LOS ANGELES, CA / SINGLE FAMILY RESIDENTIAL
The commission for this 4,300-square-foot residence came with significant challenges for the architects – a house had once existed on the lot but had burned down and the attempt to replace the house had stalled, leading to an abatement order and a lapse of permits.
Our first challenge was to revive the lapsed construction permit by proposing to “modify” the existing structure. The practical effect this had was to fix the footprint of the new home to the existing structure’s plan outline. Having thereby inherited the large, dense block of the original house, the new strategy became one of substituting selective areas of indoor space for outdoor courtyard.
This strategy of trading indoor space for outdoor courtyard allowed an erosion of the formerly monolithic structure into a series of distinct volumetric elements, and further suggested that the architectural pieces could cohere as a “village.” The main level is further eroded by large, glazed planes, merging indoor with outdoor, and virtually stretching the landscape across interior space. Moving the detached garage from the rear yard to beneath the new living space allowed for a 75-meter lap pool and a shaded olive garden.
The gardens include built-in seating, extensive use of ornamental grasses and Zen-like interior courtyards. A material palette of fossilized stone, bonderized-galvanized metal, and natural Douglas fir allows for the warmth desired by the wife, while providing the modernity required by the husband. Programmatically, her music room borrows from the calm and protected olive court in the rear, while his office becomes a pavilion set in the landscape, which both addresses the street and acts as a sheltering monument for the terraced entry garden.

This custom, entertainment-style kitchen blends a clean-lined contemporary design with practical features for daily living. The great room design opens the kitchen to the adjacent dining area, living room and stunning ocean views. The efficient floorplan makes food preparation a breeze, with a 36-inch stainless steel gas range with hood. With low-E, efficient windows on all sides, natural light floods the space, complemented by dimmable potlights, under-cabinet LED lighting and focused pendant lighting over the large island. An integrated sound system adds to the ambience. The built-in stainless steel double fridge, corner pantry and painted wood cabinets with stainless hardware and full-extension, soft-close drawers and doors offer ample storage. The 9' island houses a sink, with hot water on demand, dishwasher, built-in bookshelves and the option for casual seating. Complementing the rich, grey-blue lower cabinets are white uppers, with white glass backsplash and quartz counters adding elegance without detracting from the views. The wide-plank white oak engineered hardwood with natural oil finish adds warmth and texture while echoing the natural landscape outside. 12-foot glass sliders lead to the roomy patio, further blending outside and in.

The goal of this extensive remodel was to bring a home that was distinctly 80s into the present. Our clients were an active family with three rambunctious, growing boys. Durability and practicality were high priorities. The homeowners wanted to create a space where both adults and children were at home, and that included feminine touches for Mom. We knew they’d need storage and space to play, so we transformed the formal dining room into a dedicated playroom with plenty of built-ins for toys, puzzles, books, and board games. We took two impractical spaces and removed the center wall, creating a bunk room that feels fort-like and imaginative. For the parents, we created a haven in their primary suite with a proper sitting area surrounding a fireplace as well as a shower/bath wet room. New front doors and window treatments were installed to enhance the natural light and complement the much-improved aesthetic.

This 1938 South Minneapolis Tudor was ready for a Kitchen remodel that not only improved the aesthetics, but also the function. Luckily, the home was asking for a larger kitchen. By removing what was originally a breakfast room or informal dining, we were able to expand the kitchen for new potential. A new archway was designed to open the new kitchen to the formal dining and living room. We had a small list of “must haves” including a large pantry wall, double oven, and custom bench seating. All new custom cabinetry was designed with practical storage including a lazy susan corner, trash/recycle pull-out, sink tip-out, full extension drawers, shelf pull-outs, silverware organizers, tray tip-up, pocket door appliance garage, a space in the pantry for their vacuum, and a messaging corner. To complement the homes dark woodwork and stone front facade, new porcelain slate tile floors, rich cherry stained cabinets, and natural slate tile backsplash were paired with a neutral Cambria quartz countertop. Fun details were included across the room including a new Kohler cast iron sink, Delta Touch-less faucet, pewter knobs and pulls, bronze lighting, and a rich wall color by Benjamin Moore. The homeowner’s couldn’t be happier and are enjoying the new kitchen with family and friends.

Extensive remodel to this vacation rental property in the Village of Carlsbad, just steps from the beach. The outdoor stone fireplace will extend its use into the cooler months. Protected by a retractable ShadeFX canopy, there’s always the choice of shade, sun, or protection from the rain. Cantilevered retractable ShadeFX canopies extend from each section of the back wall, providing protection from the sun inside and out.
The home is just shy of 4,800 sq ft and boasts a main-floor guest suite with private entry through the mudroom.
