the rear yard under the watchful eye of someone in the kitchen.
The homes new flow allows for the family to live better together and entertain their friends in a piece of art that reflects who they are and their approach to life, fun, alive and full of color.

With the slope stabilized, our team addressed pool renovation. After draining the pool and removing the original liner, a poorly built concrete block wall was uncovered.
The solution was to straighten the wall and fill the block in with concrete and steel rebars for strength. New vinyl covered stairs were then added, as well as new pipes, returns, skimmers, pump, filter and new liner was installed.
After this, the pool was carefully backfilled and tamped. We compacted the soil back around the pool in three-inch lifts to allow for the immediate installation of new pavers around the pool.
This compacting process is not done by many contractors. The idea is that using compacted soil the base will not settle, so you don’t have to wait to install a patio around a new pool. Many contractors still install concrete slabs under their patio. In our experience we find this does not work well. Settling still occurs under the slab allowing the patio to crack or settle.
After the base materials were finished, we installed chestnut-hued durable pavers from Cambridge (Sahara). These particular pavers have little or no color fade and the random design pattern adds interest to the patio. The pavers’ protective coating means these clients will have a clean-lined modern look. Even after being subjected to snow plowing, de-icing salts and normal wear, they will keep their color and beautiful appearance.

This Primary Bathroom was divided into two separate spaces. The homeowner wished for a more relaxing tub experience and at the same time desired a larger shower. To accommodate these wishes, the spaces were opened, and the entire ceiling was vaulted to create a cohesive look and flood the entire bathroom with light. The entry double-doors were reduced to a single entry door that allowed more space to shift the new double vanity down and position a free-standing soaker tub under the smaller window. The old tub area is now a gorgeous, light filled tiled shower. This bathroom is a vision of a tranquil, pristine alpine lake and the crisp chrome fixtures with matte black accents finish off the look.
