Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. This expansive Victorian had tremendous historic charm but hadn’t seen a kitchen renovation since the 1950s. The homeowners wanted to take advantage of their views of the backyard and raised the roof and pushed the kitchen into the back of the house, where expansive windows could allow southern light into the kitchen all day. A warm historic gray/beige was chosen for the cabinetry, which was contrasted with character oak cabinetry on the appliance wall and bar in a modern chevron detail. Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. The renovation of this town home included expansion of this sitting room to encompass an existing patio space. The overhang of the roof over this patio made for a dark space initially. In the renovation, sliding glass doors and a stone patio were added to open up the views, increase natural light, and expand the floor space in this area of the home, adjacent to the Living Room and fireplace.

Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office.
