We opened up spaces between the hallway, living area and kitchen to create a much more open feel throughout. A bespoke bench wrapped around the living space providing extra seating as well as storage whilst, keeping as much of the floor space free. Hidden cabling, Samsung Frame TV and biofires helped to add the luxuries without drawing away from the tranquillity. Inspiration for a modern wine cellar remodel in San Francisco

This modern kitchen in Leeds was designed to combine innovative layout planning with a rich mix of materials, resulting in a space that feels both striking and highly functional. The cabinetry is from the X-Line range, finished in a combination of Fluted Walnut Veneer and Artstone Laminate, creating depth and visual interest throughout the space. Wall units in fluted walnut reinforce this texture, adding a distinctive architectural element. Worktops are in 24mm Corian, offering a smooth, seamless surface that complements the kitchen's clean lines while providing durability for everyday use. Feature elements include a bespoke pantry, designed to maximise storage while keeping the layout streamlined, and a matt mirror splashback that softly reflects light, enhancing the sense of space without overpowering the design. Appliances are by Siemens, paired with a BORA hob that integrates extraction directly into the cooking surface, maintaining the uncluttered aesthetic and improving functionality. The client approached us with a clear vision in mind for their kitchen in Fraserburgh: an open-plan, modern design that would accommodate their large family. Essential to this vision was the integration of an island, complete with a secondary eating area. This space was not only to be visually appealing but also functionally efficient, as it would need to cater to family gatherings and daily activities. The desire for ample seating and a spacious table, along with additional specific storage solutions, set the stage for our design choices. Drawing inspiration from the client's requirements, we opted for the Nolte Feel range, complemented by Silver MatrixArt handleless trims. The primary colour for the furniture was chosen as white, with a contrasting accent in Feel Lava to add a touch of modern sophistication. To further enhance the open feel, we made structural modifications: the existing kitchen window was lowered to usher in more natural light and provide an improved viewing angle. Additionally, the entrance to the sun lounge was broadened to foster a more expansive atmosphere. A kitchen's functionality is determined largely by its worktops and appliances. For this space, we used a sturdy 40mm thick Nolte Silver Ash worktop, providing both durability and style. In terms of appliances, we decided upon NEFF's range, which included a single oven, combination microwave, induction hob, and ceiling extraction, ensuring the client's culinary needs were well catered for. Recognising the family's unique requirements, we introduced several bespoke features. The Blanco Metra sink in Tartufo and the Quooker Fusion Square Stainless Steel instant boiling water tap combined functionality with modern aesthetics. With the client's large family in mind, we constructed a matching Nolte table and a built-in seating bench replete with storage drawers, maximising both seating and storage. Additionally, a custom-built unit for log storage was designed, mirroring the style of the kitchen, to serve their log-burning stove. I recently helped a homeowner from my home town of Dursley who got in touch about her kitchen Flagstone floor. The problem revolved around an accident she had with raspberries which had stained the flagstones and the problem became compounded when a house hold clearing product was applied neat to clean up the mess. If you follow any of our Tile Doctor blogs, you will know that using strong household cleaning products can damage the sealer and, in this case, it had left white marks on the floor. I called round to the property to survey the floor as was surprised to find out that the floor had been cleaned and sealed only four months prior by another company. I don’t like to comment on other people’s work, but I found the grout lines and flagstones were still badly ingrained with dirt, so it wasn’t a through job. I completed by survey and demonstrated the process I would follow to resolve the issues on one of the flagstone tiles. She could not believe the difference I was able to make and booked me in straight away to restore the entire floor. My first task was to protect the wooden kitchen units from splashing that can happen when cleaning the floor. Once that was done, I set about stripping the sealer from the floor and deep cleaning the tile and grout with a strong dilution of Tile Doctor Pro-Clean. Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner, stripper and degreaser which is safe to use on all types of tile, stone and grout including natural stone. Working in sections across the Kitchen and adjacent dining room I diluted one part Pro-Clean to two parts water and mopped it onto the flagstones and grout where I left it to soak in for roughly fifteen minutes. Then using a rotary floor buffer fitted with a black scrubbing pad I scrubbed the solution into the floor into the old sealer and trapped dirt came away turning the cleaning fluid black in the process. The soil was then rinsed off with water and then extracted with a powerful 3,000 watt wet and dry vacuum. This process was repeated until I was satisfied the floor was clean and I ran a stiff grout brush along the grout lines to ensure they also received a good scrub. After I was satisfied the section was clean it was rinsed thoroughly with water to neutralise the floor and remove any trace of product and then dried with the wet and dry vacuum. The cleaning process took up the whole day, but the flagstones would need to be dry before sealing so after giving the owner an update I left the floor for two days, so it could dry out thoroughly. On my return I tested the floor was dry in multiple places with a damp meter to ensure it was ready to be sealed. The readings showed that the wet and dry vacuum had done a good job in removing the moisture, so all was well. To seal I applied several coats of Tile Doctor Seal and Go allowing each coat to dry before applying the next however with such a large area to cover I was able to work in sections around the floor. Seal and Go works really well on Flagstones and leaves a very appealing sheen finish, also being water based it doesn’t leave a smell as it dries. The results were amazing, and the customer thanked me for making such a massive improvement on her floor. These Victorian hallway tiles were cleaned at a residence in the historic town of Bideford. As you can see from the photograph below the tiles were dull and had lost their vitality due to ingrained dirt, clearly it had been some time since they were given a good deep clean. Cleaning a Victorian Floor The first job was to protect the skirting with tape and then vacuum to remove any loose debris and grit. The next step was to cover the entire floor with a strong dilution of Tile Doctor Remove and Go which is a powerful cleaning and coating remover that is safe to use on tile and stone. It was left to dwell on the floor for twenty minutes so it could soak into the tile and make the job of removing any remaining sealer and ingrained dirt easier. The solution was scrubbed into the tile using a black scrubbing pad fitted to a rotary machine and then the soiled cleaning solution rinsed off using a wet vacuum. This process was repeated a number of times until I was satisfied with the condition of the floor and followed with a final rinse with clean water to remove any trace of cleaning product. The water was extracted with the wet vacuum to get the floor as dry as possible before leaving for the day. Sealing a Victorian Floor Sealing The tiles were left to dry for 24 hours and I came back to seal the tiles using eight to nine coats of Tile Doctor Seal and Go which is an ideal sealer for Victorian Tiles as it leaves a nice sheen and provides excellent stain protection. I think you will agree the hallway floor came up really well and now been given a new lease of life.

This job was at a house in near Windermere in South Cumbria, a place which is very popular amongst tourists to the Lake District. My client had a Black and White Victorian tiled floor in dire need of a clean and re-seal. Prior to the application of any cleaning products, my first task was to run damp tests to make sure there were no inherent damp problems. With old floors of this type it’s good to know if there is a damp problem as this will affect the choice of sealer and also the length of time the floor requires to dry. Fortunately, there were no damp issues present, and I was able to proceed however had the floor been damp and being December I would have offered to carry out the clean and seal in the Summer, when the water tables were lower and the damp levels would be more settled, thus creating a better environment for the sealer to operate in. I started cleaning the Victorian tiles with Tile Doctor Remove & Go, a product which breaks down old sealers in preparation for a fresh seal to be applied. The product is diluted with water and then scrubbed into the floor with a scrubbing pad fitted to rotary machine; the resulting slurry is then removed using a wet vacuum. Next step was to apply Tile Doctor Pro-Clean which was applied liberally to the floor, left to dwell for a short period and then agitated with a black scrubbing pad to lift out the ingrained dirt. I also paid special attention to cleaning the grout lines with a stiff scrubbing brush. The floor was then rinsed with clean water, and the resulting residue was extracted using a wet-vac machine. After the cleaning was completed, the tiles were left for a couple of days to allow them ample time to dry. Upon my return to the house I checked the damp levels again and then applied two coats of the impregnating, colour enhancing sealer Tile Doctor Colour Grow which gives the black tiles more depth of colour, along with the robust surface seal and Matt finish my client had requested. The natural White Pine and Red Oak wooded two-acre lot surrounded by wetlands required very careful extraction of the trees. We marked and presented to the Town’s Environmental Department for removal approval to create usable outdoor living areas and room for the house, along with the driveway, space for parking, an outdoor pool and stone patios. To maintain the “upstate” woods feel, the clearing was selective, balancing the home’s main structures with the natural environment.

We had been to maintain this Sandstone floor about two years previously at a property in the pretty area of Windermere in the English Lake District. The client had run out of our Tile Doctor Neutral Tile Cleaner that we left after completing the job and had started using a standard cleaner instead (a well-known ecological cleaner). Unfortunately, this product has a 5% non-ionic surfactant in its chemical structure, which will strip a coat of stone sealer off the surface within 6 months, once that topcoat has been removed the sealed surface is only 50% as strong as it should be. Readers of this article should be aware that even washing up liquid which is a degreaser will strip sealers although it will take many months of regular use before you will start to notice an issue. Stronger bleach-based cleaning products such as Flash and Domestos will cause instant damage to stone sealer which will often go an off-white colour as a result. So, the importance of using the right cleaner is imperative. Having used our services on this floor previously he client knew what to expect and was happy to go ahead with our quote. My first task would be to clean the floor and completely remove what was left of the old sealer to ensure the floor would have a consistent appearance. On this occasion I used a strong 1:3 dilution of Tile Doctor Pro-Clean worked into the floor with a Black buffing pad fitted to a rotary buffing machine. The Sandstone floor was then rinsed with water, scrubbed again and then the waste extracted using a wet vacuum. This was followed with acid rinse using a 1:5 dilution of Tile Doctor Grout Clean-Up, this is a Phosphoric Acid (not a Brick Acid). After being scrubbed into the tile it was rinsed off the floor as before using water and the wet vacuum. This process further cleans the stone and neutralises the floor after the use of the strong alkaline Pro-Clean used earlier. Before leaving for the day I gave the floor one final rinse with water and then dried the floor as much as possible with the wet vacuum. The floor was now clean and free of sealer and left to fully dry off overnight. I came back the following morning and started by testing the floor with the moisture meter. I always do this as I know from experience how important it is to ensure the floor is dry before applying a sealer. Happy the Sandstone was dry I then proceed to apply the first of what would be four coats of sealer. For this I used Tile Doctor Seal and Go which leaves a nice low sheen finish. This product is specially formulated blend of acrylic polymers that provides will protect the floor from ingrained dirt and staining; it will make the floor easy to clean and has the added advantage of being water based so it doesn’t leave a solvent smell as it dries. The client was left another complimentary bottle of Tile Doctor Neutral cleaner and hopefully the seal will last a long longer the 2nd time around.
