A customer from the Tunbridge Wells borough of Southborough got in touch with me regarding the renovation of their Sandstone Paved Drive and Patio. The paving surrounded the property and since all the facias had recently been renewed on the house the stone was letting the overall appearance of the property down. It had been sometime since the Sandstone had been cleaned and as you can see from the photos what was once a beautiful stone had now darkened and lost much of its natural colour. I went to the property to do a quick site visit to check what needed to be done. I worked out a quote for cleaning to the stone which was accepted and a convenient time to carry out the work was agreed. I have a very powerful high pressure cleaning system installed in my van which makes short work of cleaning stone and brick. Not only is it very effective at cleaning its designed as a closed system, so all the waste is extracted back to a large grey water tank in the van. Now you can use an everyday power washer to clean up external stone however they are not as powerful and so take much longer, also the result does not tend to be as good. It was a large area, so I approached the job in sections and started by pre-wetting the stone with water. Then I applied Tile Doctor Patio & Brick Driveway Cleaner which is a powerful outdoor cleaning solution formulated to power through patio blackspots, lichen, moss, and stains. This is a commercial product designed for professional use so if you are looking at using it yourself, please take care and use the right protection. The cleaner was left to soak into the really dirty areas whilst I focused on the cleaning the other parts of the drive and patio with the van mounted pressure washer. I was then able to return to the deeper stains later. Using a combination of the Tile Doctor Brick and Patio Cleaner along with our van mounted pressure cleaning system we were able to completely transform the properties kerb appeal. Applying a sealer now the Sandstone was clean would have improved the look of the stone further and made the patio easier to keep clean going forward; however, it was a very large area which would require a lot of sealer. Keen to keep the cost down it was agreed not to apply a sealer and instead they intend to do more regular cleaning. The patio did look in great condition following the deep cleaning and so difficult to justify at this stage. My customer was very happy with the transformed patio and the look of delight was clearly visible. The pictures below were taken at a house in the town of Merthyr Tydfil, which is located not too far north of Cardiff. My client was keen to keep her very old Quarry tiled floor – which dated back to 1905 – intact. The floor had understandably seen a large amount of traffic in its lifetime, and was now in dire need of a professional restoration, including a thorough clean and seal. First, I completed a survey of the area and provided my client with a quote. After completing many similar jobs in the past, I generally have a good idea of what the final result will look like. I passed on some images of a final result to my client, who was happy for me to begin my work. On the first day, my first task was to take run some damp tests which were fine; it’s always good to know up front if there are likely to be any damp issues. Next I covered the floor with water to take the surface suction out and waited fifteen minutes before applying a cocktail of Tile Doctor NanoTech Heavy Build-Up cleaner mixed with Pro-Clean and Grout clean-up covering the whole floor. I then immediately starting to work the solution into the floor with a rotary machine fitted with a coarse black pad. The solution was then rinsed off with water which was then extracted with a wet vacuum as I worked. For stubborn areas I applied more of the previously mixed solution scrubbed into the floor with coarse wire wool by hand followed by further rinsing with water. Each of the products used serves a particular purpose. Pro-Clean is a strong high-alkaline cleaner for natural stone, while NanoTech HBU is a particularly powerful cleaner that uses nano-sized particles to penetrate deep into the stone to get underneath and lift out ingrained dirt and stains. Grout Clean-Up, as the name implies, is a product for resolving grout related problems such as removing grout smears from tile surfaces aka grout haze. After completing the clean I left the house for 48 hours, to leave enough time for the floor to dry completely in preparation for sealing. Upon my arrival back at the house I conducted some more damp tests to check that the floor was dry enough to seal using the previous readings as a benchmark. The results indicated that I was fine to proceed with the seal, so I applied a total of eight coats of Tile Doctor Seal & Go for durable protection. This was the product I recommended to my client as she wanted a nice, soft shine for her surface seal. As you can see from the photos, the desired result was achieved to a high standard and needless to say my client was delighted with the transformation. Julian Iancono South East Wales

These photographs below are of a Slate Tiled Kitchen floor taken at a customer’s house in Henley-on-Thames which, as its name suggests, sits alongside the River Thames in Oxfordshire. My client’s Slate kitchen floor had recently been cleaned with unsuitable cleaning products which I suspect impacted the sealer leaving it looking dull. Sealers really to improve the look of a stone floor so unsurprisingly once the sealer had been damaged my client had been unable to find a cleaning product that could have any kind of positive effect on the tiles. It’s fairly well known that many supermarket quality cleaners are only really designed for use on Ceramic or Porcelain tiled floors as they contain acids which strip away at sealers and acid sensitive stone floors, leaving the stone beneath vulnerable. So your select a cleaning product for your floor always read the small print on the back of the label and make sure you avoid anything that mentions not for use on acid sensitive stone; belter still Tile Doctor have a number of products for cleaning tiled floors including Neutral Cleaner and Stone Soap. To clean the floor and remove any remaining sealer I first made a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner and then spread this over the floor, leaving it to dwell. This allows the cleaner to seep into the slate and get underneath, breakdown sealers and start to lift out ingrained dirt. Following a dwelling period of roughly ten minutes, I agitated the floor periodically with a rotary machine fitted with a black scrubbing pad and scrubbed along the grout lines with a stiff grout brush. I then used a wet vacuum to extract the resultant slurry away and then followed up by rinsing the floor with clean water, and once again vacuumed up the residue. Any stubborn areas were retreated until I was happy with the floor and then I left the floor to dry off completely overnight, in preparation for sealing the following day. Upon my return to the house the following day, I ran some damp tests on different parts of the floor to check for any excess moisture which could potentially damage the performance of the sealer. Once I was satisfied that the floor was completely dry, I proceeded to seal the tiles using Tile Doctor Seal & Go. This will provide a robust surface seal for the future, along with an aesthetically pleasing low-sheen finish. This sealer works particularly well on Slate tiles and, being a water-based sealant, additionally Seal & Go does not emit an unpleasant smell as it dries. One of the best ways that we can do this is by creating spaces that are timeless in their aesthetic, eliminating the desire to tear out and replace what is still in great physical condition.⁠ ⁠ We used Missouri-mined @phenixmarble extensively throughout the interior and exterior of the Oakwood Residence. The seamless vanity, custom depressed arch, wall base, and shower feature fossilized Fleuri slabs while the floor, wall, and ceiling tile feature various sizes of Napoleon Gray marble.⁠ ⁠ Our hope is that this beautiful natural stone serves many generations of homeowners over its lifetime.⁠ Plumbing fixtures are Kohler Components. EDEN is a family of products for relaxation and slumber, including a chaise longue, a bed and a sofa-bed. The particular feature of the collection is the original frame in metal and wood, entirely covered with cowhide, giving the product a precise connotation of luxury, functioning as the back of the chaise longue or the headboard of the bed and sofa-bed. In the daybed version the L-shaped back forms a support for soft down cushions. The bed comes with a base in wooden slats, with or without a storage compartment, and the headboard can be enhanced by two adjustable lateral wings that open to accommodate small bedside tables. The sofa-bed has a wooden slat platform and comes as a double bed or two twin beds; in the latter solution, the second extractable bed is raised off the ground with a simple touch of the foot, thanks to a patented mechanism that greatly facilitates the operation.

The project is a sustainable eco-tourism complex of 43 cabins, located in the Sierra Norte de Puebla, Surrounded by a misty forest ecosystem, in an area adjacent to Cuetzalan del Progreso’s downtown, a magical place with indigenous roots. The cabins integrate bio-constructive local elements in order to favor the local economy, and at the same time to reduce the negative environmental impact of new construction; for this purpose, the chosen materials were bamboo panels and structure, adobe walls made from local soil, and limestone extracted from the site. The selection of materials are also suitable for the humid climate of Cuetzalan, and help to maintain a mild temperature in the interior, thanks to the material properties and the implementation of bioclimatic design strategies. For the architectural design, a traditional house typology, with a contemporary feel was chosen to integrate with the local natural context, and at the same time to promote a unique warm natural atmosphere in connection with its surroundings, with the aim to transport the user into a calm relaxed atmosphere, full of local tradition that respects the community and the environment. The interior design process integrated accessories made by local artisans who incorporate the use of textiles and ceramics, bamboo and wooden furniture, and local clay, thus expressing a part of their culture through the use of local materials.

Marble tiles can be tumbled in large drums to achieve an aged and softened effect, and this can look very nice providing that the stone is adequately maintained. In the case of this floor at a property in Twickenham South West London, the Marble tiles that had been laid over five years ago, and in that time the sealer had worn down offering the floor little protection. Dirt had now become ingrained in the pores of the stone and grout, and a deep clean and fresh seal were required to restore the stone’s original colour and lustre. The property owner asked me to complete the job and I was more than happy to oblige. To begin the restoration, I applied both Tile Doctor Pro-Clean, which is a high alkaline cleaner, and Tile Doctor Remove and Go, which a heavy-duty stripper and remover, to the floor and scrubbed the products in using a scrubbing pad fitted to a professional rotary machine. The chemical solvents in the Remove and Go helped to break down any old sealer that remained inside the stone, allowing the Pro Clean to then work its magic on the stubborn ingrained dirt the customer had struggled to remove previously. Some of the deeper veins and grout lines I chose to scrub by hand to ensure the fullest and most meticulous clean possible. The resulting soiled cleaning solution was then pressure rinsed with water and the soil extracted with a wet-vacuum, leaving a completely clean floor that was now ready to be sealed using a new sealant. I returned to the property the following day after allowing the Marble tiles to dry fully. Drying the tiles is a crucial part of the restoration process, since even a small quantity of excess moisture can cloud the sealer and prevent it from working to its fullest capabilities. I applied two coats of our solvent-based impregnating sealer known as Tile Doctor Colour Grow. As the name of the product suggests, Colour Grow not only protects the tiles against ingrained soil, it also thoroughly lifts and enhances the natural colours in the stone. The new seal will make it easy for our customer to maintain the floor, making daily cleaning easier. It will also protect the stone against the nasty spillages that are common in kitchens and living rooms. The customer was thrilled with the much-improved appearance of the Marble tiles and is very reassured that they will now stay in great condition for a long time. Another satisfied client! The pictures below detail the renovation of a Porcelain Tiled Floor I completed at a property in Ipswich. Installed throughout the Kitchen and into the adjacent WC the porcelain tile and grout were in a very dirty state and the client was desperate to get them clean. The situation wasn’t helped by their two dogs with grubby paws. She had tried all the usual household cleaners she could find, and nothing seemed to work. Unfortunately, household cleaners can make the problem worse due the strong chemicals they contain. I visited the property to survey the floor and was able to reassure the client that although the grout was heavily stained it could be renovated by recolouring it with a Tile Doctor Grout Colourant. I was confident we would soon be able to get the floor looking great again and demonstrated the process I would use on a small part of the floor. The demonstration went well and happy with the result we agreed a date for my return the following week to complete the work which should be completed in a single day. Returning on the agreed date we started by protecting the by applying a clear silicone sealant to the MDF skirting boards and kitchen base units. We left this to dry for an hour before proceeding with the cleaning. The Porcelain tile and grout was cleaned with a strong dilution of Tile Doctor Pro-Clean using 3 parts cleaner to 5 parts water. The solution was applied to the tile and grout and then left to soak in for ten minutes before being worked in using a rotary machine fitted with a Black Scrubbing Pad. Tile Doctor Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner which is designed for deep cleaning tile, stone and grout of dirt and grease and can also remove sealers. Pads can struggle to reach into the recesses of the grout line so once I was finished with the tile, I hand scrubbed the grout with a wire brush. The floor was then rinsed with water and the resultant slurry extracted off the floor with wet vacuum. The floor took about three hours to deep clean which was just the right timing for us to have lunch whilst the floor dried. The grout was much improved by the cleaning process but as suspected there were too many deep-seated stains to be able to guarantee a consistent finish. So as previously agreed with the client we set about colouring the grout using a light grey colourant. This took most of the afternoon as there was a lot of grout. The Porcelain tiles were the non-porous type that won’t take a sealer and the colourant acts as a barrier over the grout protecting it and making it easy to clean so once I was done colouring there was no need to apply a sealer. My client was relieved to have the floor looking clean and presentable again. For aftercare I recommended that moving forward it would be best to use Tile Doctor Neutral Tile Cleaner which is a pH neutral cleaner. This will ensure that with regular cleaning the floor will keep clean and the grout won’t be compromised by overly strong products. Bruce Copping Suffolk Tile Doctor
