They’re such a beautiful brick and it adds an extra layer of quality to the whole building … The brick stands out because the colour bond roofing and the side walls are black and the brick is a light grey and it has beautiful textures to it, so they go together beautifully,” says Peter.

This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

I was contacted by the Realtor who sold this house to his friend in San Marino to help with the interior design of the extensive remodel. The 3,777 sf house with 6 bedrooms and 5 bathrooms was built in 1948 and was in need of some major changes. San Marino, CA, incorporated in 1913, was designed by its founders to be uniquely residential, with expansive properties surrounded by beautiful gardens, wide streets, and well maintained parkways. There are little to no homes priced under US$1,000,000, with the median list price of a single family home at US$2,159,000. We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. An acrylic hanging bubble chair adds whimsy and playfulness. The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

DJL Builders designed a mudroom between the kitchen and garage as well as a modest basement remodel with an entryway. The space for the mudroom was awkward and a catch-all for clutter. DJL Builders created a mudroom with custom cubbies with seating and a side closet to help bring order and extra storage to seasonal and everyday needs. The basement of the home was underutilized as well, so we came up with a simple, multipurpose design for entertaining and a media room. Whether you realized the shortcomings of your space or simply wanted to combat boredom, a well-designed and functional home was no longer a want, it became a need. Tina found herself wanting more from her Old Irving Park home and reached out to The Kitchen Studio about adding function to her kitchen to make the most of the available real estate. At the end of the day, there is nothing better than returning home to a bright and happy space you love. And this kitchen wasn’t that for Tina. Dark and dated, with a palette from the past and features that didn’t make the most of the available square footage, this remodel required vision and a fresh approach to the space. Lead designer, Stephanie Cole’s main design goal was better flow, while adding greater functionality with organized storage, accessible open shelving, and an overall sense of cohesion with the adjoining family room. The original kitchen featured a large pizza oven, which was rarely used, yet its footprint limited storage space. The nearby pantry had become a catch-all, lacking the organization needed in the home. The initial plan was to keep the pizza oven, but eventually Tina realized she preferred the design possibilities that came from removing this cumbersome feature, with the goal of adding function throughout the upgraded and elevated space. Eliminating the pantry added square footage and length to the kitchen for greater function and more storage. This redesigned space reflects how she lives and uses her home, as well as her love for entertaining. The kitchen features a classic, clean, and timeless palette. White cabinetry, with brass and bronze finishes, contrasts with rich wood flooring, and lets the large, deep blue island in Woodland’s custom color Harbor – a neutral, yet statement color – draw your eye. The kitchen was the main priority. In addition to updating and elevating this space, Tina wanted to maximize what her home had to offer. From moving the location of the patio door and eliminating a window to removing an existing closet in the mudroom and the cluttered pantry, the kitchen footprint grew. Once the floorplan was set, it was time to bring cohesion to her home, creating connection between the kitchen and surrounding spaces. The color palette carries into the mudroom, where we added beautiful new cabinetry, practical bench seating, and accessible hooks, perfect for guests and everyday living. The nearby bar continues the aesthetic, with stunning Carrara marble subway tile, hints of brass and bronze, and a design that further captures the vibe of the kitchen. Every home has its unique design challenges. But with a fresh perspective and a bit of creativity, there is always a way to give the client exactly what they want [and need]. In this particular kitchen, the existing soffits and high slanted ceilings added a layer of complexity to the lighting layout and upper perimeter cabinets. While a space needs to look good, it also needs to function well. This meant making the most of the height of the room and accounting for the varied ceiling features, while also giving Tina everything she wanted and more. Pendants and task lighting paired with an abundance of natural light amplify the bright aesthetic. The cabinetry layout and design compliments the soffits with subtle profile details that bring everything together. The tile selections add visual interest, drawing the eye to the focal area above the range. Glass-doored cabinets further customize the space and give the illusion of even more height within the room. While her family may be grown and out of the house, Tina was focused on adding function without sacrificing a stunning aesthetic and dreamy finishes that make the kitchen the gathering place of any home. This home is a typical suburban home in a planned community in Katy, Texas (outside of Houston). We took the existing pre-fab builder-grade stained cabinets and refaced them with poplar raised panel doors and drawer fronts. We extended the island and added the spindles. We added decorative feet to the cabinet bases. We installed custom panels on the new Jenn-Air appliances. We added decorative corbels under the bar and in the butler's pantry. The cabinets were painted with a base color of Sherwin Williams Macadamia (SW 6142) and then glazed with Van Dyke Brown (SW 70471). A clear sealer coat was then applied. The island was painted Storm Cloud (SW 6249) and then faux-finished with the same technique. The backsplash tile is from Arizona Tile and is called San Mateo Split Face.

Designed by Jen Denham of Reico Kitchen & Bath in White Plains, MD in collaboration with Potomac LLC, this kitchen remodeling project features a transitional style inspired design with Merillat Masterpiece cabinets in the door style Martel in the finish Evercore Rainfall. The kitchen countertops are Cambria Torquay. The kitchen also includes Roma Splendor Keystone Blend tile, Adex Habitat Leaf Glossy tile and 12x24 Nashville Nord Cement tile. “The clients were a joy to work with! They were able to roll with the process during all the issues and delays with Covid and were gracious and kind when everything was finished. They were so full of inspiration and were not afraid of color. They wanted to incorporate their favorite shades of green into each aspect of the kitchen,” said Jen. “We tried to open up the kitchen as much as possible and allow a bit more counter and storage space. A nice feature was being able to take the cabinets up to the ceiling to give more storage. The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area.
