This house was designed as a second home for a Bay Area couple as a summer retreat to spend the warm summer months away from the fog in San Francisco. Built on a steep slope and a narrow lot, this 4000 square foot home is spread over 3 floors, with the master, guest and kids bedroom on the ground floor, and living spaces on the upper floor to take advantage of the views. The main living level includes a large kitchen, dining, and living space, connected to two home offices by way of a bridge that extends across the double height entry. This bridge area acts as a gallery of light, allowing filtered light through the skylights above and down to the entry on the ground level. All living space takes advantage of grand views of Lake Washington and the city skyline beyond. Two large sliding glass doors open up completely, allowing the living and dining space to extend to the deck outside. On the first floor, in addition to the guest room, a “kids room” welcomes visiting nieces and nephews with bunk beds and their own bathroom. This 1940’s Colonial style home in Boston’s Jamaica Plain had strong bones and rich character but lacked the space, modern conveniences, and storage that our clients desired. While they wished to retain the look of the exterior, as well as some of the home’s unique original features,, the kitchen and dining room needed to be reimagined in design, layout, and functionality. Key considerations were the compact size of the home and a smaller lot that didn’t give our client the flexibility of an addition. Without adding on to the existing floor plan, we needed to find a way to gain vital extra space in the kitchen, which, with walls enclosing it on all sides, was dark and disconnected from the rest of the house. Our design team coordinated with our client to reconfigure the space by opening up the wall between the dining room and the kitchen to add a few extra inches – just enough to create an open flow between the two rooms. With the removal of that wall, the formerly dark kitchen was flooded with the natural light coming from the existing dining room windows, making the entire space feel brighter and more cohesive. The original kitchen dated back to the mid-20th century and lacked, among other conveniences, a dishwasher, enough storage, or even countertop space for food prep. In redesigning the kitchen, we visually expanded the space by incorporating white upper cabinetry, open shelving, and white subway tiles extending from the backsplash to the ceiling. A new, larger window featuring a deep stone sill brought in even more light, and the appliances and apron sink were selected to retain the traditional look of the home while delivering modern functionality. Considering how our client would use this space, we focused on creating a purposeful workspace and storage, ensuring that there was ample countertop space and cabinetry between the sink and range. A multi-purpose cabinet and countertop which serves as a microwave station and food service area were added to the backside of the dining room wall, packing a lot of utility into a small space. Prior to this renovation, our client had painted the dining room in Mount Saint Anne by Benjamin Moore, a tranquil blue-gray that suited the room well and allowed the original built-in corner cabinetry to stand out, highlighting the home’s charm. With the newly opened floor plan extending into the kitchen, we selected a deep custom color for the base cabinets, Yorktowne Green by Benjamin Moore, to complement the dining room and pull all of the elements together in a cohesive space. This transformation was remarkable, both functionally and visually. The kitchen is now a bright and inviting space that flows seamlessly into the rest of the house. The homeowners are thrilled with the results, and the small changes we incorporated that made a big difference in the overall feel and functionality of the space.

This full kitchen remodel was designed to bring in more light, improve functionality, and create a seamless flow for everyday living. At the center of the space is a striking porcelain island, serving as both a visual focal point and a highly functional gathering area. A hooded range adds architectural presence, anchoring the kitchen and tying the overall design together. Cabinetry was extended to the ceiling to maximize storage and create a more refined, built-in look, while thoughtful storage solutions were integrated throughout for everyday ease. To further enhance connection and flow, the back door was reworked to better link the kitchen to the outdoor deck, bringing in additional natural light and improving accessibility. Beyond the kitchen, the project extended into the adjacent living room, where the fireplace was reimagined with custom built-in shelving and layered ambient lighting. This creates a cohesive transition between spaces, designed for both relaxation and entertaining. The result is a home that feels elevated, functional, and thoughtfully connected, tailored to how the family lives day to day.

Mandarina Studio reworked the plan to improve circulation and take full advantage of the home’s soaring height and natural light. The redesigned kitchen replaces a dated peninsula with a generously scaled island that supports both everyday use and entertaining. Cabinetry was reimagined vertically as well as horizontally, allowing storage and display to extend upward and reinforce the room’s proportions. A custom china cabinet with tall glass doors framed in blackened iron and finished in white oak adds presence and refinement. At one end of the kitchen, a dedicated bar introduces a more intimate moment. Art, layered lighting, and wall-mounted sconces give this area its own identity, offering contrast to the openness of the main kitchen while supporting entertaining. Clerestory windows introduce shifting daylight throughout the day, bringing depth and movement to the quartzite focal wall at the range. Pendant lights reference midcentury forms in a refined, contemporary way. The completed kitchen was featured on the cover of Modern Luxury Interiors. The renovation extended beyond the kitchen to include a new primary bath, a refreshed guest bath, and updated furnishings throughout the living and dining rooms. In the primary bath, marble with expressive veining is paired with a custom floating white oak vanity, balancing warmth and restraint. In the living room, a new picture window frames wooded views, while the furniture plan grounds the space. A turquoise Murano glass chandelier introduces color and artistry, adding a distinctive, personal note to the interior.
