A single house that needed the extra touch. A master bathroom that never been touched before transformed into a luxurious bathroom, bright, welcoming, fine bathroom. The couple invested in great materials when they first bought their house so we were able to use the cabinets and reface the kitchen to show fresh and up-to-date look to it. The entire house was painted with a light color to open up the space and make it looks bigger. In order to create a functional living room, we build a media center where now our couple and enjoy movie nights together.

This dark and dated feeling kitchen and bar were completely renovated for this multi-generational global family. By re-configuring the space and incorporating the bar, removing several heavy columns and a wall, it made the kitchen open and accessible to the adjacent rooms and visible from the front door. Everything was lightened and brightened with new cabinetry, counter tops, appliances, flooring, paint, better windows, electrical and lighting. The old range top and down draft were enclosed in a massive brick structure, with no prep space, by removing it and centering the new range on the wall with a custom hood and full height stone back splash, a stunning focal point was created. The position of other key appliances and plumbing were moved or added to create several work stations throughout the large space, such as the refrigeration, full prep sink, coffee bar, baking station, cocktail bar and clean up island. Another special feature of this kitchen was roll out table from the end of the serving island. Specialty features include: A roll out table for eating, prep or serving; coffee bar and drink service area with beverage center; full size prep sink adjacent to refrigeration and cooking areas; steam oven and baking station; microwave/warming drawer; dual fuel range with double ovens, 6 burners and a griddle top; two separate islands, one for serving large family meals, one for clean up; specialty spice storage inserts and pull outs; corner turn outs for large items; two double pull outs for trash and recycling; stacked cabinetry with glass display at the top to take advantage of the 14' ceilings.

Small coastal condo gets a new life! This project started as a consultation that really focused on whether or not it was feasible to maximize functionality out of a tight kitchen area in a condo on the beach. The cabinetry was sort of dated but not terrible terrible. Refresh or total gut of this small kitchen The client wanted to give it a refresh worked but we had worked with her before…so she could not quite decide how far to go. Maybe just repaint the existing cabinets? She needed some furniture. She wanted a little more ambiance and pizazz. And she wanted the Cheryl magic. Ok finally, decision made. Kitchen had to go@! Decision made- a new kitchen to go with the new living! After further review on site with her during the consult meeting, and pitching a few inquiries around for bids on cabinetry and countertops – she ultimately decided to gut and re-do the whole layout. And man-oh-man what a difference some well executed design makes!! This layout was unique and truly optimized every inch we could muster from the kitchen. (Working around that spiral staircase and navigating the soffit that wrapped the entire kitchen and adjacent living room!!) Colors needed to be bold while still feeling fresh so we paired a deep aubergine and a sort of “matte” Caribbean blue which laid the groundwork for a stunning living area palette. Tough layout to enlarge much There were a lot of other “givens” in this space that made the execution of the design a highly strategized process. We knew we had to work around the large wall space that starts the kitchen because it had the laundry room hiding on the other side… the awkward nook with windows on all sides that was a small breakfast area before the remodel… oh, and did we mention that dang spiral staircase?! Multiple site visits to plot the cabinetry and countertop curve paid off all said and done, though! Living space that work with the open floor plan kitchen Designing the furnishings then became the fun part! With a smaller living space flanked by windows and sliders – but one that needed to balance the kitchen in substance – we had to break a few preferred design rules to make up the amount of seating desired. The deep grape-y purple barrel swivels were the perfect “transition” piece by the slider offering access to the views while being versatile enough to still afford safe use of the slider and passage outside. Adding some graphic punch with the droplet shaped, stone and brass cocktail table and bold multicolored rug we love the balance of these weightier aesthetic choices with the adjacent kitchen. Signature pieces make all the difference Carrying through little pops of that blue green between the counter stools (I die! Seriously! SO GORGEOUS) and the sofa (with those brass nails!) — these colors really created a sturdy but eclectic tonal feel that the client was just over the moon for. The art and grasscloth on the walls throughout developed the architecture of the space in an overall structure that was really lacking – it feels warm, inviting, comfortable – BEAUTIFUL – but not too priss and pomp. Now if we could just keep the pup off the sofa!

This home had a previous master bathroom remodel and addition with poor layout. Our homeowners wanted a whole new suite that was functional and beautiful. They wanted the new bathroom to feel bigger with more functional space. Their current bathroom was choppy with too many walls. The lack of storage in the bathroom and the closet was a problem and they hated the cabinets. They have a really nice large back yard and the views from the bathroom should take advantage of that. We decided to move the main part of the bathroom to the rear of the bathroom that has the best view and combine the closets into one closet, which required moving all of the plumbing, as well as the entrance to the new bathroom. Where the old toilet, tub and shower were is now the new extra-large closet. We had to frame in the walls where the glass blocks were once behind the tub and the old doors that once went to the shower and water closet. We installed a new soft close pocket doors going into the water closet and the new closet. A new window was added behind the tub taking advantage of the beautiful backyard. In the partial frameless shower we installed a fogless mirror, shower niches and a large built in bench. . An articulating wall mount TV was placed outside of the closet, to be viewed from anywhere in the bathroom. The homeowners chose some great floating vanity cabinets to give their new bathroom a more modern feel that went along great with the large porcelain tile flooring. A decorative tumbled marble mosaic tile was chosen for the shower walls, which really makes it a wow factor! New recessed can lights were added to brighten up the room, as well as four new pendants hanging on either side of the three mirrors placed above the seated make-up area and sinks. This 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!

In collaboration with Darcy Tsung Design, we took a small, cramped kitchen and created an open layout for entertaining. The owner is an accomplished chef who wanted a purpose-built kitchen to house all of her specialty items, including pullouts for a Kitchen Aid mixer, a coffee station, and cabinet inserts for knives, spices, and cutting boards. Our traditional, yet still up to date, design was influenced by the owner's antique heirloom dining table and chairs. We seamlessly incorporated that much beloved set of furniture, and gave a prominent place for the owner's colorful artwork.

We took the walls down around the main vent chase to open the space to the dining and living room, removed soffits, and brought the kitchen up to date with taupe painted cabinets, a knotty alder island, black granite and Cambria Bellingham counters, a custom Edison bulb chandelier, stainless appliances and the stunning farm sink, and clean classic subway tile.

Relocating from San Francisco, this young family immediately zeroed in on the wonderful historic homes around downtown Chicago. Most of the properties they saw checked a lot of wish list boxes, but none of them checked every box. The house they landed on had beautiful curb appeal, a dramatic entry with a welcoming porch and front hall, and a really nice yard. Unfortunately, it did not have a kitchen that was well set-up for cooking and entertaining. Reworking the kitchen area was the top priority. The family had met with a few other designers and even had an architect take a crack at the space, but they were not able to come up with a viable solution. Here’s how Senior Designer Diana Burton approached the project… Design Objectives: Respect the home’s vintage feel while bringing the kitchen up to date Open up the kitchen area to create an open space for gathering and entertaining Upgrade appliances to top-of-the-line models Include a large island with seating Include seating for casual family meals in a space that won’t be a replacement for the adjacent formal dining room THE REMODEL Design Challenges: Remove a load-bearing wall and combine smaller rooms to create one big kitchen A powder room in the back corner of the existing kitchen was a huge obstacle to updating the layout Maintain large windows with views of the yard while still providing ample storage Design Solutions: Relocating the powder room to another part of the first floor (a large closet under the stairs) opened up the space dramatically Create space for a larger island by recessing the fridge/freezer and shifting the pantry to a space adjacent to the kitchen A banquette saves space and offers a perfect solution for casual dining The walnut banquette table beautifully complements the fridge/freezer armoire Utilize a gap created by the new fridge location to create a tall shallow cabinet for liquor storage w/ a wine cubby Closing off one doorway into the dining room and using the “between the studs” space for a tall storage cabinet Dish organizing drawers offer handy storage for plates, bowls, and serving dishes right by main sink and dishwasher Cabinetry backing up to the dining room offers ample storage for glassware and functions both as a coffee station and cocktail bar Open shelves flanking the hood add storage without blocking views and daylight A beam was required where the wall was removed. This 1966 contemporary home was completely renovated into a beautiful, functional home with an up-to-date floor plan more fitting for the way families live today. Removing all of the existing kitchen walls created the open concept floor plan. Adding an addition to the back of the house extended the family room. The first floor was also reconfigured to add a mudroom/laundry room and the first floor powder room was transformed into a full bath. A true master suite with spa inspired bath and walk-in closet was made possible by reconfiguring the existing space and adding an addition to the front of the house.

The owners of this kitchen had spent the money to upgrade the finishes in their kitchen upon building the home 12 years ago, but after living in the space for several years they realized how nonfunctional the layout really was. The (then) two preschool aged children had grown into busy, hungry teenagers with many friends who also liked to hang out at the house. So the family needed a more functional kitchen with better traffic flow, space for daily activities revolving around the kitchen at different times of day, and a kitchen that could accommodate cooking for and serving large groups. Furthermore, the dark, traditional finishes no longer reflected the homeowners’ style. They requested a brighter, more relaxed, coastal style that reflected their love of the seaside cities they like to visit. Originally, the kitchen was U-shaped with a narrow island in the middle. The island created narrow aisles that bottle-necked at the dishwasher, refrigerator, and cooktop areas. There was a pass-through from the foyer into the kitchen, but the owners never liked that the pass-through was also located so close to the powder room. The awkward proximity was unappealing and made guests feel uncomfortable. The kitchen’s storage was made up of lots of narrow cabinets, apothecary drawers, clipped corner units, and very few drawers. It lacked useful storage for the larger items the family used on a daily basis. And the kitchen’s only pantry was small closet that had only builder-grade, narrow shelving with no illumination to be able to see the contents inside. Overall, the kitchen’s lighting plan was poorly executed. Only six recessed cans illuminated the entire kitchen and nook areas. The under cabinet lighting was not evenly distributed either. In fact, the builder had mis-placed the under cabinet lighting around the decorative pilasters which made for choppy, dark cubbies. Further, the builder didn’t include any lighting over the sink or the bar area, which meant whoever was doing the dishes was always in their own shadow. That, coupled with the steep overhang of the game room above made the bar area feel like a dim, cavernous space that wasn’t inviting or task oriented. The kitchen looked out into the main living space, but the raised bar and a narrow wall (which held the only large cabinet in the kitchen) created more of a barrier than a relationship to the living room or breakfast nook. In fact, one couldn’t even see the breakfast nook from the cooktop or sink areas due to its orientation. The raised bar top was too narrow to comfortably sit to either dine at or chat from due to the lack of knee space. The the homeowners confided that the kitchen felt more like a dark, dirty prison than place where the family, or their guests, wanted to gather and commune. The clients' needs and desires were: ➢ to create a kitchen that would be a space the family loved to be in; to relate to the adjacent spaces all around, and to have better flow for entertaining large groups ➢ to remove the walls between the breakfast nook and living area and to be able to utilize the natural light from the windows in both those areas ➢ to incorporate a functional chopping block for prepping fresh food for home cooked meals, an island with a large sink and drain board, 2 pull out trash cans, and seating for at least the 2 teens to eat or do homework ➢ to design a kitchen and breakfast nook with an airy, coastal, relaxed vibe that blended with the rest of the house's coastal theme ➢ to integrate a layered lighting plan which would include ample general illumination, specific task lighting, decorative lighting, and lots of illuminated storage ➢ to design a kitchen with not only more storage for all the husband’s kitchen gadgets and collection of oils and spices, but smart storage, including a coffee/breakfast bar and a place to store and conceal the toaster oven and microwave ➢ to find a way to utilize the large open space between the kitchen, pantry area, and breakfast nook Twelve Stones Designs achieved the owner's goals by: ➢ removing the walls between the kitchen and living room to allow the natural light to filter in from the adjacent rooms and to create a connection between the kitchen, nook, and living spaces for a sense of unity and communion ➢ removing the existing pantry and designing 3 large pantry style cabinets with LED tape lights and rollout drawers to house lots of kitchen appliances, gadgets, and tons of groceries. We also took the cabinets all the way up to the 9’ ceiling for additional storage for seasonal items and bulk storage. ➢ designing 2 islands - 1 with a gorgeous black walnut chopping block that houses a drawer for chopping and carving knives and a custom double pull out trash unit for point of use utilization - and 1 that houses the dishwasher, a large Blanco Gourmet sink with integrated drain board, woven baskets for fresh root vegetables and kitchen towels, plenty of drawer storage for kitchen items, and bar seating for up to 4 diners. ➢ closing off the space between the kitchen and the powder room to create a beautiful new private alcove for the powder room as well as adding some decorative storage. This also gave us space to include more tall storage near the new range for precision placement of the husband’s extensive oil and spice collection as well as a location for a combo-steam oven the wife wanted for baking and cooking healthy meals. The project is enhanced functionally by: ➢ incorporated USB and standard receptacles for the kids’ laptops and phone charging in the large island ➢ designing the small island to include additional open shelving for items used on a daily basis such as a variety of bowls, plates, and colanders. This set up also works well for the husband who prefers to “plate” his dinners in restaurant-style fashion before presenting them to the table. ➢ the integration of specific storage units, such as double stacked cutlery drawers, a custom spice pull-out, a Kuerig coffee and tea pod drawer, and custom double stacked utensil drawers ➢ moving the refrigerator to the old oven location - this eliminated the bottle neck as well as created a better relationship to the eating table. It also utilizes the floor space between the pantry, nook, and kitchen ➢ creating a banquet style breakfast nook - this banquette seating not only doubles the amount of seating for large gatherings but it better utilizes the odd space between the kitchen and the previous nook area. It also helps to create a distinct pathway from the mudroom room through the pantry area, kitchen, nook, and living room. ➢ the coffee/breakfast bar area which includes the perfect location for the concealed microwave and toaster oven, convenient storage for the coffee pods and tea accoutrements. Roll-out drawers below also house the smoothie maker, hot water kettle, and a plethora of smoothie-making ingredients such as protein powders, smoothie additives, etc. Furthermore, the drawers below the Keurig house measuring utensil, cutlery, baking supplies and tupperware storage. ➢ incorporating lots of wide drawers and pullouts to accommodate large cookware. ➢ utilizing as much vertical space as possible by building storage to the ceiling which accommodates the family’s abundant amount of serving platters, baking sheets, bakeware, casserole dishes, and additional cutting boards. The project is enhanced aesthetically by: ➢ new 5-piece Versailles pattern porcelain tile that now seamlessly joins the entire down stairs area together creating a bright, cohesiveness feeling instead of choppy separated spaces - it also adds a coastal feeling ➢ designing a cabinet to conceal the microwave and toaster oven ➢ the coastal influenced light fixtures over the nook table and island ➢ the sandy colors of the Langdon Cambria countertops. The swirling pattern and sparkling quartz pieces remind the homeowner of black-and-tan sandy beaches ➢ the striped banquet seating whose creamy white background and blue-green stripes were the inspiration for the cabinet and wall colors. ➢ All the interior doors were painted black to coordinate with the blacks and grays in the backsplash tile and countertop. This also adds a hint of tailored formality to an otherwise casual space. ➢ the use of WAC's Oculux small aperture LED units for the overhead lighting complimented with Diode LED strips for task lighting under the cabinets and inside the pantry and glass wall cabinets. All of the lighting applications are on separate dimmer switches. Innovative uses of materials or construction methods by Realty Restoration LLC: ➢ Each 1-1/2” x 3” block of reclaimed end-grain black walnut that makes up the center island chopping block was hand milled and built in the shop. It was designed to look substantial and proportional to the surrounding elements, executed by creating the 4 inch tall top with a solid wood chamfered edge band. ➢ The metal doors on either side of the vent hood were also custom designed for this project and built in the Realty Restoration LLC shop. They are made 1x2, 11-gauge mild steel with ribbed glass. Weighing 60 lbs a piece, heavy duty cabinet hinges were added to support the weight of the door and keep them from sagging. ➢ Under-cabinet receptacles were added along the range wall in order to have a clean, uninterrupted backsplash. Design obstacles to overcome: ➢ Because we were removing the demising walls between the kitchen and living room, we had to find a way to plumb and vent the new island. We did this by tunneling through the slab (the slab had post tension cables which prevented us from just trenching) to run a new wet vent through a nearby structural wall. We pulled the existing hot and cold lines between upper floor joists and ran them down the structural wall as well and up through a conduit in the tunnel. ➢ Since we were converting from wall overs to a gas range it allowed us to utilize the 220 feed for the wall ovens to provide a new sub panel for all the new kitchen circuits ➢ Due to framing deficiencies inherited from the original build there was a 1-1/2” differential in the floor-to-ceiling height over a 20 foot span; by utilizing the process of cutting and furring coupled with the crown moulding details on the cabinet elevations we were able to mask the problem and provide seamless transitions between the cabinet components. Evidence of superior craftsmanship: ➢ uniquely designed, one-of-a-kind metal “X” end panels on the large island. The end panels were custom made in the Realty Restoration LLC shop and fitted to the exact dimensions of the island. The welding seams are completely indistinguishable - the posts look like they are cut from a single sheet of metal ➢ square metal posts on the small island were also custom made and designed to compliment and carry through the metal element s throughout the kitchen ➢ the beautiful, oversized end panels on the pantry cabinets which give the breakfast nook a tailored look ➢ integrating a large format 5 piece Versailles tile pattern to seamlessly flow from the existing spaces into the new kitchen space ➢ By constructing a custom cabinet that jogged around a corner we could not remodel (housing the entry way coat closet) we were able to camouflage the adjacent wall offset within the upper and lower cabinets. By designing around the existing jog in the structural walls we accomplished a few things: we were able to find the space to house, and hide, the microwave and toaster oven yet still have a clean cohesive appearance from the kitchen side. Additionally, the owners were able to keep their much needed coat closet and we didn’t have to increase the budget with unnecessary structural work.

Our clients drastically needed to update this master suite from the original forest green floral wallpaper to something more clean and simple. They wanted to open up the dated cultured marble enclosed tub and shower and remove all soffits and plant ledges above the vanities. They wanted to explore the possibilities of opening up the shower with glass and look at installing a freestanding bathtub and they definitely wanted to keep the double sided fireplace but update the look of it. First off, we did some minor changes to the bedroom. We replaced the carpet with a beautiful soft multi-color gray low pile carpet and painted the walls a soft white. The fireplace surround was replaced with Carrara 12×12 polished porcelain tile for a more elegant look. Finally, we tore out a corner built in desk and squared off and textured the wall, making it look as though it were never there. We needed to strip this bathroom down and start from scratch. We demoed the cabinets, counter tops, all plumbing fixtures, ceiling fan, track lighting, tub and tub surround, fireplace surround, shower door, shower walls and ceiling above the shower, all flooring, soffits above vanity areas, saloon doors on the water closet and of course the wallpaper! We changed the walls around the shower to pony walls with glass on the upper half, opening up the shower. The tile was lined with Premium Antasit 12×24 tile installed vertically in a 50/50 brick pattern. The shower floor and the floor below the tub is Solo River Grey Pebble mosaic tile. A contemporary Jaclo Collection shower system was installed including a contemporary handshower and square shower head. The large freestanding tub is a white Hydro Sytsems “Picasso” with “Steelnox” wall mounted tub filler and hardware from Graff. All of the cabinets were replaced with Waypoint maple mocha glazed flat front doors and drawers. Quartzmasters Calacatta Grey countertops were installed with 2 Icera “Muse” undermount sinks for a clean modern look. The cabinet hardware the clients chose is ultra modern ”Sutton” from Hardware Resources and the faucet and other hardware is all from the Phylrich “Mix” collection. Pulling it all together, Premium Antasit 12×14 installed floor tile was installed in a 50/50 brick pattern. The pebble tile that was installed in the shower floor was also installed in an oval shape under the bathtub for a great modern look and to break up the solid gray flooring. Addison Oak Wood planks were installed vertically behind the bathtub, below the fireplace surround and behind the potty for a modern finished look. The fireplace was surrounded with Carrara 12×12 polished porcelain, as well as the wood planks. Finally, to add the finishing touches, Z-Lite brushed nickel vanity lights were installed above each vanity sink. The clients are so pleased to be able to enjoy and relax in their new contemporary bathroom!
